AMENDING THE ZONING ORDINANCE BY AMENDING ARTICLE 31,
NEWLY ANNEXED TERRITORY, BY ADDING TO SECTION 31-5 A NEW
SUBSECTION, 31-5-39 SETTING FORTH ZONING CLASSIFICATION
ON SAID AREA OF LAND DESCRIBED AS A PORTION OF LOT 2,
BLOCK 1, NUECES RIVER IRRIGATION PARK; AND DECLARING AN
EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning certain amendments to the text of
the Zoning Ordinance of the City of Corpus Christi; and
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with proper notice
to the public, said public hearing having been held on July 14, 1982, at
Special Council Meeting of the City Council in the City Council Chambers of
the City Hall in the City of Corpus Christi; and the City Council further
finds as follows:
(1) That the Planning Commission of the City of Corpus Christi has
found the proposed change in zoning is in the public interest and within the
purpose of the zoning ordinance; and, that permanent zoning of "AB"
Professional Office District on a portion of Lot 2, Block 1, Nueces River
Irrigation Park, Nueces County, Texas, more fully described hereinafter, be
granted;
(2) That the agreement for the contractual annexation of the land
described herein to the City of Corpus Christi does not contain any condition
of rezoning said land by the City Council, and that such contract contains no
reference to zoning;
(3) That the permanent zoning as herinabove set forth be granted
to the aforesaid described and hereinafter more fully described parcels of
tracts of land; and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendments
would serve public health, necessity and convenience and the general welfare
of the City and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:

SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, is amended by making the change hereinafter set out.
SECTION 2. That there is hereby amended Article 31 of the Zoning
Ordinance, Section 31-5, by adding a new subsection, 31-5.39, said new
subsection to hereafter read as follows, such zoning classification of the
hereinafter described properties to be effective upon annexation:
"Section 31-5.39 The following described tract of land shall be
zoned and classified as follows:
"AB" Professional Office District on the following more
particularly described 11.427 acre tract out of Lot 2, Block 1, Nueces River
Irrigation Park, Nueces County, Texas:
BEGINNING at a point in the east line of Lot 2, Block 1,
Nueces River Irrigation Park from whence a 5/8" iron rod
in the south right-of-way line of Farm -Market Road 624, a
100' wide road, bears N 100 00' 00" E, 700.00';
THENCE, with said east line of Lot 2, S. 100 00 00" W.
820.22' to a 5/8" iron rod for the southeast corner of
Lot 2.
THENCE, with the south line of Lot 2, N 84° 09' 00" W,
608.46' to a 5/8" iron rod for the southwest corner of
this tract;
THENCE, with the west line of the tract of land owned by
Riverside Hospital, Inc., N. 100 00' 00" E, 820.22' to a
point;
THENCE, S 84° 09' 00" E, 608.46' to the point of
beginning and containing 11.427 acres more or less.
SECTION 3. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1937, as amended from
time to time, except as herein changed, shall remain in full force and
effect.
SECTION 4. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 5. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances
or resolutions at three regular meetings so that this ordinance is passed and
shall take effect upon first reading as

For the reasons set forth in the emergency clause of the foregoing ordinance or resolution,
an emergency exists requiring suspension of the Charter rule as to consideration and voting
upon ordinances or resolutions at three regular meetings; 1/we, therefore, request that you
suspend said Charter rule and pass this ordinance or resolution finally on the date it ia
introduced, or at the present meeting of the City Council.
