AMENDING THE ZONING ORDINANCE UPON APPLICATION OF
COUNTRY ESTATES WEST II, BY CHANGING THE ZONING MAP IN
REFERENCE TO PORTIONS OUT OF THE GREGORIO FARIAS GRANT,
A-592 NUECES COUNTY, TEXAS, FROM "A-1" APARTMENT HOUSE
DISTRICT AND "R-2" MULTIPLE DWELLING DISTRICT TO "R -1C"
ONE -FAMILY DWELLING DISTRICT; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of Country Estates
West II for amendment to the zoning map of the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with proper notice
to the public, said public hearing having been held on Wednesday, June 1,
1983, at Regular Council meeting of the City Council in the Council Chamber
at City Hall in the City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment would
best serve public health, necessity and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on the hereinafter described tracts of
land described as portions out of the Gregorio Farias Grant, A-592, situated
in the City of Corpus Christi, Nueces County, Texas, be changed from "A-1"
Apartment House District and "R-2" Multiple Dwelling District to "R -1C"
One -family Dwelling District:
Tract A
DESCRIPTION of 0.682 acres of land, more or less, out of
the Gregorio Farias Grant, A-592, Nueces County, Texas,
also out of a 41.31 acre tract described in Volume 1715,
Page 224 of the Deed Records of Nueces County, Texas, and
further described by metes and bounds as follows:
BEGINNING at a 5/8" iron rod found at the Northernmost
corner of Lot 1-R, Block 1, Country Estates Unit 10 as
shown by plat recorded in Volume 47, Page 44, Map Records
of Nueces County, Texas, for the Westernmost corner of
this tract and being in a Southeast boundary line of

Brookhaven Subdivision, as shown by plat recorded in
Volume 23, Page 32, of said Map Records;
THENCE N 35° 17' 09" E along said Southeast boundary line
of Brookhaven Subdivision 128.26 feet to a 5/8"iron rod
set for the Northernmost corner of this tract;
THENCE S 39° 12' 21" E 480.88 feet to a 5/8" iron rod set
in the Northeast boundary line of said Lot 1-R, Block 1,
for the Easternmost corner of this tract;
THENCE N 54° 40' 30" W 463.37 feet along said Northeast
boundary line of said Lot 1-R, Block 1, to the POINT OF
BEGINNING.

DESCRIPTION of 12.775 acres of land, more or less, out of
the Gregorio Farias Grant, A-592, Nueces County, Texas,
also out of a 41.31 acre tract conveyed to Country
Estates West described in Volume 1715, Page 224 of the
Deed Records of Nueces County, Texas, and further
described by metes and bounds as follows:
BEGINNING at a 5/8" iron rod found at the Northernmost
corner of Lot 1-R, Block 1, Country Estates Unit 10 as
shown by plat recorded in Volume 47, Page 44, Map Records
of Nueces County, Texas, and in a Southerly boundary line
of Brookhaven Subdivision as shown by plat recorded in
Volume 23, Page 32, of said Map Records for the
Westernmost corner of this tract;
THENCE N 35° 17' 09" E 780.04 feet along a Southeast
boundary line of said Brookhaven Subdivision to a 5/8"
iron rod found at an interior Central corner of said
Brookhaven Subdivision for the Northernmost corner of
this tract;
THENCE 5 54° 44' 24" E 775.44' to a 5/8" iron rod found
at a Northerly corner of Country Estates Unit 9 as shown
by plat recorded in Volume 46, Page 37 and 38 of said Map
Records for the Northeasternmost corner of this tract;
THENCE along the Northwesterly boundary lines of said
Country Estates Unit 9 to 5/8" iron rods found as
follows:
S 25° 37' 06" W 273.92 feet,
N 54° 40' 30" W 283.91 feet,
S 50° 07' 06" W 67.64 feet
S 35° 19' 30" W 204.60 feet,
S 54° 40' 30" E 340.00 feet,

S 35° 19' 30" W 75.62 feet pass the Northernmost corner
of Lot 10, Block 3, said Country Estates Unit 9 in all a
distance of 90.92 feet to a 5/8" iron rod set in the
Northwest boundary line of said Lot 10 for the
Southernmost corner of this tract;

Block 1, and along the Northeast boundary line of said
Lot 1-R, Block 1, in all a distance of 654.74 feet to the
POINT OF BEGINNING.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1973, as amended from
time to time, except as herein changed, shall remain in full force and
effect.
SECTION 5. That all ordinances, or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances
or resolutions at three regular meetings so that this ordinance is passed andnd
shall take9 fect upon first reading as an emergency measure this the Alt

For the reasons set forth in the emergency clause of the foregoing ordinance
or resolution, an emergency exists requiring suspension of the Charter rule
as to consideration and voting upon ordinances or resolutions at three
regular meetings; I/we, therefore, request that you suspend said Charter rule
and pass this ordinance or resolution finally on the date it is introduced,
or at the present meeting of the City Council.
