AMENDING THE ZONING ORDINANCE UPON APPLICATION OF THE
CITY OF CORPUS CHRISTI, BY CHANGING THE ZONING MAP IN
REFERENCE TO SEVERAL AREAS ALONG FARM ROAD 624 FROM
"R -1B," ONE -FAMILY DWELLING DISTRICT, "SP," SPECIAL
PERMIT, AND "B-1," NEIGHBORHOOD BUSINESS DISTRICT TO
"B-4," GENERAL BUSINESS DISTRICT, ON AREA A, "F -R,"
FARM -RURAL DISTRICT, ON AREA B, "AB," PROFESSIONAL OFFICE
DISTRICT, ON AREA C, "F -R" FARM -RURAL DISTRICT ON AREA D,
"AB," PROFESSIONAL OFFICE DISTRICT, ON AREA E, AND "B-1,"
NEIGHBORHOOD BUSINESS DISTRICT, ON AREA F; AND DECLARING
AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of the City of
Corpus Christi, for amendment to the zoning map of the City of Corpus
Christi; •
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with proper notice
to the public, said public hearing having been held on Wednesday,
December 22, 1982, at Regular Council meeting of the City Council in the
Council Chamber at City Hall in the City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment would
best serve public health, necessity and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on the hereinafter described tracts of
land described as area along Farm Road 624, situated in the City of Corpus
Christi, Nueces County, Texas, be changed as follows:
AREA A
From "R -1B," One -Family Dwelling District And "B-1,"
Neighborhood District, To "B-4," General Business
District:
BEGINNING AT A POINT, the intersection of the
Northeasterly extension of the West right-of-way line of
U.S. Highway 77 and the centerline of F.M. 624, for the
Northeast corner of this tract;

THENCE in a Southwesterly direction along said West
right-of-way line of U.S. Highway 77, a distance of 725
feet more or less, to a point on the present city limit
for the Southeast corner of this tract;
THENCE in a Northwesterly direction along said present
city limit line, which is 800' from and parallel to the
North right-of-way line of F.M. 624, a distance of 416.0
feet more or less, to a point, the West boundary line of
a 5.1404 acre tract recorded in Volume 1733, Page 645,
Nueces County Deed Records for the Southwest corner of
this tract;

AREA B
From "R -1B" One -family Dwelling District to "F -R,"
Farm -Rural District:
BEGINNING AT A POINT, the intersection • of the
Northeasterly extension of the East boundary line of a
1.556 acre tract recorded in Deed Volume 1426, Page 592,
Nueces County Deed Records and the centerline of F.M. 624
for the Northwest corner of this tract;
THENCE in a Southeasterly direction along said centerline
of F.M. 624, a distance of 546.59 feet more or less, to a
point, the intersection of said centerline and the
Northeasterly extension of the East boundary line of a
5.1404 acre tract recorded in Volume 1733, Page 645,
Nueces County Deed Records, for the Northeast corner of
this tract;
THENCE in a Southwesterly direction along said
Northeasterly extension of the East boundary line of said
5.404 acre tract, at 75.0 feet pass the South
right-of-way line of F.M. 624 and continuing along the
East boundary of said 5.1404 acre tract, a distance in
all of 725.0 feet, more or less, to a point on the
present city limit line for the Southeast corner of this
tract;
THENCE in a Northwesterly direction along said present
city limit line which is 800.0 feet from and parallel to
the North right-of-way line of F.M. 624, a distance of
773.18 feet more or less to a point on the East boundary
line of a 9.752 acre tract, recorded in Volume 1410, Page
152, Nueces County Deed Records, for the Westernmost
corner of this tract;
THENCE in a Northeasterly direction with the East
boundary line of said 9.752 acre tract, a distance of 350
feet more or less to a point for the Southwest corner of
a 1.556 acre tract, recorded in Volume 1426, Page 592,
Nueces County Deed Records for a corner of this tract;
THENCE in a Southeasterly direction, along the South line
of said 1.556 acre tract, a distance of 226.59 feet more
or less, for the Southwest corner of said 1.556 acre
tract and an inside corner of this tract;
THENCE in a Northeasterly direction along the West
boundary line of said 1.556 acre tract, at 300 feet pass
the South right-of-way line of F.M. 624, in all, a
distance of 375.00 feet more or less, to the POINT OF
BEGINNING.
