AN ORDINANCE
AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, UPON APPLICATION OF
JOHN AND JACK TUCKER BY AMENDING THE ZONING MAP BY
CHANGING THE ZONING ON PORTIONS OF TRACT A AND TRACT
B OF LOTS 15 AND 16, SECTION 27, FLOUR BLUFF AND
ENCINAL FARM AND GARDEN TRACTS, SITUATED IN THE CITY
OF CORPUS CHRISTI, NUECES COUNTY, TEXAS, FROM "F -R"
FARM -RURAL DISTRICT TO'B-1" NEIGHBORHOOD BUSINESS
DISTRICT ON TRACT A AND "A-1" APARTMENT HOUSE DIS-
TRICT ON TRACT B; KEEPING IN EFFECT ALL OTHER PRO-
VISIONS OF THE EXISTING ORDINANCE AS AMENDED;
REPEALING ALL ORDINANCES IN CONFLICT HEREWITH; AND
DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City
Council its reports and recommendations concerning the application of
John and Jack Tucker for amendment to the zoning map of the City of Corpus
Christi;
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with proper
notice to the public, said public hearing having been held on Wednesday,
August 12, 1981, at Special Council Meeting of the City Council in the
Council Chamber at City Hall in the City of Corpus Christi; and
WHEREAS; by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment would
best serve public health, necessity and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of record
in Volume 9, Pages 565, et seq, of the Ordinance and Resolution Records, as
amended from time to time, and in particular as amended by Ordinance No. 6106,
as amended, be and the same is hereby amended by making the change hereinafter
set out.

SECTION 2. That the hereinafter tracts or parcels of land,
described as portions of Tract A and Tract B of Lots 15 and 16, Section
27, Flour Bluff and Encinal Farm and Garden Tracts, situated in the City
of Corpus Christi, Nueces County, Texas, be and the same is hereby rezoned
from "F -R" Farm -Rural District to "B-1" Neighborhood Business District on
Tract A and "A-1" Apartment House District on Tract B:
TRACT A
FIELDNOTES for 8.06 acres of land, more or Iess, out of Lot 16, Section
27, Flour Bluff and Encinal Farm and Garden Tracts, a map of which is
recorded in Volume A, Pages 41, 42,43, Map Records of Eueces County, Texas for
.proposed 8-1 zoning:
BEGINNING at a point on the Southeast right-of-way line of Rodd
Field Road for the North corner of this survey from which corner a 3/4 inch
galvanized iron pipe found on said right -of --way bears North 28°24'10"
East 391.28 feet;
TRENCH South 61°03'20" East, leaving said Southeast right-of-way
line, 400.00 feet for the East corner of this survey;
THENCE South 28°24'10" West 900.00 feet to a point on the Northeast
right-of-way line of Wooldridge Road, for the South corner of this survey;
THENCE North 61°03'20" West, with the Northeast right-of-way of
• Wooldridge Road, parallel to the centerline (same being the Southwest line
- of Lot§ 15,16) thereof and 30.00 feet distant therefrom, measured at
right angles thereto, 305.00 feet for an angle point in said right-of-way
-and the lower West corner of this survey;
TRENCH North 01°56'50" East, with the flared right-of-way line of
Wooldridge Road, 213.23 feet for an angle point in said Southeast right-
of-way line of Rodd Field Road and.the upper West corner of this survey;
THENCE North 28°24'10" East, with the Southeast right-of-way_Iine of Rodd
Field Road, parallel to the existing centerline thereof and 60.00 feet
distant therefrom, measured at right angles thereto, 720.00 feet to the
POINT OF BEGINNING.
TRACT B
FIELDNOTES for 28.43 acres of land, more or less, out of Lots 15 and 16,
Section 27, Flour Bluff and Encinal Farm and Garden Tracts, a map of which
is recorded in volume A, Pages 41, 42, 43, Map Records of Nueces County,
Texas for proposed A -'f zoning:
BEGINNING at a point of intersection of the existing Southeast right-of-
way line of Rodd Field Road (120.00 feet wide) with the Northeast Iine of
said Lot 16 for the North corner of this survey from which corner a 3/4 inch
galvanized iron pipe found on said Southeast right-of-way bears North 28°24'
20" East 0.90 feet;
• THENCE South 61°03'20" East, with the Northeast line of said Lots 16, 15,
"along an old fence line, 1,246.64 feet for the East corner of said Lot 15 and
the East corner of this survey;
THENCE South 29°06'20" West, with said Southeast line of said Lot 15, along
an old fence line, at I,289.78 feet pass a 5/8 inch iron rod found on line, in
all a distance of 1,290.33 feet to a point on the Northeast right-of-way line
of Wooldridge Road for the South corner of this survey, from which corner a 5/8
inch iron rod found on the centerline of said Wooldridge Road bears South 290
06'20" west 30.00 feet and with said centerline North 61"03'20"- West 2.49 feet;

THENCE North 61°03'20" West, with said Northeast right-of-way line of Wool •

dridge Road, parallel to the centerline (same being the Southwest line of Lots
15 and 16) thereof and 30.00 feet distant therefrom, measured at right angles
thereto, 830.83 feet for a corner of this survey;
THENCE North 28°24'10" East 900.00 feet for a corner of this survey;
THENCE North 61°03'20" West 400.00 feet to a point on the Southeast right-
of-way line of Rodd Field Road for a corner of this survey;
THENCE North 28°24'10" East, with said Southeast right -of --way line of Rodd
Field Road, parallel to the existing centerline thereof and 60.00 feet distant
therefrom, measured at right angles thereto, 390.38 feet to the POINT OF BE-
GINNING.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas, approved on the 27th day of August, 1937, as amended
from time to time, except as herein changed, shall remain in full force and
effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That the necessity forimmediately making the aforesaid
change for the purpose of maintaining at all times a comprehensive zoning
ordinance for the City of Corpus Christi creates an imperative public neces-
sity requiring the suspension of the Charter rule that no ordinance or resolu-
tion shall be passed finally on the date of its introduction but that such
ordinance or resolution shall be read at three several meetings of the City
Council, and the Mayor or Council members, having declared that such public
necessity exists, having requested the suspension of the Charter rule and
that this ordinance be passed finally on the date of its introduction and
take effect and be in full force and effect from and after its passage, IT
IS ACCORDINGLY SO ORDAINED this the %p7 day of 7,74009--, 1981.

For the reasons set forth in the emergency clause of the foregoing ordinance or resolution,
an emergency exists requiring suspension of the Charter rule as to consideration and voting
upon ordinances or resolutions at three regular meetings; I/we, therefore, request that you
suspend said Charter rule and pass this ordinance or resolution finally on the date it is
introduced, or at the present meeting of the City Council.
