AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS
CHRISTI BY AMENDING ARTICLE 31, NEWLY ANNEXED TERRITORY,
BY ADDING TO SECTION 31-5 A NEW SUBSECTION, 31-5-38,
SETTING FORTH ZONING CLASSIFICATION ON THE HEREAFTER
DESCRIBED TRACT OF LAND, WHEN ANNEXED TO THE CITY OF
CORPUS CHRISTI, SAID AREA BEING DESCRIBED AS A PORTION
OF THE EAST 1/2 OF LOT 3, BLOCK 2, NUECES RIVER IRRIGA-
TION PARK; REPEALING ALL ORDINANCES IN CONFLICT HERE-
WITH; PROVIDING FOR PUBLICATION; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning certain amendments to the text
of the Zoning Ordinance of the City of Corpus Christi; and
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before
the City Council of the City of Corpus Christi, in accordance with proper
notice to the public, said public hearing having been held on June 2, 1982,
at Regular Council Meeting of the City Council in the City Council Chambers
of the City Hall in the City of Corpus Christi; and the City Council further
finds as follows:
(1) That the Planning Commission of the City of Corpus Christi
has found the proposed change in zoning is in the public interest and within
the purpose of the zoning ordinance; and, that permanent zoning of "B-4"
General Business District on the 3.4 acre tract out of the East 1/2 of Lot 3,
Block 2, Nueces River Irrigation Park, more fully described hereinafter;
permanent zoning of "A-1" Apartment House District on the 6.5 acre tract
out of the East 1/2 of Lot 3, Block 2, Nueces River Irrigation Park; and
that permanent zoning of "R-2" Multiple Dwelling District on 5.16 acre tract
out of the East 1/2 of Lot 3, Block 2, Nueces River Irrigation Park, Nueces
County, Texas be granted;
(2) That the agreement for the contractual annexation of the land
described herein to the City of Corpus Christi does not contain any condition
of rezoning said land by the City Council, and that such contract contains
no reference to zoning;
(3) That the permanent zoning as hereinabove set forth be granted
to the aforesaid described and hereinafter more fully described parcels or

WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendments
would serve public health, necessity and convenience and the general welfare
of the City and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That there is hereby amended Article 31 of the Zoning
Ordinance, Section 31-5, by adding a new subsection, 31-5.38, said new
subsection to hereafter read as follows, such zoning classification of the
hereinafter described properties to be effective upon annexation:
"Section 31-5.38 The following described tract of land shall
be zoned and classified as follows:
"6-4" General Business District zoning on the following .
more particularly described 3.4 -acre tract out of the East
1/2 of Lot 3, Block 2, Nueces River Irrigation Park, Nueces
County, Texas:
Being a tract of land situated in Nueces County, Texas, South of F. M.
Road No. 624, containing 3.4 acres, more or less, out of the southerly
portion of the East 1/2 of Lot 3, Block 2 of Nueces River Irrigation Park,
as shown on map of record in Volume A, Page 54 of the Map Records of Nueces
County, Texas and as described in deed of record in Volume 1586, Page 14
of the Deed Records of Nueces County, Texas, and being more particularly
described by metes and bounds as follows, to -wit:
Beginning at a 5/8 inch iron rod set in the easterly boundary line
of said Lot 3, whence the NE corner of said Lot 3 bears N 100 E, a distance
Of 350.92 feet and the present northerly boundary line of the right-of-way
of F. M. Road No. 624 bears N 100 E a distance of 501.31 feet, for the
NE corner of this tract and the point of beginning;
THENCE S 10°-00 W, along the common line between Lot 3 and Lot 2, Block
2 of said Nueces River Irrigation Park, a distance of 284.86 feet to a point
marked by a 5/8 inch iron rod for the SE corner of this tract;
THENCE N 80°-00' W, a distance of 561.97 feet to a point marked by a 5/8
inch iron rod for the SW corner of this tract;
THENCE N 10°-00' E, along the westerly boundary line of the easterly 1/2
of said Lot 3, a distance of 244.08 feet to a point for the NW corner of
this tract;
THENCE S 84°-09' E, a distance of 563.45 feet to the point of beginning
and containing 3.4 acres of land, more or less.

