AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS CHRISTI
ADOPTED ON THE 27TH DAY OF AUGUST, 1937, APPEARING OR RECORD
IN VOLUME 9, PAGES 565, ET SEQ, OF THE ORDINANCE AND RESOLU-
TION RECORDS, AS AMENDED FROM TIME TO TIME, AND PARTICULARLY
AS AMENDED BY ORDINANCE NO. 6106, PASSED AND APPROVED ON THE
29TH DAY OF MARCH, 1961, BY AMENDING ARTICLE 31, NEWLY ANNEXED
TERRITORY, BY AMENDING SECTION 31-5 BY ADDING THERETO A NEW
SUBSECTION, TO BE NUMBERED 31-5.33, SETTING FORTH ZONING
CLASSIFICATION ON THE DESCRIBED TRACT OF LAND, WHEN ANNEXED
TO THE CITY OF CORPUS CHRISTI, SAID TRACT BEING DESCRIBED AS
55.10 ACRES OUT OF LOTS 1,2,14, and 15, SECTION 26, FLOUR
BLUFF AND ENCINAL FARM AND GARDEN TRACTS, A MAP OF WHICH IS
RECORDED IN VOLUME A, PAGES 41,42, and 43, NUECES COUNTY
MAP RECORDS, NUECES COUNTY, TEXAS; REPEALING ALL ORDINANCES
IN CONFLICT HEREWITH; PROVIDING FOR PUBLICATION; AND DECLAR-
ING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning certain amendment to the text of
the Zoning Ordinance of the City of Corpus Christi; and
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the/same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on February 10, 1982, at Regular Council
Meeting of the City Council in the City Council Chambers of the City Hall in
the City of Corpus Christi; and the City Council further finds as follows:
(1) That the Planning Commission of the City of Corpus Christi
has found the proposed change in zoning is in the public interest and within
the purpose of the zoning ordinance; and that permanent zoning of "R-2"
Multiple Dwelling District should be granted to the tract of land consisting
of approximately 55.10 acres of land, being described as out of Lots 1,2,14,
and 15, Section 26, Flour Bluff and Encinal Farm and Garden Tracts, a map of
which is recorded in Volume A, Pages_41,42, and 43, Nueces County Map Records,
Nueces County, Texas;
(2) That the agreement for the contractual annexation of the
land described herein to the City of Corpus Christi does not contain any
condition of rezoning said land by the City Council, and that such contract
contains no reference to zoning;
(3) That the permanent zoning of "R-2" Multiple Dwelling District
be granted to the aforesaid described and hereinafter more fully described
tract or parcel of land; and

WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment would
serve public health, necessity and convenience and the general welfare of the
City and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
passed on the 27th day of August, 1937, appearing of record in Volume 9,
Pages 565 et seq of the Ordinance and Resolution Records, as amended from
time to time, and particularly as amended by Ordinance No. 6106, passed and
approved by the City Council on the 29th day of March, 1961 be, and the same •
is hereby, amended by making the change hereinafter set out.
SECTION 2. That there is hereby amended Article 31 of the Zoning
Ordinance of the City of Corpus Christi, Section 31-5, by adding a new sub-
section, 31-5.33, said new subsection to hereafter read as follows, such
zoning classification of the hereinafter described property to be effective
upon annexation:
"Section 31-5.33, The following described tract of land shall be
zoned and classified "R-2" Multiple Dwelling District:
FIELDNOTES for R-2 zoning of 55.10 acres of land, more or'less, out of
Lots 1, 2, 14 and 15, Section 26, Flour Bluff and Encinal Farm and Garden
Tracts, a map of which is recorded in Volume A, Pages 41, 42 and 43, Map Re-
cords of Nueces County, Texas:
BEGINNING at a point on the Northeast right-of-way line of County Road No.
26 for the South corner of this tract from which corner the South corner of
said Lot 14 bears South 29°02'30" West 30.00 feet;
THENCE North 61°00'40" West, along -the aforementioned Northeast right-of-way,
parallel to the centerline thereof and 30.00 feet distant therefrom, measured
at right angles thereto, 463.00 feet for a corner of this tract;
THENCE North 2859'20" East, leaving said centerline, 260.00 feet for the
point of curvature of a circular curve to the right whose radius point bears
South 61°00'40" East 345.00 feet and which has a central angle of 54'12'01", a
radius of 345.00 feet, a tangent distance of 176.55 feet and an arc length of
326.36 feet;
THENCE with said circular curve to the left, 326.36 feet for the point.of
tangency and a corner 0! this tract;
THENCE North 61°00'00" West 944.33 feet to a point on the Southeast right- •
of -wag line of Rodd Field Road (County Road No. 9) for the West corner of this
tract;.
THENCE North 29°00'00" East, along the aforementioned right-of-way line of
Podd Field Road, parallel to the centerline of the existing concrete pavement
thereof and 60.00 feet distant therefrom, measured at right angles thereto,
632.40 feet for a corner of this tract;

THENCE South 61°00'00" East, leaving said right-of-way, 354.00 feet for an
.inside corner of this tract;
THENCE -North 2900'00" East 615.00 feet for an inside corner of this tract;
• THENCE North 61°00'00" west 354.00 feet to a point on the aforementioned
Southeast right-of-way of Rodd Field Road for a corner of this tract;
THENCE North 29'00'00" East, along said Southe.4st right-of-way, parallel
.... to the centerline of the existing concrete pavement thereof and 60.00 feet
distant therefrom, measured at right angles thereto, 250.00 feet for an angle
point of this tract and North,29'16'50" East 189.08 feet for the North corner
• of this tract;
THENCE South 61'03'50" East, leaving the aforementioned Southeast right -
of -way of Rodd Field Road, 615.93 feet for an inside cornen7of this tract;
THENCE North 28°56'10" East 384.07 feet to a point' on the centerline of a.
40.00 foot wide public road, same being the Northeast lot line of Lot 2 for a
corner of this tract;
THENCE South 61'03'50" East, along said centerline of a 40.00 foot wide
• public road, 643.21 feet for the East corner of this tract; • '
TREECE South 28°45'35" West, at 20.00 feet pass the Southwest right-of-
way line of the aforementioned public road, and continuing along a fence on .
the East boundaryof said Lot 2, at 375.00 feet pass the Southwest corner post
of said fence,.in all a distance of 1,320.82 feet to a 5/8 inch iron rod set
at the common corner of Lots 2, 3, 13 and 14, Section 26 for an angle point of
this tract, from which point.a 3/4 inch iron rod in concrete bears South 60°58'
.20" East, 3.76 feet;
• THENCE South 29'02'30" West, along the East boundary of said Lot 24, at
1,289.29 feet pass a channel bar in concrete found on line, in all a distance
of 1,290.90 feet for the POINT or BEGINNING.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1937, as amended from
time to time, except as herein changed, shall remain in full force and
effect.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1937, as amended from
time to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five
Council members, copy attached, to find and declare an emergency due
to the need for efficient administration of City affairs by granting
the aforesaid zoning change, such finding of an emergency is made and
declared requiring suspension of the Charter rule as to consideration
and voting upon ordinances or resolutions at three regular meetings
so that this ordinance is passed and shall take effect upon first
reading as an emergency measure this the AO day of rE/3 , 198Z.

suspend said Charter rule and pass this ordinance or resolution finally on the date it is
introduced, or at the present meeting of the City Council.
