AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, UPON APPLICATION OF -
JAMES F. KUCERA BY
AMENDING THE ZONING MAP BY CHANGING THE ZONING ON
ALL OF LOT 12, A PORTION OF LOT 5,BALDWIN-MOORE FARM
LOTS, AND PORTIONS OF LOTS 10, 11, 12, AND 13, WOMACK
LOTS.
SITUATED IN THE CITY OF CORPUS CHRISTI, NUECES COUNTY,
TEXAS, FROM "R-16" ONE -FAMILY DWELLING DISTRICT
TO "I-2" LIGHT INDUSTRIAL DISTRICT
KEEPING IN EFFECT ALL OTHER PROVISIONS OF THE EXISTING;
ORDINANCE AS AMENDED; REPEALING ALL ORDINANCES IN
CONFLICT HEREWITH; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City
Council its reports and recommendations concerning the application
of James F. Kucera
for amendment to the zoning map of the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before
the City Council of the City of Corpus Christi, in accordance with proper
notice to the public, said public hearing having been held on
WEDNESDAY, FEBRUARY 10, 1981 , at Regular Council Meeting
of the City Council in the Council Chamber at City Hall in the City of
Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was
decided by the City Council that to approve the hereinafter set forth
amendment would best serve public health, necessity and convenience and
the general welfare of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, passed on the 27th day of August, 1937, appearing of
record in Volume 9, pages 565, et seq, of the Ordinance and Resolution
Records, as amended from time to time, and in particular as amended by
Ordinance No. 6106, as amended, be and the same is hereby amended by
making the change hereinafter set out.

SECTION 2. That the zoning of all of Lot 12, a portion of Lot 5,
Baldwin -Moore Farm Lots, and portions of Lots 10, 11, 12 and 13, Womack
Farm Lots, situated in the City of Corpus Christi, Nueces County, Texas, be
and the same is hereby changed from "R-16" One Family Dwelling District
to 1I-2" Light Industrial District, said area being described as follows:
All that certain piece or parcel of land situated in Nueces
County, Texas, and being all of Lot 12 and the Southern Portion of
Lot 5 of the Baldwin -Moore -Farm Lots according to Map thereof recorded
in Vol. A, page 50, of the Nueces County Map Records; and
A Portion of Lots 10, 11, 12, and 13, of the W. O. Womack
Farm Lots as shown by Map thereof recorded in Vol. A, page 50 of the
Nueces County Map Records; more particularly described in one tract by
metes and bounds as follows:
Beginning at the South corner of Farm Lot 12 of the Baldwin -
Moore Farm Lots, being the most Easterly South corner of Geo. J.
Baldwin 300 acre tract for the most Easterly Southeast corner of this
tract:
Thence N. 60° 57' W. with the South boundary line of said
Farm Lot 13, 1310.0 feet to its Southwest corner and a corner of Lot
12 of the W. O. Womack Farm Lots for a corner of this tract;
Thence S. 29° 00' W. with the South East boundarY line of
Lots 12 and 11 of the W. O. Womack Farm Lots, 2219.4 feet to the most
Southerly corner of Lot 11 of the W. O. Womack Farm Lots, an iron
pipe for the most Southerly corner of this tract;
Thence N. 60° 57' W. with the Southwest boundary line of
Farm Lot 11 of the W. O. Womack Farm Lots and of the Geo. J. Baldwin
300 acres, 1211.7 feet to an iron pipe in said line for the most
Westerly Southwest corner of this tract;
Thence N. 29° 00' E. across Farm Lots 11, 10, 12, and 13,
of the W. O. Womack Farm Lots and parallel with the Southeast bound-
ary line of said Lots 11 and 12, 2386.5 feet to an iron pipe on
the original North boundary line of the Geo. J. Baldwin 300 acre
for the Northwest corner of this tract;
Thence East with the said North line of 300 acre tract
2123.2 feet to an iron pipe in the boundarly line between Lots 5 and
6 of the Baldwin -Moore Farm Lots, the Northeast corner of the said
300 acres for the Northeast corner of this tract;
Thence South 1371.0 feet to an iron pipe, the place of
beginning.
SECTION 3. That the official zoning map of the City of
Corpus Christi, Texas, be, and the same is hereby, amended as herein
ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas, approved on the 27th day of August, 1937, as
amended from -time to time, except as herein changed, shall remain
in full force and effect.
SECTION 5. That all ordinances or parts of ordinances_in
conflict herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five
Council members, copy attached, to find and declare an emergency due
to the need for efficient administration of City affairs by granting
the aforesaid zoning change, such finding of an emergency is made and
declared requiring suspension of the Charter rule as to consideration
and voting upon ordinances or resolutions at three regular meetings
so that this ordinance is passed and shall take effect up n first
reading as an emergency measure this the /0 day of

For the reasons set forth in the emergency clause of the foregoing ordinance or resolution,
an emergency exists requiring suspension of the Charter rule as to consideration and voting
upon ordinances or resolutions at three regular meetings; 1/we, therefore, request that you
suspend said Charter rule and pass this ordinance or resolution finally on the date it is
introduced, or at the present meeting of the City Council.
