AMENDING ORDINANCE NO. 16179 BY ADDING AN ADDITIONAL
0.996 ACRE TRACT TO THE INDUSTRIAL DISTRICT AGREEMENT OF
QUINTANA PETROCHEMICAL COMPANY (FORMERLY NUECES
PETROCHEMICAL COMPANY), WHICH PROPERTY IS LEASED FROM THE
PORT OF CORPUS CHRISTI AUTHORITY, ALL AS SET FORTH IN THE
AMENDMENT TO INDUSTRIAL DISTRICT AGREEMENT, A SUBSTANTIAL
COPY WHICH IS ATTACHED HERETO AS EXHIBIT 1; AND DECLARING
AN EMERGENCY.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CORPUS CHRISTI,
TEXAS:
SECTION 1. That Ordinance No. 16179 passed and approved by the
City Council on April 8, 1981, be amended to include a revised Exhibit A to
the Industrial District Agreement with Quintana Petrochemical Company
(formerly Nueces Petrochemical Company) by adding an additional 0.996 acre
tract leased by the Company from the Port of Corpus Christi Authority.
SECTION 2. That upon written request of the Mayor or five Council
members, copy attachsd„ to find and declare an emergency due to the need for
efficient and effective administration of City affairs by including an
additional tract of land to the aforementioned InduStrial District Agreement,
such finding of an emergency is made and declared requiring suspension of the
Charter rule as to consideration and voting upon ordinances or resolutions at
three regular meetings so that this ordinance is passed and shall take effect
upon first reading as an emergency measure this the

AMENDMENT TO INDUSTRIAL DISTRICT AGREEMENT
THE STATE OF TEXAS §
COUNTY OF NUECES §
This Amendment to the Industrial District Agreeement is entered
into by and between the City of Corpus Christi, Texas, a municipal
corporation at Nueces County, Texas, and Quintana Petrochemical Company
(formerly Nueces Petrochemical Company), hereinafter called "Company."
The City of Corpus Christi and Company agree that the attached
revision to Exhibit "A" consisting of a description and map of an
approximately 0.996 acre leasehold tract leased by Company from the Port of
Corpus Christi Authority shall be included within and subject to the
Company's Industrial District Agreement authorized by Ordinance No. 16179.
Company warrants to the City that the use of the subject 0.996 acre tract
relates directly to the primary use of the parent tract described under the
original Industrial District Agreement. This agreement shall be effective as
of December 31, 1981.

Dear Tom,
As I mentioned to you by telephone last week, we have discovered a
small tract of land we lease from the Port of Corpus Christi that
was not included in Exhibit "A” of the Industrial District Agreement
No. 18 executed on April 12, 1981. Attached to this memo are three
pages from the original lease between our predecessor company and
the Navigation District. They are both a metes and bounds description
and a plot of the property in question.
This property is fenced but there are no improvements on 4. -
If further information is required, please advise.

LEASE •
THIS LEASE AGREEMENT made and entered in duplicate
this, the 1st day of April, 1977, by and between Nueces County
Navigation District No. 1, acting herein by and through the
Board of Navigation and Canal Commissioners of such District
(the said Board being hereunto duly authorized) hereinafter

herein by and through its duly authorized officers and herein-
after called "Lessee";
WITNESSETH:
That for and in consideration of .the rental and other
covenants to be paid, kept and -Performed by Lessee, District
.herehy leases to Lessee the following described tract.of land
. lying and being situated in Nueces County, Texas, to -wit:

TRACT A
Being 0.996 acres out of Tracts Two and Three.
(0.119 acres and 1.224 acres respectively,
totalling 1.343 acres) acquired by Nueces County
Navigation District No. 1 by a cross -conveyance
between City of Corpus Christi, Nueces County
and Nueces County Navigation District No. 1
dated March 26, 1976, .and filed for record May 4,
1976, in Deed Records of Nueces County, Volume
1564, page 203-216; said 0.996 acre tract being
bounded on the west by Quintana-HoweilJoint Ven-
ture property, formerly known as the Brennan In-
dustrial Tract, on the north by a Nueces County
Navigation District No. 1 tract, formerly known
as the 28.17 acre Whelan Tract, and on the east
by the west line of a 25 foot wide pipeline-rrght-
of=W-dY whici.i adjoins the west side of Navigation
Boulevard 100 foot road right-of-way, and being
more particularly described by metes and bounds
as follows:
Beginning at a point marked by a 1/2 inch iron
rod, which is N. 8° 45' 49" E., a distance of
266.37 feet from the intersection of the north
right-of-way line of Up River Road and the west
right-of-way line of Navigation Boulevard; said
point of beginning being the intersection of the
west line of the 25 foot pipeline right-of-way