AREA C
From "R -1B" One -family Dwelling District to "AB"
Professional Office District:
BEGINNING AT A POINT, the intersection of the
Northeasterly extension of the East boundary line of a
1.556 acre tract, recorded in Volume 1426, Page 592,
Nueces County Deed Records and the present centerline of
F.M. 624, for the Northeast corner of this tract;
THENCE in a Southwesterly direction along said
Northeasterly extension of the East boundary line of the
1.556 acre tract, at 75.0 feet, pass the South
right-of-way line of F.M. 624 and continuing along said
East boundary line of said 1.556 acre tract, a distance
in all, of 375.0 feet to its Southeast corner, for the
Southeast corner of this tract;
THENCE in a Northwesterly direction along the South line
of said 1.556 acre tract, a distance of 226.59 feet to
its Southwest corner for the Southwest corner of this
tract;
THENCE in a Northeasterly direction along the West line
of said 1.556 acre tract, at 300.0 feet, more or less,
pass the South right-of-way line of F.M. 624, a distance
in all of 375.0 feet, more or less, to a point on the
present centerline of said F.M. 624 for the Northwest
corner of this tract;
THENCE in a Southeasterly direction along said centerline
of F.M. 624, a distance of 226.59 feet to the POINT OF
BEGINNING.
AREA D
From "R -1B," One -family Dwelling District, to "F -R,"
Farm -Rural District:
BEGINNING AT A POINT, the intersection of the present
centerline of F.M. 624 and the Northerly extension of the
West boundary line of a 9.752 acre tract recorded in
Volume 1410, Page 152, Nueces County Deed Records, Nueces
County, Texas, for the most Easterly corner of the tract
herein described;
THENCE in a Southerly direction with said West boundary
line of the 9.752 acre tract, to its intersection with
the present city limit line for a corner;
THENCE in a Westerly direction with the present city
limit line (which is 800 feet South of and parallel to
the North right-of-way line of F.M. 624) to its
interesection with the East boundary line of Lot 3, Block
1, Nueces River Irrigation Park as shown on Map of
Records in Volume A, Page 54 of the Map Records of Nueces
County, Texas for a corner;

THENCE in a Northerly direction with the present city
limit line, the East line of said Lot 3, Block 1, Nueces
River Irrigation Park, to a corner on the present city
limit line and a corner of this tract;
THENCE in a Westerly direction with the present city
limit line which is 500 feet from and parallel to the
North right-of-way line of F.M. 624 to a point on the
East boundary line of Lot 3, Block 2, Nueces River
Irrigation Park for a corner;
THENCE in a Northerly direction with the East boundary
line of said Lot 3, Block 2, Nueces River Irrigaiton Park
to a point on the present centerline of F.M. 624 for a
corner;
THENCE in a Westerly direction with the present
centerline of F.M. 624 to its intersection with the
Northerly extension of the East line of the West half of
Lot 3, Block 2, Nueces River Irrigation Park for a
corner;
THENCE in a Southerly direction with said West line
(extended) of the East half of Lot 3, Block 2, Nueces
River Irrigation Park to its intersection with the
present city limit line for a corner;
THENCE in a Westerly direction with said present city
limit line, which is 500.0 feet from and parallel to the
North right-of-way line of F.M. 624, past F.M. 1889 to
its intersection with the Southerly extension of the East
right-of-way line of East Riverview Drive for a corner;
THENCE continuing with the present city limit line in a
Northerly direction with the East right-of-way line of
East Riverview Drive extended, to a point, the
intersection of the East right-of-way line of East
Riverview Drive and the North right-of-way line of F.M.
624 for a corner;
THENCE continuing with the present city limit line, in an
Easterly direction with the North boundary line of F.M.
624 to its intersection with the West right-of-way line
of F.M. 1889 extended, to a point on said present city
limit line for a corner;
THENCE in a Northerly direction with the present city
limit line, the Northerly extension of the West
right-of-way line of F.M. 1889 to a corner on the present
city limit line for a corner of this tract;
THENCE in an Easterly direction with said present city
limit line which is 200.0 feet from and parallel to the
North right-of-way line of F.M. 624, to its intersection
with the West line of Lot 2, Nueces River Irrigation Park
Annex 2 as shown on Plat of Record in Nueces County Plat
Records, Nueces County, Texas for a corner;
THENCE leaving the present city limit line in a Southerly
direction with the West boundary line of said Lot 2,
Nueces River Irrigation Park Annex 2, extended, to its
intersection with the centerline of F.M. 624 for a
corner;
THENCE in a Easterly direction with said centerline of
F.M. 624 to its intersection with the Southwesterly
extension of the West boundary line of a 4.579 acre tract
recorded in Deed Volume 1208, Page 515, Nueces County
Deed Records, Nueces County, Texas, for a corner;
THENCE in a Northeasterly direction along said West
boundary line (extended) of the 4.579 acre tract to a
point on the present city limit line for a corner;
THENCE in an Easterly direction along said present city
limit line which is 200.0 feet from and parallel to the
North right-of-way line of F.M. 624, across said 4.579
acre tract, to a point on the West line of a 4.77 acre
tract recorded in Deed Volume 1691, Page 931, Nueces
County Deed Records, Nueces County, Texas, for a corner;
THENCE in a Southerly direction with said West boundary
line (extended) of the 4.77 acre tract to its
intersection with the present centerline of F.M. 624 for
a corner;
THENCE in an Easterly direction with said present
centerline of F.M. 624 to its intersection with the
Southerly extension of the East boundary line of said
4.77 acre tract for a corner;
THENCE in a Northerly direction with said East boundary
line (extended) of the 4.77 acre tract to its
intersection with the present city limit line for a
corner;
THENCE in an Easterly direction with the present city
limit line which is 200.0 feet from and parallel to the
North right-of-way line of F.M. 624 to its intersection
with the centerline of County Road 69 for a corner;
THENCE in a Southerly direction with said centerline of
County Road 69 to its intersection with the centerline of
F.M. 624 for a corner;
THENCE in an Easterly direction with said centerline of
F.M. 624 to the POINT OF BEGINNING.
