AMENDING THE INDUSTRIAL DISTRICT AGREEMENT WITH TURNER
TOOL JOINT REBUILDERS CORPORATION BY ADDING TO EXHIBIT
"A" OF THE AGREEMENT 11.33 ACRES PURCHASED FROM GULF
STATES OIL AND REFINING COMPANY; AND DECLARING AN
EMERGENCY.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CORPUS CHRISTI,
TEXAS:
SECTION 1. That the City Manager is hereby authorized to execute
an amendment to the Industrial District Agreement with Turner Tool Joint
Rebuilders Corporation authorized by Ordiance No. 16688, passed November 11,
1981, by adding to Exhibit "A" of the agreement 11.33 acres purchased from
Gulf States Oil and Refining Company, all as more fully set forth in the
amendment, a substantial copy of which is attached hereto and made a part
hereof, marked Exhibit "1".
SECTION 2. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the immediate
need for efficient and effective administration of City affairs by amending
the aforementioned Industrial District Agreement, such finding of an
emergency is made and declared requiring suspension of the Charter rule as to
consideration and voting upon ordinances or resolutions at three regular
meetings so that this ordinance is passed and shall take effect upon first
reading as an emergency measure this the 1st day of June, 1983.

AMENDMENT TO INDUSTRIAL DISTRICT AGREEMENT

This amendment to the Industrial District Agreement is entered into
by and between the City of Corpus Christi, Texas, a municipal corporation of
Nueces County, Texas, and H. G. Turner dba Hubert G. Turner Rentals, a Texas
sole proprietorship, (Landowner), Turner Tool Joint Rebuilders Corporation, a
Texas corporation, (Lessee), and H. G. Turner dba Hubert G. Turner Rentals, a
Texas sole proprietorship, (Improvements Owner) hereinafter collectively
called "COMPANY".
I.
The City of Corpus Christi and Company agree that the attached
revision to Exhibit "A" consisting of a description of an approximately 11.33
acre tract acquired by Company after January 1, 1982, shall be included
within and subject to the Company's industrial district agreement (Corpus
Christi Industrial District No. 35) authorized by Ordinance No. 16688.
Company warrants to the City that the use of the subject tract relates
directly to the primary use of the parent tract described under the original
Industrial District Agreement. The contract amendment is to be effective as
of December 31, 1982.

BEING a tract of land situated in Nueces County, Texas, out of Section 9, Rance V,
of the H. L. Kinney Sectionized Lands; also being a portion of that 19.20 acre tract
of land conveyed to Gulf States Oil & Refining Co. by Abacus Corporation as described
in the Deed recorded in Volume 1645, at page 725, Deed Records of Nueces County,
Texas, and being more particularly described by metes and bounds as follows:
BEGINNING at the southwest corner of said 19.20 acre tract, said point
lying in the north right-of-way line of Interstate Highway 37;
THENCE North 0° 49' 30" West along the said west line of the 19.20 acre
tract, at 869.56 pass a 1" iron pipe, the southeast corner of a tract belong—
ing to Turner Machine Shop, and in all a distance of 944.56 feet to a point
for the northwest corner of this tract;
THENCE North 89° 10' 30" East across the 19.20 acre tract a distance
of 443.07 feet to a point in the east line of said tract for the
northeast corner of this tract, said point lying in the west line of a
60 foot wide road easement;
THENCE South 0° 49' 30" East along the east line of the 19.20 acre tract
and the west line of the road easement a distance of 1247.57 feet to a
point, the point of curvature of a curve to the right;
THENCE with said curve to the right whose radius is 18.40 feet, along said
right-of-way a distance of 40.97 feet to a 5/8" iron rod found on the
North right-of-way line of Interstate Highway 37 for the point of tangency
of this curve;
THENCE North 53° 17' 10" West along the north right-of-way line of
Interstate Highway 37, 521.41 feet to the POINT OF BEGINNING, forming
a tract of land embracing 11.33 acres.
