FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY ORDINANCE NO. 6106, AS AMENDED, UPON APPLICATION OF CTTY OF CORPUS CHRISTI BY AMENDING THE ZONING MAP BY CHANGING THE ZONING ON TRACTS A AND B, BEING PORTION OF LOT 7 SECTION 20, FLOUR BLUFF AND ENCINAL FARM AND GARDEN TRACTS, SITUATED IN THE CITY OF CORPUS CHRISTI, NUECES COUNTY, TEXAS, FROM "I-2" LIGHT INDUSTRIAL DISTRICT TO "B-4" GENERAL BUSINESS DISTRICT ON TRACT A AND TO "R -1B" ONE ',FAMILY DWELLING DISTRICT FROM "I-2" LIGHT INDUSTRIAL DISTRICT ON TRACT B; KEEPING IN EFFECT ALL OTHER PROVISIONS OF THE EXISTING ORDINANCE AS AMENDED; REPEALING ALL ORDINANCES IN CONFLICT HEREWITH; AND DECLARING AN EMERGENCY. WHEREAS, the Planning Commission has forwarded to the City Council its reports and recommendations concerning the application of City of Corpus Christi for amendment to the zoning map of the City of Corpus Christi; WHEREAS, public hearing was held at which hearing all persons wishing to appear and be heard were heard, to consider the same before the City Council of the City of Corpus Christi, in accordance with proper notice to the public, said public hearing having been held on December 30, 1981 Wednesday, , at Regular Council Meeting of the City Council in the Council Chamber at City Hall in the City of Corpus Christi; and WHEREAS, by motion duly made, seconded and carried, it was decided by the City Council that to approve the hereinafter set forth amendment would best serve public health, necessity and convenience and the general welfare of the City of Corpus Christi and its citizens: NOW., THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CORPUS CHRISTI, TEXAS: SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, passed on the 27th day of August, 1937, appearing of record in Volume 9, pages 565, et seq, of the Ordinance and Resolution Records, as amended from time to time, and in particular as amended by Ordinance No. 6106, as amended, be and the same is hereby amended by making the change hereinafter set out. That the zoning of the hereinafter more fully described tracts or parcels be changed from "I-2" Light Industrial District to "6-4" General Business District on Tract A and to "R -1B" One Family Dwelling District on Tract B, said tracts being portion of Lot 7, Section 20, Flour Bluff and Encinal Farm and Garden Tracts, said parcels being described by metes and bounds as follows: TRACT A A 6.0 acre tract of land, more or less, out of Lot 7, Section 20, Flour Bluff and Encinal Farm and Garden Tracts as shown on plat in Book A, Page 43, Nueces County Plat Records, Nueces County, Texas, more particularly described by metes and bounds as follows: BEGINNING at a point, the intersection of the Northwest boundary line of said Lot 7 and the Southwest right-of-way line of 120 foot wide Saratoga Boulevard for the Northwest corner of this tract; THENCE S 29°00'00" W with the Northwest boundary line of said Lot 7 a distance of 396 feet,_more or less, to a point, the Southwest corner of this tract; THENCE S 61°00'00" E with a line 396 feet from and parallel to 120 foot wide Saratoga Boulevard a distance of 660 feet, more or less, to a point on the Southeast boundary line of said Lot 7 for the Southeast corner of this tract; THENCE N 29°00'00" E with the Southeast boundary line of said Lot 7 a distance of 396 feet, more or less, to a point on the Southwest right-of-way line of 120 foot wide Saratoga Boulevard for the Northeast corner of this tract; THENCE N 61°00'00" W with the Southwest right-of-way line of 120 foot wide Saratoga Boulevard a distance of 660 feet, more or less, to the POINT OF BEGINNING. TRACT B A 14.00 acre tract of land, more or less, out of Lot 7, Section 20, Flour Bluff and Encinal Farni and Garden Tracts as shown on plat in Book A, Page 43, Nueces .County Plat Records, Nueces County, Texas, more particularly described by metes and bounds as follows: COMMENCING at.a point, the intersection line of said Lot 7 and the Southwest right-of-way Boulevard; THENCE S 29°00'00" W with the Northwest a distance of 396 feet, more or less, to a point, Northwest corner of this tract; of the Northwest boundary line of 120 foot wide Saratoga boundary line of said Lot 7 the point of beginning and the THENCE S 29°00'00" W continuing with the Northwest boundary line of said Lot 7, a distance of 864 feet, more or less, to a point, the Southwest corner of said Lot 7 for the Southwest corner of this tract; THENCE S 61°00'00" E with the South boundary line of said Lot 7, a distance of 660 feet more or less to a point, the Southeast corner of said Lot 7 for the Southeast corner of this tract; THENCE N 29°00'00" E with the Southeast boundary line of said Lot 7, a distance of 864 feet, more or less to a point, the Northeast corner of this tract; THENCE N 61°00'00" W with a line 396 feet from and parallel to the Southwest right-of-way line of 120 foot wide Saratoga Boulevard, a distance of 660 feet, more or less, to the POINT OF BEGINNING. SECTION 3. That the official zoning map of the City of Corpus Christi, Texas, be, and the same is hereby, amended as herein ordained. SECTION 4. That the Zoning Ordinance and Map of the City of Corpus Christi, Texas, approved on the 27th day of August, 1937, as amended from time to time, except as herein changed, shall remain in full force and effect. SECTION 5. That all ordinances or parts of ordinances in conflict herewith are hereby expressly repealed. SECTION 6. That upon written request of the Mayor or five Council members, copy attached, to find and declare an emergency due to the need for efficient administration of City affairs by granting the aforesaid zoning change, such finding of an emergency is made and declared requiring suspension of the Charter rule as to consideration and voting upon ordinances or resolutions at three regular meetings so that this ordinance is passed and shall take effectn first rr'' reading as an emergency measure this the day of , 192/ ATTEST: y Secretary MAYOR APPROVED: 5C) DAY OF %��19 J.
