AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27th DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED UPON APPLICATION OF
JAMES H. PUSLEY BY GRANTING A SPECIAL COUNCIL PERMIT
FOR THE DEVELOPMENT OF LIGHT INDUSTRIAL AND BUSINESS
RENTAL PROPERTY ON TRACT A, A PORTION OF LOT 6,
HUTCHINS TRACTS AND AMENDING THE ZONING MAP BY CHANG-
ING THE ZONING ON TRACTS B AND C, PORTIONS OF LOTS 5
AND 6, HUTCHINS TRACTS, SITUATED IN THE CITY OF
CORPUS CHRISTI, NUECES COUNTY, TEXAS, FROM "R -1B" ONE -
FAMILY DWELLING DISTRICT TO "B-4" GENERAL BUSINESS
DISTRICT; KEEPING IN EFFECT ALL OTHER PROVISIONS OF
THE EXISTING ORDINANCE AS AMENDED; REPEALING ALL
ORDINANCES IN CONFLICT HEREWITH; AND DECLARING AN
EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of
James H. Pusley for amendment to the zoning map of
the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with proper notice
to the public, said public hearing having been held on Wednesday
September 9, 1981
, at Special Council Meeting of the
City Council in the Council Chamber at City Hall in the City of Corpus Christi;
and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment would
best serve public health, necessity and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of -August, 1937, appearing of record
in Volume 9, Pages 565, et seq, of the Ordinance and Resolution Records, as
amended from time to time, and in particular as amended by Ordinance No. 6106,
as amended, be and the same is hereby amended by making the change hereinafter
set out.

SECTION 2. That a Special Council Permit be granted for the
development of light industrial and business rental property on Tract A, a
portion of Lot 6, Hutchins Tracts, as shown on the site plan, a substantial
copy of which is attached hereto and made a part hereof marked Exhibit "A"
and limited to the following uses, such uses being generally oil and gas re-
lated service industries and light industries that manufacture, process,
store, and distribute goods and materials and are generally dependent on raw
materials refined elsewhere:
Oil and gas industry related hardware and
equipment.
Aluminum extrusion, rolling, fabrication and
forming.
Iron fabrication.
Machinery manufacture.
Sheetmetal products.
Tool die, gauge and machine shops.
Tools and hardware products.
Contractors shop and storage yard. -
Tract A, A Portion of Lot.6
Description of 6.42 acres of land, more or less, out of Tract 6, Hutchins
Tracts, as shown by plat recorded in Nueces County Map Records, Volume 32, page
98 and further described by metes and bounds as follows:
BEGINNING at a point on the north boundary line of above mentioned Tract 6,
said point bears N 89° 59' 10" W 418.34', more or less, from the intersection of
said north boundary line and the east right-of-way line of Rand Morgan Road for
the northwest corner of the tract herein described; -
THENCE S 89° 59' 10" E a distance of 703.71 feet, more or less, to the
westerly northeast corner of said Tract 6 for the westerly northeast corner of
this tract;
THENCE S 0° 0' 50" W a distance of 23.0 feet, more.or less, to the north-
easterly inside corner of said Tract 6 for the northeasterly inside corner of
this tract;
THENCE S 89° 59' 10" E a distance of 136.33 feet, more -or less, to the
easterly northeast corner of said Tract 6 for the easterly northeast corner of
this tract;
THENCE S 0° 6' 40" E a distance of 352.22 feet, more or less, to the_.
southeast corner of said Tract 6 for the southeast corner of this tract;
THENCE N 89° 59' 10" W a distance of 839.94 feet, more or less, to a
point on the south boundary line of said Tract 6 for the southwest corner of
this tract;
THENCE N 0° 6' 40" W a distance of 333.T2 feet, more or less, to the
POINT OF BEGINNING.

In the event the Board of Adjustment grants any special exception
or variance to the Zoning Ordinance, applicable to the Special Permit herein
granted, other than the one specified in this Special Permit, said Special
Permit shall be void and of no force and effect whatsoever.
SECTION 31, That the hereinafter described tract or parcel of
land, described as Tracts B and C, portions of Lots 5 and 6, Hutchins Tracts,
situated in the City of Corpus Christi, Nueces County, Texas, be and the same
is hereby rezoned from "R -1B" One -Family Dwelling District to "8-4" General
Business District:
Tract B', A Portion of Lot 6
BEGINNING at the northwest corner of Lot 5, a point on the south right-of-way
of Leopard Street;
THENCE with the east boundary of Lot 5 South 00°00'50" West, 81.87 feet
to a corner of Lot 6;
THENCE with the north boundary of Lot 6 North 89°59'10" West, 703.71
feet to a point for the northeast corner and the POINT OF BEGINNING of
this tract;
THENCE South 00°06'40" East 103.0 feet to an inside corner of Lot 6 and
the southeast corner of this tract;
THENCE with a boundary of Lot 6 North 89°59'10" West 418.34 feet to a
point on theeastright-of-way of Rand Morgan Road for the southwest corner
of this tract;
Tract C, A Portion of Lot 5
BEGINNING at the northwest corner of Lot 5, a point on the south right-of-way
of Leopard Street;
THENCE with the east boundary of Lot 5 South 00°00'50" West, 81.87
feet to a corner of Lot 6 and the northwest corner and the POINT OF
BEGINNING of the tract herein described;
THENCE South 89°59'10" East parallel to the south boundary of Lot 5 and
at a perpendicular distance of 23.0 feet therefrom 136.33 feet to a
point on the west boundary of Lot 5 for the northeast corner of this tract;
THENCE with the east boundary of Lot 5 South 00°06'10" East, 23.0 feet
to the southeast corner of Lot 5 and of this tract;
THENCE with the south boundary of Lot 5 North 89°59'10" West, 136.33
feet to the southwest corner of Lot 5 and of this tract;
THENCE with the west boundary of Lot 5 North 00°00'50" East, 23.0
feet to the northwest cprner and the POINT OF BEGINNING containing in
all 3135.59 square feet, more or less.

SECTION 4; That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 5; That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas, approved on the 27th day of August, 1937, as amended
from time to time, except as herein changed, shall remain in full force and
effect.
SECTION 6. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 71 That the necessity forimmediately making the aforesaid
change for the purpose of maintaining at all times a comprehensive zoning
ordinance for the City of Corpus Christi creates an imperative public neces-
sity requiring the suspension of the Charter rule that no ordinance or resolu-
tion shall be passed finally on the date of its introduction but that such
ordinance or resolution shall be read at three several meetings of the City
Council, and the Mayor or Council members, having deblared that such public
necessity exists, having requested the suspension of the Charter rule and
that this ordinance be passed finally on the date of its introduction and
take effect and be in full force and effect from and er its passage, IT

For the reasons set forth in the emergency clause of the foregoing ordinance or resolution,
an emergency exists requiring suspension of the Charter rule as to consideration and voting
upon ordinances or resolutions at three regular meetings; I/we, therefore, request that you
suspend said Charter rule and pass this ordinance or resolution finally on the date it is
introduced, or at the present meeting of the City Council.
