AMENDING THE ZONING ORDINANCE UPON APPLICATION OF
JEWEL E. WILSON BY CHANGING THE ZONING MAP IN REFERENCE
TO LOTS 3 AND 4, BLOCK 3, NELSON ADDITION NO. 2, WITH A
STRIP FIVE FOOT WIDE ALONG THE NORTH SIDE OF SUCH LOTS
FROM "R-16" ONE -FAMILY DWELLING DISTRICT TO "AB"
PROFESSIONAL OFFICE DISTRICT; AND DECLARING AN EMERGENCY.

WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of Jewel E. Wilson
for amendment to the zoning map of the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with proper notice
to the public, said public hearing having been held on Wednesday, August 25,
1982, at Regular Council meeting of the City Council in the Council Chamber
at City Hall in the City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment would
best serve public health, necessity and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on the hereinafter described tract or
parcel of land being described as Lots 3 and 4, Block 3, Nelson Addition No.
2, together with a strip five foot wide along the north side of such lots,
situated in the City of Corpus Christi, Nueces County, Texas, be changed from
"R-16" One -family Dwelling District to "AB" Professional Office District:
Lot Nos. three (3) and four (4), in Block No. three (3),
Nelson Addition No. 2 to the City of Corpus Christi,
Texas according to map or plat of record in the office of
the County Clerk of Nueces County, together with a strip
five (5) feet wide along the North side of such lots
within the alley vacated by ordinance of the City Council
of the City of Corpus Christi, March 21, 1939, which
property is shown on map in Vol. 1, page 18, Map Records
of Nueces County, Texas, save and except the portion of
said lots conveyed to the City of Corpus Christi by deed
dated August 11, 1939, of record in Vol. 230, page 145,
Deed Records of said county to which reference is here
made, the tract hereby conveyed being described by metes
and bounds as follows:

BEGINNING at a 5/8 inch iron pipe set near the original
Northeast corner of Lot three (3) for the Northeast
corner of this tract;
THENCE South 29°44' West 145.76 feet to a 5/8 inch iron
pipe for the Southeast corner of this tract;
THENCE North 58°4810" West 102.01 feet along the North
Boundary line of the excepted tract (in the present North
boundary line of Noakes Street) to a 5/8 inch iron pipe
at the Southwest corner of this tract;
THENCE North 29° 44East 135.18 feet along a fence to an
iron pipe 1 inch in diameter and continue North 29°44'
East 5 feet for the Northwest corner of this tract;
THENCE South 63°01'20H East 102.16 feet to the point of
beginning.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1937, as amended from
time to time, except as herein changed, shall remain in full force and
effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances
or resolutions at three regular meetings so that this ordinance is passed and
shall take eff ct upon first reading as an emergency measure this the

For the reasons set forth in the emergency clause of the foregoing ordinance or resolution,
an emergency exists requiring suspension of the Charter rule as to consideration and voting
upon ordinances or resolutions at three regular meetings; 1/we, therefore, request that you
suspend said Charter rule and pass this ordinance or resolution finally on the date it ia
introduced, or at the present meeting of the City Council. '
