AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI, ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS, AS AMENDED
FROM TIME TO TIME, AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, AS AMENDED, BY ADDING A NEW
ZONING DISTRICT TO BE NUMBERED ARTICLE 6A "R -1C"
ONE FAMILY DWELLING DISTRICT REGULATIONS; AMENDING
ARTICLE 24 HEIGHT, AREA AND BULK REGULATIONS, BY
AMENDING SECTION 24-1 BY ADDING A NEW ARTICLE 6A TO
PROVIDE.FOR THE R -1C DISTRICT; KEEPING IN EFFECT ALL
OTHER PROVISIONS OF THE EXISTING ORDINANCE AS AMENDED;
REPEALING ALL ORDINANCES IN CONFLICT HEREWITH; AND
DECLARING AN EMERGENCY.
.WHEREAS, the Planning Commission has forwarded to the City
Council its reporIs and recommendations concerning certain amendment to the
text of the Zoning Ordinance of the City of Corpus Christi, Texas; and
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with proper
notice to the public, said public hearing having been held on Wednesday,
' March 24, 1982, at Regular Council Meeting of the City Council in the
Council Chamber's at City Hall in the City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment
would best serve public health, necessity and convenience and the general
welfare of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi
passed on the 27th day of August, 1937, appearing of record in Volume 9,
pages 565, et seq, of the Ordinance and Resolution Records, as amended from
time to time, and in particular as amended by Ordinance No. 6106, as amended,
be and the same is hereby amended by making the changes hereinafter set out.
SECTION 2. That a new article, to be numbered 6A, be added, said
Article 6A to hereafter read as follows:
Article 6A "R -1C" One -family Dwelling District Regulations
Section 6A-1. The regulations set forth in this article,
or set forth elsewhere in this Ordinance when

referred to in this article, are the regulations
in the "R -1C" One -family Dwelling District, The
purpose of this district is to provide for single-
family residential development together with such
public buildings, schools, churches, public
recreational facilities and accessory uses, as
may be necessary or are normally compatible with
residential surroundings. The district is located
to protect existing development of this character
and contains vacant land considered appropriate
for such development in the future.
Section 6A-2 Use Regulations. The use regulations are
the same as those in the "R-16" One -family Dwelling
District.
Section 6A-3 Parking Regulations. The parking regulations
for permitted uses are contained in Article 22.
Section 6A-4 Off-street Loading Regulations. The off-
street loading for permitted uses are contained in
Article 23.
Section 6A-5 Height, Area, and Bulk Regulations. Height,
area, and bulk requirements shall be as set forth in
the chart of Article 24.
Section 6A-6 Supplementary height, area, and bulk regulaL:
tions are contained in Article 27.
SECTION 3. That Article 24 HEIGHT, AREA AND BULK REQUIREMENTS
be amended by inserting the following between the reference to Articles 6
and 7:

Maximum Height Feet/Stories: 26 ft.; 2 stories
Minimum Depth of Front Yard in Feet: 20
Minimum Side and Rear Yard in Feet: 5
Maximum Sq. Ft. Floor Area Per Acre of Lot Area: --
Floor Area Factor: --
Maximum Number of Units Per Acre of Lot Area: 9.68
Yard, Open Space (in % of Total Lot Area): 30
Minimum Space between Buildings: --
Minimum Lot Area in Square Feet: 4,500
Minimum Lot Width in Feet: 45
SECTION 4. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed..
SECTION 5. Publication shall be made one time in the official
publication of the City of Corpus Christi, which publication shall contain
the caption stating in substance the purpose of the ordinance.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring suspension
of the Charter rule as to consideration and voting upon ordinances or resolu-
tions at three regular meetings so that this ordinance is passed and shall
take effect upon first reading as an emergency measure this the day of
March, 1982.
