AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, UPON APPLICATION OF
T & H DEVELOPMENT COMPANY BY
AMENDING THE ZONING MAP BY CHANGING THE ZONING ON
A PORTION OF LOTS 1 AND 2, SECTION 6, FLOUR BLUFF
AND ENCINAL FARM AND GARDEN TRACTS
SITUATED IN THE CITY OF CORPUS CHRISTI, NUECES COUNTY,
TEXAS, FROM "R-16" ONE -FAMILY DWELLING DISTRICT
TO "R-2" MULTIPLE DWELLING DISTRICT
KEEPING IN EFFECT ALL OTHER PROVISIONS OF THE EXISTING •
ORDINANCE AS AMENDED; REPEALING ALL ORDINANCES IN
CONFLICT HEREWITH; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City
Council its reports and recommendations concerning the application
of T & H Development Company
. for amendment to the zoning map of the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before
the City Council of the City of Corpus Christi, in accordance with proper
notice to the public, said public hearing having been held on
Wednesday. February 3, 1981 • , at Regular Council Meeting
of the City Council in the Council Chamber at City Hall in the City of
Corpus Christi; and
WHEREAS,.by motion duly made, seconded and carried, it was
decided by the City Council that to approve the hereinafter set forth
amendment would best serve public health, necessity and convenience and
the general welfare of the City of Corpus Christi and its citizens:
. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF CORPUS CHRISTI,.TEXAS:.
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of
record in Volume 9, pages 565, et seq, of the Ordinance and Resolution
Records, as amended from time to time, and in particular as amended by
Ordinance No. 6106, as amended, be and the same is hereby amended by
making the change hereinafter set out.

SECTION 2. That the hereinafter described tract or parcel of
land, described as a portion of Lots 1 and 2, Section 6, Flour Bluff and
Encinal Farm and Garden Tracts, situated in the City of Corpus Christi,
Nueces County, Texas, be and the same is hereby rezoned from "R-16" One -
family Dwelling District to "R-2".Multiple Dwelling District:
Fieldnotes for 26.97 acres of land cut of Lots 2 and 2, Section 6, Flour
Bluff and Encinal Farm and Garden Tracts, a map of which is recorded in
Volume A, Pages 41-43, Nap Records of Nueces Couhty, Texas; -
Beginning at a 1 inch pipe in concrete found at the centerline intersection
of Everhart Road and Cedar Pass Drive for the North corner of said Lot 1,
Section 6, and the North corner of this tract;
Thence South 6102'50" East, along the centerline of Cedar Pass Drive, with the
Northeast line of Lots 1 and 2, Section 6, 2334.05 feet to a 5/8 inch iron
rod found for the North corner of Lot 3, Section 6 and the East corner of said
Lot 2 for the East' corner of this tract;
Thence South 2855'40" West, with thecommon boundary line of said Lot 2
znd 3 at 20.00 feet pass the Southwest right-of-way line of Cedar. Pass Drive,
in all a distance of 880.00 feet for the South corner of this tract; .
Thence North 61'02'50" West.1,335.79 feet to a point on the centerline of
Everhart Road, same being the Northwest boundary line of said Section 6 for the
West corner of this tract;
Thence North 29°0230" East, along.the centerline of Everhart Road, with the
Northwest boundary line of Lot 1, Section 6, at 0.36 feet pass a 5/3 inch iron
rod set on line for reference, at 873.02 feet pass a 1 inch iron pipe in
concrete found on line, in all a distance of 880.00 feet to the Point of
Beginning.'
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas, approved on the 27th day of August, 1937, as
amended from time to time, except as herein changed, shall remain in
full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five
Council members, copy attached, to find and declare an emergency due
to the need for efficient administration of City affairs by granting
the aforesaid zoning change, such finding of an emergency is made and
declared requiring suspension of the Charter rule as to consideration
and voting upon ordinances or resolutions at.three regular meetings
so that this ordinance is passed and shall take effect up first
reading as an emergency measure this the 3idday of —4fi4v7, 19

For the reasons set forth in the emergency clause of the foregoing ordinance or resolution,
an emergency exists requiring suspension of the Charter rule as to consideration and voting
upon ordinances or resolutions at three regular meetings; 1/we, therefore, request that you
suspend said Charter rule and pass this ordinance or resolution finally on the date it is
introduced, or at the present meeting of the City Council.
