AMENDING THE ZONING ORDINANCE UPON APPLICATION OF
ENTERPRISE DEVELOPMENT BY CHANGING THE ZONING MAP IN
REFERENCE TO A PORTION OF LOT 8, SECTION 12, FLOUR BLUFF
AND ENCINAL FARM AND GARDEN TRACTS FROM "A-1" APARTMENT
HOUSE DISTRICT, "AB" PROFESSIONAL OFFICE DISTRICT, AND
"R-16" ONE -FAMILY DWELLING DISTRICT TO "AB" PROFESSIONAL
OFFICE DISTRICT; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of Enterprise
Development for amendment to the zoning map of the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with proper notice
to the public, said public hearing having been held on Wednesday,
September 1, 1982, at Special Council meeting of the City Council in the
Council Chamber at City Hall in the City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment would
best serve public health, necessity and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on a portion of the hereinafter
described Lot 8, Section 12, Flour Bluff and Encinal Farm and Garden Tracts,
situated in the City of Corpus Christi, Nueces County, Texas, be changed from
"A-1" Apartment House District, "AB" Professional Office District and "R-16"
One -family Dwelling District to "AB" Professional Office District:
Being 3.0 acres of land, more or less, proposed for A -B
zoning out of Lot 8, Section 12, Flour Bluff and Encinal
Farm and Garden Tracts, a map of which is recorded in
Volume A, Pages 41, 42, and 43, Map Records of Nueces
County, Texas:
BEGINNING at the point of intersection of the South
boundary line of Yarbrough Subdivision, a map of which is
recorded in Volume 26, Page 69 of said Map Records and
the present West right-of-way line of Airline Road for
the upper East corner of this tract from which corner the
Southeast corner of said subdivision bears North 87° 34'
00" West 10.0 feet, more or less; sEp 2 8 i984

THENCE South 2° 27 45" W, along said West right-of-way
line of Airline Road, 419.07 feet, more or less, for the
lower East corner of this tract;
THENCE N 61° 00' 40" W a distance of 539.67 feet to a
point for the southwest corner of this tract;
THENCE N 28° 59' 20" E a distance of 165.0 feet to a
point for a corner of this tract;
THENCE S 61° 00' 40" E a distance of 87.66 feet to a
point for a corner of this tract;
THENCE N 28° 59' 20" E a distance of 40.0 feet to a point
of curvature of a curve to the left;
THENCE along said curve to the left, whose radius is
169.51 feet, a distance of 35.95 feet to a point for the
northwest corner of this tract;
THENCE S 87° 34' 00" E, at 155.33 feet pass the southwest
corner of Lot 9, Yarbrough Addition and in all a distance
of 300.33 feet to the Point of Beginning.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1937, as amended from
time to time, except as herein changed, shall remain in full force and
effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances
or resolutions at three regular meetings so that this ordinance is passed and
shall take ffect upon first reading as an emergency measure this the

For the reasons set forth in the emergency clause of the foregoing ordinance or resolution,
an emergency exists requiring suspension of the Charter rule as to consideration and voting
upon ordinances or resolutions at three regular meetings; 1/we, therefore, request that you
suspend said Charter rule and pass this ordinance or resolution finally on the date it is
introduced, or at the present meeting of the City Council. '