AREA E
From "R -1B," One -family Dwelling District, to "AB,"
Professional Office District:
BEGINNING AT A POINT, the intersection of the present
city limit line and the East boundary line of Lot 2,
Nueces River Irrigation Park Annex 2, as shown on Plat of
Record in Volume 40, Page 50, Nueces County Plat Records,
Nueces County, Texas, for a corner of the tract herein
described;
THENCE in an Easterly direction with the present city
limit line which is 200.0 feet from and parallel to the
North right-of-way line of F.M. 624 to a point on the
West right-of-way line of River Hill Drive for a corner
on the present city limit line and a corner of this
tract;
THENCE in a Southeasterly direction with said present
city limit line (the West right-of-way line of River Hill
Drive) to a point, its intersection with the (flare out)
North right-of-way line of F.M. 624 for a corner;
THENCE in an Easterly direction continuing with said
present city limit line, across River Hill Drive to a
point, its intersection with the (flare out) North
right-of-way line of F.M. 624, said point also being the
intersection of the North right-of-way line of F.M. 624
and the West line of a 4.579 acre tract recorded in Deed
Volume 1208, Page 515, Nueces County Deed Records, Nueces
County, Texas, for a corner;
THENCE in a Southwesterly direction, leaving said present
city limit line and with the Southwesterly extension of
said West line of said 4.579 acre tract, to its
intersection with the centerline of F.M. 624 for a
corner;
THENCE in a Westerly direction with said centerline of
F.M. 624, to its intersection with the Southerly
extension of the West line of aforementioned Lot 2,
Nueces River Irrigation Park Annex 2, for a corner;
THENCE in a Northerly direction along said West line
(extended) of said Lot 2, Nueces River Irrigation Park
Annex 2, to its intersection with said present city limit
line and the POINT OF BEGINNING.
AREA F
From "R -1B," One -family Welling District and "SP"
Special Permit, to 9B-1," Neighborhood Business District:
BEGINNING AT A POINT, the intersection of the present
centerline of County Road 69 and the present city limit
line for a corner of the tract herein described;
THENCE in an Easterly direction with said present city
limit line which is 200.0 feet from and parallel to the
North right-of-way line of F.M. 624 to a point on the
West boundary line of a 3.88 acre tract now or formerly
owned by Vic Cours for a corner in said present city
limit line and a corner of this tract;
THENCE in a Northerly direction, continuing with said
present city limit line, along the West line of said 3.88
acre tract, to a point on the North line of said 3.88
acre tract for a corner in said present city limit line
and a corner of this tract;
THENCE in an Easterly direction, continuing with said
present city limit line and the North boundary line of
said 3.88 acre tract, to a point on the West boundary
line of a 56.86 acre tract, now or formerly owned by the
Calallen Independent School District, for a corner in the
present city limit line and a corner of this tract;
THENCE in a Southerly direction (leaving the present city
limit line) with the West line (extended) of said 56.86
acre tract, to its intersection with the centerline of
F.M. 624 for a corner;
THENCE in Westerly direction with said centerline of F.M.
624 to its intersection with the centerline of County
Road 69 for a corner;
THENCE in a Northerly direction with said centerline of
County Road 69 to its intersection with the present city
limit line and the POINT OF BEGINNING.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1937, as amended from
time to time, except as herein changed, shall remain in full force and
effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances
or resolutions at three regular meetings so that this ordinance is passed and
shall tak effect upon first reading as an emergency measure this the 29

For the reasons set forth in the emergency clause of the foregoing ordinance
or resolution, an emergency exists requiring suspension of the Charter rule
as to consideration and voting upon ordinances or resolutions at three
regular meetings; I/we, therefore, request that you suspend said Charter rule
and pass this ordinance or resolution finally on the date it is introduced,
or at the present meeting of the City Council.
