AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, UPON APPLICATION OF
JOE ADAME BY
AMENDING THE ZONING MAP BY CHANGING THE ZONING ON A
4.81+ ACRE TRACT OF LAND OUT OF LOTS 9 AND 10, SEC-
TION 41, FLOUR BLUFF AND ENCINAL FARM AND GARDEN TRACTS,
SITUATED IN THE CITY OF CORPUS CHRISTI, NUECES COUNTY,
TEXAS, FROM "FR" FARM -RURAL DISTRICT
TO "R -E" RESIDENTIAL ESIAIL DISTRICT
; KEEPING IN EFFECT ALL OTHER PROVISIONS
OF THE EXISTING ORDINANCE AS AMENDED; REPEALING ALL
ORDINANCES IN CONFLICT HEREWITH; AND DECLARING AN
EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of

for amendment to the zoning map of
the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with proper notice
to the public, said public hearing having been held on Wednesday,
May 27, 1981

Council Meeting of the
City Council in the Council Chamber at City Hall in the City of Corpus Christi;
and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment would
best serve public health, necessity and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of record
in Volume 9, Pages 565, et seq, of the Ordinance and Resolution Records, as
amended from time to time, and in particular as amended by Ordinance No. 6106,
as amended, be and the same is hereby amended by making the change hereinafter
set out.

SECTION 2. That the zoning of the hereinafter more fully
described parcels or tracts situated in the Corpus Christi, Nueces County,
Texas, be and the same is hereby changed from "FR" Farm -Rural District to
"R -E" Residential Estate District:
TRACT "A"
FIELDNOTES for 2.44 acres of land out of Lots 9 and 10, Section 41, Flour
Bluff and Encinal Farm and Garden Tracts, a map of which is recorded in Volume
"A", Pages 41, 42 and'43, Map Records of Nueces County, Texas:
BEGINNING at a 1 inch iron pipe found on the centerline of Graham Road,
said centerline also being the common lot Iine of Lots 9 and 10 and Lots 11
and 12, Section 41, Flour Bluff and Encinal Farm and Garden Tracts, for the
South corner of a 4.87 acre tract of land out of said Lots 9 and 10 and the
South corner of this tract;
THENCE North 61°03'10" West, with said centerline, at 218.00 feet pass the
common corner of said Lots 9, I0, 11 and 12, in all a distance of 317.57 feet
for the West corner of this tract;
THENCE North 28°56'50" East, leaving said centerline, at 20.00 feet pass
the Northeast right-of-way line of Graham Road, in all a distance of 334.00
feet for the North corner'of this tract;
THENCE South 61°03'10" East, at 99.57 feet pass the common lot line of said
Lots 9 and 10, in all a distance of 317.57 feet to a 1 inch iron pipe found on
the Northwest lot line of said Lot 1, Block 9, Cayo Place for the cast corner
of this tract;
THENCE South 28°56'50" West, with said lot line, at 304.00 feet pass the
West corner of said Lot 1, Block 9, Cayo Place, in all a distance of 334.00 feet
to the POINT OF BEGINNING. ,
Tract "B"
FIELDNOTES for 2.43 acres of land out of Lot 10, Section 41, Flour Bluff
and Encinal Farm and Garden Tracts, a map of which is recorded in Volume "A",
Pages 41, 42 and 43, Map Records of Nueces County, Texas:
BEGINNING at a point on the centerline of Graham Road, said centerline
also being the common lot line of Lot 10 and Lot 11, Section 41 of Flour Bluff
and Encinal Farm and Garden Tracts, for the South corner of this tract, from
which corner the South corner of a 4.87 acre tract of land out of Lots 9 and
10 of Flour Bluff and Encinal Farm and Garden Tracts bears South OJ°03'10" EJst
317.57 feet;
THENCE North 61°03'10" West, with said centerline, 286.18 feet to a 5/8"
iron rod set on the shore of Cayo del Oso, a shoreline corner subject to changes
in position due to erosion, accretion and,other such natural causes, for the
West corner of this tract;
THENCE with the meanders of said shoreline of Cayo del Oso, North 16°07'10"
East 212.10 feet, North 31°46'00" East 112.00 feet and North 44'50'00" East
16.00 feet to a fence post found for the North corner of this tract;
THENCE South 61°03'10" East 323.38 feet for the East corner of this tract;
THENCE South 28°56'50" East 334.00 feet to the POINT OF BEGINNING.
SECTION 3. That the official zoning map of the City of Corpus- ~
Christi, Texas, be, and the same is hereby, amended as herein ordained.

SECTION 4. That.the Zoning Ordinance and Map of the City of •
Corpus Christi, Texas, approved on the 27th day of August, 1937, as amended_
from time to time, except as herein changed, shall remain in full force and
effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed. -
SECTION 6. That the necessity of immediately making aforesaid
change for the purpose of maintaining at all times a comprehensive zoning
_ordinance for the City of Corpus Christi creates a public emergency and an
imperative public necessity requiring the suspension of the Charter rule that
no=ordinance or resolution shall be passed finally on the date of its introduc-
tion -and that such ordinance or resolution shall be read at three several
=meetings of -the City Council, and the Mayor having declared•that such emergency
and necessity exist, having requested the suspension of the Charter rule
and that this ordinance be passed finally on the date of its introduction
and -take -effect and be in full force and effect from and fter its passage,
IT IS ACCORDINGLY SO ORDAINED, this the 77 day .of

For the reasons set forth in the emergency clause of the foregoing ordinance, a
public emergency and imperative necessity exist for the suspension of the Charter
rule or requirement that no ordinance or resolution shall be passed finally on
the date it is introduced, but that such ordinance or resolution shall be read
at three meetings of the City Council; I/we, therefore, request that you suspend
said Charter rule or requirement and pass this ordinance finally on the date
it is introduced, or at the present meeting of the City Council.
