AMENDING THE ZONING ORDINANCE UPON APPLICATION OF ROY
SMITH AND E. S. JOSLIN BY CHANGING THE ZONING MAP IN
REFERENCE -TO SHERWIN PLACE UNITS 1 AND 2 FROM "R -1B"
ONE -FAMILY DWELLING DISTRICT TO "B-4" GENERAL BUSINESS
DISTRICT; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of Roy Smith and
E. S. Joslin for amendment to the zoning map of the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with proper notice
to the public, said public hearing having been held on Monday, December 6,
1982, at Special Council meeting of the City Council in the Council Chamber
at City Hall in the City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment would
best serve public health, necessity and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on the hereinafter described tract or
parcel of land being described as Sherwin Place Units 1 and 2, situated in
the City of Corpus Christi, Nueces County, Texas, be changed from "R -1B"
One -family Dwelling District to "B-4" General Business District:
FIELDNOTES for proposed B-4 zoning of 7.95 acres of land,
more or less, being all of Sherwin Place, a map of which
is recorded in Volume 16, Page 50, Map Records of Nueces
County, Texas, all of Sherwin Place Unit -2, a map of
which is recorded in Volume 18, Page 32 of said Map
Records, portion of Lot 5, Gnegy Addition, a map of
which is recorded in Volume 9, Page 54, said Map Records;
BEGINNING at a point on the Southwest right-of-way of
McArdle Road for the North corner of said Sherwin Place
and the North corner of this tract;
THENCE South 61° 01' 20" East, along the aofrementioned
Southwest right-of-way, at 267.17 feet, more or less,
pass the common front subdivision corner of said Sherwin
Place and Sherwin Place Unit -2, in all a distance of

THENCE South 29° 00' 00" West, along the Southeast

to a point on the Southwest subdivision of said Sherwin
Place Unit -2 for an inside corner of this tract;
THENCE North 61° 01' 20" West, along the Southwest
subdivision line of said Sherwin Place and Sherwin Place
Unit -2, at 148.58 feet, more or less, pass the common
rear corner of said Sherwin Place and Sherwin Place
Unit -2, in all a distance of 415.75 feet, more or less,
for the West corner of said Sherwin Place and the West
corner of this tract;
THENCE North 29° 00' 00" East, along the Northwest
subdivision line of said Sherwin Place, 556.34 feet, more
or less, for the POINT OF BEGINNING.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1937, as amended from
time to time, except as herein changed, shall remain in full force and
effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances
or resolutions at three regular meetings so that this ordinance is passed and
shall take f ect upon first reading as an emergency measure this the

For the reasons set forth in the emergency clause of the foregoing ordinance or resolution,
an emergency exists requiring suspension of the Charter rule as to consideration and voting
upon ordinances or resolutions at three regular meetings; I/we, therefore, request that you
suspend said Charter rule and pass this ordinance or resolution finally on the date it is
introduced, or at the present meeting of the City Council.
