AN ORDNANCE
AMENDING THE ZONING ORDINANCE UPON APPLICATION OF
CHAPARRAL ENERGY CORPORATION, BY CHANGING THE ZONING MAP
IN REFERENCE TO TRACTS 1 AND 2, BEING PORTIONS OF LOTS 3
AND 4, SECTION 28, FLOUR BLUFF AND ENCINAL FARM AND
GARDEN TRACTS, FROM "R -1B" ONE -FAMILY DWELLING DISTRICT
AND "A-1" APARTMENT HOUSE DISTRICT TO "T -1B" MOBILE HOME
PARK DISTRICT; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of Chaparral
Energy Corporation for amendment to the zoning map of the City of Corpus
Christi;
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with proper notice
to the public, said public hearing having been held an Wednesday, March 23,
1983, at Regular Council meeting of the City Council in the Council Chamber
at City Hall in the City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment would
best serve public health, necessity and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on the hereinafter described tracts of
land described as portions of Lots 3 and 4, Section 28, Flour Bluff and
Encinal Farm and Garden Tracts, situated in the City of Corpus Christi,
Nueces County, Texas, be changed from "R -1B" One -family Dwelling District and
"A-1" Apartment House District to "T -1B" Mobile Home Park District:
Tract 1
DESCRIPTION of a portion of Lot 3, Section 28, Flour
Bluff and Encinal Farm and Garden Tracts, as shown by map
recorded in Volume A, Page 41, Map Records, Nueces
County, Texas, together with a portion of Lot 8, Block A,
Joslin Tract, as shown by map recorded in Volume 39, Page
1.7540

described as follows:
COMMENCING at the northeasterly corner of said Lot 3,
said point being on the centerline of McArdle Road;
THENCE, along the northerly line of said Lot 3 and along
said centerline, N 60° 40' 00" W, 165.00 feet to the
POINT OF BEGINNING of this tract;
THENCE, S 29° 23' 00" W, 259.72 feet to the most easterly
northeast corner of said Lot 8, Block A, Joslin Tract;
THENCE, parallel with said northerly line and said
centerline, N 60°' 40' 00" W, at 165.00 feet pass a
reentrant corner of said Lot 8, in all 330.00 feet to the
westerly line of said Lot 8;
THENCE, along said westerly line, N 29° 23' 00" E, at
239.72 feet pass the northwesterly corner of said Lot 8,
in all 259.72 feet to said northerly line and said
centerline;
THENCE, along said northerly line and said centerline, S
60° 40' 00" E, 330.00 feet to the POINT OF BEGINNING.
CONTAINING 1.97 acres, more or less.

DESCRIPTION of a portion of Lot 4 and a portion of Lot 3,
Section 28, Flour Bluff and Encinal Farm and Garden
Tracts, as shown by map recorded in Volume A, Page 41,
Map Records, Nueces County, Texas, together with all of
Lot 11, Block A, Joslin Tract, as shown by map recorded
in Volume 34, Page 142, Map Records, Nueces County,
Texas, and being described as follows:
COMMENCING at the northeast corner of said Lot 4, said
point being on the centerline of McArdle Road;
THENCE, along the northerly line of said Lot 4 and along
said centerline, N 60° 40' 00" W, 235.00 feet to the
POINT OF BEGINNING of this tract;
THENCE, parallel with the westerly line of said Lot 4, S
29° 23' 00" W, 837.01 feet;
THENCE, N 57° 31' 18" W, 425.62 feet to a point on the
westerly line of said Lot 4;
THENCE, along said westerly line, N 29° 23' 00" E, 65.67
feet to the southeasterly corner of said Lot 11, Block A,
Joslin Tract;
THENCE, along the southerly line of said Lot 11, N 60°
40' 00" W, 165.00 feet to the southwesterly corner of
said Lot 11;
THENCE, along the westerly line of said Lot 11, N 29° 23'
00" E, at 717.93 feet pass the northwesterly corner of
said Lot 11, in all 747.93 feet to the northerly line of
said Lot 3, Section 28, said point also being on the
centerline of said McArdle Road;
THENCE, along said northerly line and said centerline, S
60° 40' 00" E, at 165.00 feet pass the common
northeasterly corner of said Lot 3 and the northwesterly
corner of said Lot 4, in all 590.00 feet to the POINT OF
BEGINNING.
CONTAINING 10.89 acres, more or less.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1973, as amended from
time to time, except as herein changed, shall remain in full force and
effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances
or resolutions at three regular meetings so that this ordinance is passed and
shall takee effect upon first reading��77as an emergency measure this the

For the reasons set forth in the emergency clause of the foregoing ordinance
or resolution, an emergency exists requiring suspension of the Charter rule
as to consideration and voting upon ordinances or resolutions at three
regular meetings; I/we, therefore, request that you suspend said Charter rule
and pass this ordinance or resolution finally on the date it is introduced,
or at the present meeting of the City Council.
