AN ORDINANCE
AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, UPON APPLICATION OF
LA JOYA COMPANY BY
AMENDING THE ZONING MAP BY CHANGING THE ZONING ON
A_PORTION OF LOT 8. SECTION 7, BOHEMIAN COLONY LANDS
SITUATED IN THE CITY OF CORPUS CHRISTI, NUECES COUNTY,
TEXAS, FROM "A-1" APARTMENT HOUSE DISTRICT AND "I-2"
LIGHT INDUSTRIAL DIST TSO "R -1B" ONE -FAMILY DWELLING
DISTRICT ; KEEPING IN EFFECT ALL OTHER PROVISIONS
OF THE EXISTING ORDINANCE AS AMENDED; REPEALING ALL
ORDINANCES IN CONFLICT HEREWITH; AND DECLARING AN
EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of
LaJova Company for amendment to the zoning map of
the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with proper notice
to the public, said public hearing having been held on Wednesday
Septamber 2. 1981 , at Special Council Meeting of the
City Council in the Council Chamber at City Hall in the City of Corpus Christi;
and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment would
best serve public health, necessity and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of record
in Volume 9, Pages 565, et seq, of the Ordinance and Resolution Records, as
amended from time to time, and in particular as amended by Ordinance No. 6106,
as amended, be and the same is hereby amended by making the change hereinafter
set out.

SECTION 2. That the hereinafter described tract or parcel of
land, described as a portion of Lot 8, Section 7, Bohemian Colony Lands,
situated in the City of Corpus Christi, Nueces County, Texas, be and the same
is hereby rezoned from "A-1" Apartment House District and "I-2" Light Indus-
trial District to "R -1B" One -Family Dwelling District:
FIELDNOTES for 18.773 acres of land out of Lot 8, Section 7, Bohemian
Colony Lands, a map of which is recorded in Volume "A", Page 48, Map Records
of Nueces County, Texas:
BEGINNING at a 5/8 inch iron rod set on the Southwest right-of-way line
of a 40.00 foot wide N.A.S. Railroad R.O.W. for the East corner of La Jaya Es- .
tates Unit 1, a map of which is recorded in Volume 46, Pages 94 and 95, Map Re-
cords of Nueces County, Texas and the North corner of this tract;
THENCE South 61°30'00" East, with said Southwest right-of-way line and
parallel to the centerline of said 40.00 foot wide N.A.S. Railroad R.O.W. thereof
and 25.00 feet distant therefrom, measured at right angles thereto, 572.00 feet
to a 5/8 inch iron rod set for the East corner of this tract;
THENCE South 28°30'00" West, leaving said Southwest right-of-way line, 180.00
feet to a 5/8 inch iron rod set for a corner of this tract;
'THENCE North 61'30'00" West 27.10 feet to a 5/8 inch iron`rod set £or an in-
side corner of this tract;
THENCE South 29°00'00" West 1,004.35 feet to a 5/8 inch iron rod set for an
inside corner of this tract;
THENCE South 61°30'00" East 10.02 feet to a 5/8 inch iron rod set for a cor-
ner of this tract;

• THENCE South 29°00'00" West I16.00 feet to a 5/8 inch iron rod set on the
Southwest boundary line of said Lot 8, Section 7 for the South corner of this
tract;
THENCE North 61°30'00" West, with said Southwest boundary line, 824.02 feet
to a 5/8 inch iron rod set for the South corner of Los Encinos Park and the West
corner of this tract;
THENCE North 29°00'00" East, with the•Southeast boundary line of said Los
Encinos Park, 326.38 feet to a 5/8 inch iron rod set for a common corner of this
tract and of said La Joya Estates Unit I;
THENCE with the Southwest boundary line of said La Joya Estates Unit 2 as
follows:
South 61°30'00" East 150.01 feet;
North 29°00'00" East 4.97 feet;
South 61°30'00" East 116.00 feet to a 5/8 inch iron rod set for a corner
of said La Joya Estates Unit 1 and an inside corner of this tract;
THENCE with the Southeast boundary line of said La Joya Estates Unit 1, as
follows:
North 29°00'00" East I63.71 feet;
North 20°40'50" East 154.84 feet;
North 29°00'00" East 471.89 feet;
South 61°30'00" East 25.51 feet;
North 28°30'00" East I80.00 feet for the POINT OF BEGINNING.

SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas, approved on the 27th day of August, 1937, as amended
from time to time, except as herein changed, shall remain in full force and
effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That the necessity forimmediately making the aforesaid
change for the purpose of maintaining at all times a comprehensive zoning
ordinance for the City of Corpus Christi creates an imperative public neces-
sity requiring the suspension of the Charter rule that no ordinance or resolu-
tion shall be passed finally on the date of its introduction but that such
ordinance or resolution shall be read at three several meetings of the City
Council, and the Mayor or Council members, having declared that such public
necessity exists, having requested the suspension of the Charter rule and
that this ordinance be passed finally on the date of its introduction and
take effect and be in full force and effect from and of r its passage, IT
IS ACCORDINGLY SO ORDAINED this the_ _ day of —

For the reasons set forth in the emergency clause of the foregoing ordinance or resolution,
an emergency exists requiring suspension of the Charter rule as to consideration and voting
upon ordinances or resolutions at three regular meetings; I/we, therefore, request that you
suspend said Charter rule and pass this ordinance or resolution finally on the date it is
introduced, or at the present meeting of the City Council.
