AND J -R BUILDERS, INC., BY CHANGING THE ZONING MAP IN REFERENCE TO TRACTS 1 AND 2 OUT OF LOT 1, SECTION 19, BOHEMIAN COLONY LANDS, FROM "R -1B" ONE -FAMILY DWELLING DISTRICT TO "R-2" MULTIPLE DWELLING DISTRICT ON TRACT 1 AND "R -1C" ONE -FAMILY DWELLING DISTRICT ON TRACT 2; AND DECLARING AN EMERGENCY. WHEREAS, the Planning Commission has forwarded to the City Council its reports and recommendations concerning the application of E. H. Moore Homes, Inc. and J -R Builders, Inc. for amendment to the zoning map of the City of Corpus Christi; WHEREAS, public hearing was held at which hearing all persons wishing to appear and be heard were heard, to consider the same before the City Council of the City of Corpus Christi, in accordance with proper notice to the public, said public hearing having been held on Wednesday, February 2, 1983, at Special Council meeting of the City Council in the Council Chamber at City Hall in the City of Corpus Christi; and WHEREAS, by motion duly made, seconded and carried, it was decided by the City Council that to approve the hereinafter set forth amendment would best serve public health, necessity and convenience and the general welfare of the City of Corpus Christi and its citizens: NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CORPUS CHRISTI, TEXAS: SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is amended by making the change hereinafter set out. SECTION 2. That the zoning on the hereinafter described tract of land described as Tracts 1 and 2 out of Lot 1, Section 19, Bohemian Colony Lands, situated in the City of Corpus Christi, Nueces County, Texas, be changed from "R -1B" One -family Dwelling District to "R-2" Multiple Dwelling District on Tract 1 and "R -1C" One -family Dwelling District on Tract 2: Tract 1 FIELDNOTES for 6.98 acres of land proposed for R-2 zoning out of Lot 1, Section 19, Bohemian Colony Lands, a map of which is recorded in Volume A, Page 48, Map Records of Nueces County, Texas: BEGINNING at a 1 inch iron pipe found on the centerline of Cedar Pass Drive (County Road No. 26) for the North corner of said Lot 1 and the North corner of this tract; MICROFILMED 19463 "SEP 2 R,1984 THENCE South 61° 32' 00" East, along the centerline of said Cedar Pass Drive, with the Northeast line of said Lot 1, 1065.17 feet to a point for the East corner of this tract; THENCE leaving said Northeast line, South 28° 28' 00" West 285.20 feet to a point for the South corner of this tract; THENCE North 61° 32' 00" West 1067.41 feet to a point on the Northwest boundary line of said Lot 1 for the West corner of this tract; THENCE North 29° 00' 00" East, along the Northwest line of said Lot 1, 285.21 feet to the POINT OF BEGINNING. Tract 2 FIELDNOTES for 18.43 acres of land proposed for R -1C zoning out of Lot 1, Section 19, Bohemian Colony Lands, a map of which is recorded in Volume A, Page 48, Map Records of Nueces County, Texas: COMMENCING at a 1 inch iron pipe found on the centerline of Cedar Pass Drive (County Road No. 26) for the North corner of said Lot 1; thence South 61° 32' 00" East, with said centerline, 147.34 feet; thence leaving said centerline South 28° 28' 00" West 285.20 feet to a point for the North corner and "Point of Beginning" of this tract; THENCE South 61° 32' 00" East, parallel with the Northeast boundary line of said Lot 1, same being the centerline of Cedar Pass Drive thereof and 285.20 feet distant therefrom, measured at right angles thereto, 917.41 feet to a point for the East corner of this tract; THENCE South 28° 28' 00" West 865.00 feet to the point of curvature of a circular curve to the right which has a central angle of 90° 00' 00", a radius of 10.00 feet, a tangent distance of 10.00 feet and an arc length of 15.71 feet; THENCE with said curve to the right, 15.71 feet to the point of tangency at the South end of this tract; THENCE North 61° 32' 00" West 897.41 feet to the point of curvature of a curcular curve to the right which has a central angle of 90° 00' 00", a radius of 10.00 feet a tangent distance of 10.00 feet and an arc length of 15.71 feet; THENCE with said curve to the right, 15.71 feet to the point of tangency at the West end of this tract; THENCE North 28° 28' 00" East 865.00 feet to the POINT OF BEGINNING. SECTION 3. That the official zoning map of the City of Corpus Christi, Texas, be, and the same is hereby, amended as herein ordained. SECTION 4. That the Zoning Ordinance and Map of the City of Corpus Christi, Texas, approved on the 27th day of August, 1937, as amended from S time to time, except as herein changed, shall remain in full force and effect. SECTION 5. That all ordinances or parts of ordinances in conflict herewith are hereby expressly repealed. SECTION 6.
