AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS CHRISTI
ADOPTING ON 27TH DAY OF AUGUST, 1937, APPEARING OF RECORD
IN VOLUME 9, PAGES 565, ET SEQ, OF THE ORDINANCE AND RESOLU-
TION RECORDS, AS AMENDED FROM TIME TO TIME, AND PARTICULARLY
AS AMENDED BY ORDINANCE NO.6106, PASSED AND APPROVED ON THE
29TH DAY OF MARCH, 1961, BY AMENDING ARTICLE 31, NEWLY ANNEXED
TERRITORY, BY AMENDING SECTION 31-5 BY ADDING THERETO A NEW
SUBSECTION, TO BE NUMBERED 31-5.34, SETTING FORTH ZONING
CLASSIFICATION ON THE DESCRIBED TRACT OF LAND, WHEN ANNEXED
TO THE CITY OF CORPUS CHRISTI, SAID TRACT BEING DESCRIBED
AS 76.74 ACRES MORE OR LESS OUT OF LOTS 6-11 and 22-24,
SECTION 11 FLOUR BLUFF AND ENCINAL FARM AND GARDEN TRACTS,
A MAP OF WHICH IS RECORDED IN VOLUME A, PAGES 41, 42, and 43,
NUECES COUNTY MAP RECORDS, NUECES COUNTY, TEXAS; REPEALING ALL
ORDINANCES IN CONFLICT HEREWITH; PROVIDING FOR PUBLICATION;
AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Clommission has forwarded to the City Council
its reports and recommendations Concerning certain amendment to the text of
the Zoning Ordinance of the City of Corpus Christi; and
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on February 10, 1982, at Regular Council
Meeting of the City Council in the City Council Chambers of the City Hall in
the City of Corpus Christi; and the City Council further finds as follows:
(1) That the Planning Commission of the City of Corpus Christi
has found the proposed change in zoning is in the public interest and within
the purpose of the zoning ordinance; and, that permanent zoning of "6-4"
General Business District should be granted to Tract 1, "A-2" Apartment
House District be granted Tracts 2 and 3, "A-1" Apartment House District
be granted Tracts 4 and 5, "R-16" One -Family Dwelling District be granted
Tract 6, and "A-1" Apartment House District be granted Tract 7, of approx-
imately 76.74 acres of land, being described as out of Lots 6-11 and 22-24,
Section 11, Flour Bluff and Encinal Farm and Garden Tracts, a map of which
is recorded in Volume A, Pages 41, 42, and 43, Nueces County Map Records,
Nueces County, Texas;
(2) That the agreement for the contractual annexation of the
land described herein to the City of Corpus Christi does not contain any
condition of rezoning said land by the City Council, and that such contract
contains no reference to zoning;

(3) That the permanent zoning as stated above be granted to the
aforesaid described and hereinafter more fully described tract of parcel
of land; and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment would
serve public health, necessity and convenience and the general welfare of the
-City and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
passed on the 27th day of August, 1937, appearing of record in Volume 9,
Pages 565 et seq of the Ordinance and Resolution Records, as amended from
time to time, and particularly as amended by Ordinance No. 6106, passed and
approved by the City Council on the 29th day of March, 1961, be, and the same
is hereby, amended by making the change hereinafter set out.
SECTION 2. That there is hereby amended Article 31 of the Zoning
Ordinance of the City of Corpus Christi,'Section 31-5, by adding a new sub-
section, 31-5.34, said new subsection to hereafter read as follows, such
zoning classification of the hereinafter described property to be effective
upon annexation:
"Section 31-5.34, The following described tract of land shall be
zoned and classified as stated herein:

time to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five
Council members, copy attached, to find and declare an emergency due
to the need for efficient administration of City affairs by granting
the aforesaid zoning change, such finding of an emergency is made and
declared requiring suspension of the Charter rule as to consideration
and voting upon ordinances or resolutions at three regular meetings
so that this ordinance is passed and shall take effect upon first
reading as an emergency measure this the 10 day of /47C -z9
