HomeMy WebLinkAbout17598 ORD - 05/11/1983AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE CITY OF CORPUS CHRISTI BY ADDING ARTICLE 4C, "RA" ONE -FAMILY DWELLING DISTRICT REGULATIONS; BY AMENDING ARTICLE 24, HEIGHT, AREA, AND BULK REQUIREMENTS, SECTION 24-1, BY ADDING A NEW ARTICLE TO BE NUMBERED 4C; AND DECLARING AN EMERGENCY. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CORPUS CHRISTI, TEXAS: SECTION 1. That the Zoning Ordinance of the City of Corpus Christi is hereby amended by adding Article 4C, "RA" One -family Dwelling District Regulations, to read as follows: ARTICLE 4C. "RA" ONE -FAMILY DWELLING DISTRICT REGULATIONS Section 4C-1 The regulations set forth in this article or set forth elsewhere in this Ordinance when referred to in this article, are the regulations in the "RA" Residential Acreage District. The purpose of this district is to provide for single-family residential development of relatively spacious character together with public recreational facilities and accessory uses, as may be necessary or are normally compatible with residential surroundings. Section 4C-2 Use Regulations. A building or premises shall be used only for the following purposes: Truck garden, orchard, or nursery for growing or propagation of plants, trees and shrubs, but not including the raising for sale of birds, bees, rabbits, or other animals, fish or other creatures to such an extent as to be objectionable to surrounding residences by reason of odor, noise, or other factors, and provided no retail or wholesale business office or store is maintained on the premises. (2) Single-family dwellings other than mobile homes. (3) Home occupations. (4) Public utility installations for sewer, water, gas, electric, and telephone mains and incidental appurtenances. Public parks, playgrounds, golf courses, (except miniature golf courses, putting green, driving ranges and similar activities operated as a business), non-profit, non-governmental public recreation, and community buildings. (6) Railroad rights-of-way, including a strip of land with tracks and auxiliary facilities for track operations, but not including passenger stations, freight terminals, switching and classification yards, repair shops, roundhouses, power houses, interlocking towers, and fueling, sanding and watering stations. (8) Temporary buildings, the uses of which are incidental to construction operations or sale of lots during development being conducted on the same or adjoining tract or subdivision and which shall be removed upon completion or abandonment of such construction, or upon the expiration of a period of two years from the time of erection of such temporary buildings, whichever is sooner. (9) Temporary non -illuminated signs of not more than four (4) square feet pertaining to the lease, hire, or sale of a building or premises on which such sign is located. (10) Accessory buildings and uses including, but not limited to, private garages, servants quarters, guest houses, swimming pools, home barbecue grills, storage, off-street parking and loading spaces, customary church bulletin boards and identification signs, which shall not utilize or incorporate flashing, moving, or intermittent illumination and shall not exceed thirty (30) square feet in area for permitted public and semi-public uses. Section 4C-3 Parking Regulations. The parking regulations for permitted uses are contained in Article 22. Section 4-C-4 Off-street Loading Regulations. The off-street loading regulations for permitted uses are contained in Article 23. Section 4C-5 Height, Area, and Bulk Regulations. Height, area, and bulk requirements shall be as set forth in the chart of Article 24, which chart, and all notations and requirements shown therein, shall be a part of this Ordinance and have the same force and effect as if all the notations and requirements set forth therein were fully set forth or described therein. Section 4C-6 Supplementary height, area, and bulk requirements are contained in Article 27. SECTION 2. That Article 24, Height, Area and Bulk Requirements, Section 24-1, is hereby amended by adding a new article numbered 4C to read as follows: Article 4C District One -family Dwelling District Maximum Height - Feet 35 Maximum Height - Stories 3 Maximum Depth of Front Yard in Feet 25 Minimum Side and Rear Yards in Feet 5 Maximum Sq. Ft. Floor Area Per Acre of Lot Area Floor Area Factor Maximum Number of Units Per Acre of Lot Area 2.90 Yard, Open Space (in % of Total Lot ARea) Minimum Space between Buildings (See Sec. 27-3.01.03) Minumum Lot Area in Sq. Ft. (Acres) 15,000 Minimum Lot Width in Feet 50 SECTION 3. That upon written request of the Mayor or five Council members, copy attached, to find and declare an emergency due to the need for the immediate amendment to the Zoning Ordinance to promote the health, safety, and economic development of the City, such finding of an emergency is made and declared requiring suspension of the Charter rule as to consideration and voting upon ordinances or resolutions at three regular meetings so that this ordinance is passed and shall take effect upon first reading as an emergency measure this the llth day of May, 1983.
