AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI ADOPTED ON THE 27TH DAY OF AUGUST, 1937,
APPEARING OF RECORD IN VOLUME 9, PAGES 565, ET SEQ,
OF THE ORDINANCE AND RESOLUTION RECORDS AS AMENDED
FROM TIME TO TIME, AND PARTICULARLY AS AMENDED BY
ORDINANCE NO. 6106, PASSED AND APPROVED ON THE 29TH
DAY OF MARCH, 1961, BY AMENDING ARTICLE 31, NEWLY
ANNEXED TERRITORY, BY AMENDING SECTION 31-5 BY
ADDING THERETO A NEW SUBSECTION, TO BE NUMBERED 31-5-36,
SETTING FORTH ZONING CLASSIFICATION ON THE DESCRIBED
TRACT OF LAND, WHEN ANNEXED TO THE CITY OF CORPUS
CHRISTI, SAID AREA BEING DESCRIBED AS A TRACT OR
PARCEL CONTAINING 1.30 ACRES, MORE OR LESS, OUT OF THE
NUECES RIVER IRRIGATION PARK ANNEX NO. 1; REPEALING
ALL ORDINANCES IN CONFLICT HEREWITH; PROVIDING FOR
PUBLICATION: AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning certain amendments to the text of
the Zoning Ordinance of the City of Corpus Christi; and
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with proper notice
to the public, said public hearing having been held on March 31, 1982, at
Regular Council Meeting of the City Council in the City Council Chambers of
the City Hall in the City of Corpus Christi; and the City Council further finds
as follows:
(1) That the Planning Commission of the City of Corpus Christi has
found the proposed change in zoning is in the public interest and within the
purpose of the zoning ordinance; and, that permanent zoning of "R-16" One
Family Dwelling District with a special permit for a banking operation on the
parcel or tract of land, more fully described hereinafter, containing 1.30
acres, more or less, out of the Nueces River Irrigation Park Annex No. 1
being a portion of land described in deed of record in Vol. A, page 65,
Deed Records of Nueces County, Texas situated in Nueces County Texas;
(2) That the agreement for the contractual annexation of the land
described herein to the City of Corpus Christi does not contain any condition
of rezoning said land by the City Council, and that such contract contains no
reference to zoning;
(3) That the permanent zoning as hereinabove set forth be granted
to the aforesaid described and hereinafter more fully described parcels or
tracts of land; and

WHEREAS, by motion duly made, seconded and carried, it was
decided by the City Council that to approve the hereinafter set forth amend-
ments would serve public health, necessity and convenience and the general
welfare of the City and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, passed on the 27th day of August, 1937, appearing of record in Volume 9,
pages 575 et seq of the Ordinance and Resolution Records, as amended from
time to time, and particularly as amended by Ordinance No. 6106 passed and
approved by the City Council on the 29th day of March, 1961, be and the same
is hereby, amended by making the change hereinafter set out.
SECTION 2. There is hereby amended Article 31 of the Zoning
Ordinance of the City of Corpus Christi, Section 31-5, by adding a new seb-
section, 31-5.36, said new subsection to hereafter read as follows, such
zoning classification of the hereinafter described property to be effective
upon annexation:
"Section 31-5.36The following described tract of land shall be
zoned and classified as "R1B" One-Fathily Dwelling District with a special
permit for a banking 'operation as more particularly described on the site
plan.
FIELDNOTES for 1.30 .acres.of land, more or less, out of Nueces River
Irrigation Park Annex No. 1, a map of which is recorded in Volume A, Page
55, Map Records of Nueces County, Texas:
BEGINNING at a point on the East Boundary of said Nueces River Irri-
gation Park Annex No. 1 for the Southeast corner of this tract from which
corner the Southeast corner of said Nueces River Irrigation Park Annex No.
1 bears South 09°51'00" West 299.74 feet, more or less;
THENCE North 84°18'00" West 565.85 feet, more or less, for this Southwest
corner of this tract;
THENCE North 09°53'00" East 99.75 feet, more or less, for the Northwest
corner of this tract;
THENCE South 84°18'00" East 565.87 feet, more or less, for the Northeast
corner of this tract;
THENCE South 09°51'00" West 99.75 feet, more or less, for the POINT OF
BEGINNING.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1937, as amended from
time to time, except as herein changed, shall remain in full force and effect.
SECTION 4. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 5. That the necessity of immediately making the aforesaid
change for the purpose of maintaining at all times a comprehensive zoning
ordinance for the City of Corpus Christi creates an imperative public necessity
requiring the suspension of the Charter rule that no ordinance or resolution
shall be passed finally on the date of its introduction but that such ordinance
or resolution shall be read at three several meetings of the City Council, and
the Mayor or Council members, having declared that such necessity exists,
having requested the suspension of the Charter rule and that this ordinance be
passed finally on the date of its introduction and take effect and be in full
force and effect from and after its passage, IT IS ACCORDINGLY SO ORDAINED,
this the 31st day of March, 1982.

For the reasons set forth in the emergency clause of the foregoing ordinance or
resolution, an emergency exists requiring suspension of the Charter rule as to
consideration and voting upon ordinaces or resolutions at three regular meetings;
1/we, therefore, request that you suspend said Charter rule and pass this ordin-
ance or resolution finally on the date it is introduced, or at the present meet-
ing of the City Council.