"A-1" Apartment House District zoning on the following
more fully described 6.5 -acre tract out of the East 1/2
of Lot 3, Block 2, Nueces River Irrigation Park, Nueces
County, Texas:
Being a tract of land situated in Nueces County, Texas, South of
F. M. Road No. 624, containing 6.5 acres, more or less, out of the southerly
portion of the East 1/2 of Lot 3, Block 2 of Nueces River Irrigation Park,
as shown on map of record in Volume A, Page 54 of the Map Records of Nueces
County, Texas and as described in deed of record in Volume 1586, Page 14
of the Deed Records of Nueces County, Texas, and being more particularly
described,by metes and bounds as follows, to -wit:
Beginning at a 5/8 inch iron rod set in the common line between Lot 3
and Lot 2, Block 2 of said Nueces River Irrigation Park, whence the NE corner
of said Lot 3 bears N 10°-00 E, a distance of 635.88 feet and the present
northerly boundary line of said F.M. Road No. 624 bears N 10* -00' E, a distance
of 786.17 feet, for the NE corner of this tract and the point of beginning;
THENCE S 10°-00' W, along the common line between Lot 2 and Lot 3, Block 2
of said Nueces River Irrigation Park, a distance of 484.44 feet to a point
for the SE corner of this tract;
THENCE N 84°-09' W, a distance of 563.45 feet to a point for the SW corner
of this tract;
THENCE N 10°-00' E, along the westerly boundary line of the easterly 1/2
' of said Lot 3, Block 2, Nueces River Irrigation Park, a distance of 525.22
feet to a point marked by a 5/8 inch iron rod for the NW corner of this
tract;
THENCE S 80°-00' E, a distance of 561.97 feet to the point of beginning
and containing 6.5 acres of land, more or less.
"R-2" Multiple Dwelling District zoning on the following
more fully described 5.16 -acre tract out of the East 1/2
of Lot 3, Block 2, Nueces River Irrigation Park, Nueces
County, Texas:
Being a tract of land situated in Nueces County, Texas, South of F. 'M.
Road No. 624, containing 5.16 acres, more or less, out of the southerly portion
of the East 1/2 of Lot 3, Block 2 of Nueces River Irrigation Park, as shown
on map of record in Volume A, Page 54 of the Map Records of Nueces County,
Texas and as described in deed of record in Volume 1586, .Page 14 of the Deed
Records of Nueces County, Texas, and being more particularly described by
metes and bounds as follows, to -wit:
Beginning at a 1 inch iron rod marking the SW corner of the easterly
1/2 of said Lot 3, Block 2, Nueces River Irrigation Park, for the SW corner
of this tract and the point of beginning;
THENCE N 10°-00' E, along the westerly boundary line of the easterly 1/2 of
said Lot 3, a distance of 400.0 feet to a point for the NW corner of this
tract;
THENCE S 84°-09' E, a distance of 563.45 feet to a point in the common
line between Lot 2 and Lot 3, Block 2, said Nueces River Irrigation Park,
for the NE corner of this tract;
THENCE S 10°-00' W, along the common line between Lot 2 and Lot 3, Block 2,
said Nueces River Irrigation Park, a distance of 400.0 feet to the SE corner
of said Lot 3 for the SE corner of this tract, also being the SW corner of
said Lot 2;
THENCE N 84°-09' W, along the southerly boundary line of said Lot 3 and
along the northerly boundary line of Valley View Subdivision, Unit 2,
(Volume 43, Page 177-178 of the Map Records of Nueces County, Texas) a
distance of 563.45 feet to the point of beginning and containing 5.16 acres
of land, more or less.
SECTION 3. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1937, as amended from
time to time, except as herein changed, shall remain in full force ahd
effect.
SECTION 4. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 5. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for.
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances
or resolutions at three regular meetings so that this ordinance is passed and

introduced, or at the present meeting of the City Council.