and the west'line of Nueces County Navigation
District 1.343 acre tract which is common with
the east line of the Quintana -Howell Joint
Venture tract, and which point of beginning is
the south corner of the tract being described;
Thence N. 8° 45' 49" E. along said common prop-
erty line of Nueces County Navigation District
No. Land Quintana -Howell Joint Venture, a dis-
tance of 181.33 feet to a 1/2 inch iron rod for
an interior corner of this tract;
Thence N. 0° 36' W. along said common property
line Of Nueces County Navigation District No. 1
and Quintana -Howell Joint Venture, a distance of
305.72 feet to a 1/2 inch iron rod for the north-
west corner of this tract;
Thence N. 78° 14' E. a distance of 107.00 feet
to a 1/2 inch iron rod for the most northerly
corner of this tract;
Thence S. 78° 32' 50" E. a distance of 59.06
feet to a 1/2 inch iron rod on the west line of.
said 25 foot pipeline right-of-way west of Naviga-
tion Boulevard, for the northeast corner of this
tract;
Thence S. 8° 41' 27" W. along the west line of
said 25 foot pipeline right-of-way a distance of
23.10 feet to the point of curvature of a curve
to the right;
Thence with the curve having a deflection._angle
of 18° 52' 30" and radius of 907.64 feet, an arc
length of 299.00 feet to a point of tangency,
said curve being also the west line of said 25
foot pipeline right-of-way;
Thence S. 27° 33' 57" W. a distance of 90.33 feet
along the west line of said 25 foot pipeline right-
of-way to a point of curvature of a curve to the
left;
Thence with the curve having a deflection angle
of 6° 29' 32" and radius of 1057.64 feet, an arc
length of 119.84 feet along the west line of said
25 foot pipeline right-of-way to the point of be-
ginning of Tract A and containing 0.996 acres of
land, more or less.
There is attached hereto for further description,
and incorporated herein by reference, a plat dated
April 1, 1977, showing the land covered by this lease
and designated as Navigation District Drawing No.
L-1-61(5).
, TO HAVE AND TO HOLD the said tracts for a period of ten
(10) years beginning the 1st day of April, 1977, and ending on
.31st day of May, 1987, yielding and paying cherefor rentals as

THE STATE OF TEXAS )
COUNTY OF NUECES )
THIS AGREEMENT made and entered into by and between tt-e
City of Corpus Christi, Texas, a municipal corporation of Nueces
County, Texas, hereinafter called "City", and the Port of Corpus
Christi Authority of Nueces County, Texas, a political subdivi-
sion of the 'State of Texas, situated in Nueces 'County, Texas,
hereinafter called "Authority",
WITNESSETH:
WHEREAS, Ordinance No. 15898, as amended, authorized
the designation of certain land areas in the City's extraterri-
torial jurisdiction as industrial aistricts; and
. WHEREAS, Ordinance Nos. 15949 and 16131 established,
designated, and described certain industrial development dis-
tricts within the City's extraterritorial jurisdiction; and
. WHEREAS, lessees of certain -lands owned by Authority,
which lands -are contained in Corpus Christi Industrial Develop-
.ment District No. 1 as described in Ordinance 16151, desire
to participate in the City's industrial district program; and
WHEREAS, the City of Corpus Christi and Authority
desire to facilitate the participation of such lessees in the
City's industrial district program;
NOW, THEREFORE, in consideration of the premises,
mutual agreements of the parties herein contained and pursuant
to the authority granted under the Municipal Annexation Act
(Article 970A of the Revised Civil Statutes of Texas) and the
Ordinances of the City referred to above, City and Authority
hereby agree as follows:
I. .
The term of this Agreement shall begin on the first
day of January, 1981, and shall continue until December 31, 1987,
unless extended for additional period or periods of time upon
mutual consent of Authority and City;

The City agrees to establish industrial districts
with lessees of land owned by the Authority upon submission
by each respective lessee, or association of,lessees, and appro-
val by the City CoUncil of the City, of a signed industrial '
district agreement, the prescribed form of which appears as
Exhibit 1 to Ordinance No. 15898, as amended.

The Authority agrees and consents to any land it owns
in Corpus Christi Industrial District No. 1 being included in an
industrial district agreement between the City and any Authority.
