AMENDING THE ZONING ORDINANCE UPON APPLICATION OF
C.C. LAND VENTURE COMPANY BY CHANGING THE ZONING MAP IN
REFERENCE TO TRACTS 1, 2, AND 3 BEING PORTIONS OUT OF
LOTS 25 AND 26, BLOCK 12, AND LOT 32, BLOCK 19, FLOUR
BLUFF AND ENCINAL FARM AND GARDEN TRACTS, FROM "F -R"
FARM -RURAL DISTRICT TO "R-2" MULTIPLE DWELLING DISTRICT
ON TRACT 1, "AB" PROFESSIONAL OFFICE DISTRICT ON TRACT 2,
AND "B-4" GENERAL BUSINESS DISTRICT ON TRACT 3; AND
DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of C.C. Land
Venture Company for amendment to the zoning map of the City of Corpus
Christi;
WHEREAS, public hearing was held at which hearing all persons
wishing to appear and be heard were heard, to consider the same before the
City Council of the City of Corpus Christi, in accordance with proper notice
to the public, said public hearing having been held on Wednesday, June 29,
1983, at Regular Council meeting of the City Council in the Council Chamber
at City Hall in the City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided
by the City Council that to approve the hereinafter set forth amendment would
best serve public health, necessity and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on the hereinafter described tracts of
land described as portions out of Lots 25 and 26, Block 12, and Lot 32, Block
19, Flour Bluff and Encinal Farm and Garden Tracts, situated in the City of
Corpus Christi, Nueces County, Texas, be changed from "F -R" Farm -Rural
District to "R-2" Multiple Dwelling District on Tract 1, "AB" Professional
Office District on Tract 2, and "B-4" General Business District on Tract C:
Tract 1
FIELDNOTES for proposed R-2 zoning of 8.44 acres of land,
more or less, out of Lot 32, Section 19, Flour Bluff and
Encinal Farm and Garden Tracts, a map of which is

BEGINNING at a point on the Southwest subdivision line of
Wooldridge Creek Unit 2, a map of which is recorded in
Volume 45, Pages 70 and 71 of said Map Records for the
East corner of Lot 25, Section 12, of said Flour Bluff
and Encinal Farm and Garden Tracts, the North corner of
said Lot 32, Section 19 and the North corner of this
tract;
THENCE South 60° 57' 30" East, along the common boundary
line of said Wooldridge Creek Unit 2 and Lot 32, 660.00
feet, more or less, to the North corner of Lot 31, said
Section 19, the East corner of said Lot 32 and the East
corner of this tract;
THENCE South 29° 00' 00" West, along the common boundary
line of said Lots 31 and 32, 557.11 feet, more or less,
to the South corner of this tract;
THENCE North 60° 56' 35" West 660.00 feet, more or less,
to a point on the centerline of an existing 40.00 foot
wide road (County Road No. 13) for the West corner of
this tract;
THENCE North 29° 00' 00" East, along said centerline,
same being the common boundary line between said Lot 25,
Section 12 and said Lot 32, Section 19, 556.94 feet, more
or less, to the POINT OF BEGINNING.

more or less, out of Lots 25 and 26, Section 12, Flour
Bluff and Encinal Farm and Garden Tracts, a map of which
is recorded in Volume A, Pages 41, 42, and 43, Map
Records of Nueces County, Texas:
BEGINNING at a point on the Southwest boundary line of
Wooldridge Creek Unit 2, a map of which is recorded in
Volume 45, Pages 70 and 71 of said Map Records for the
North corner of Lot 32, Section 19, of said Flour Bluff
and Encinal Farm and Garden Tracts, the East corner of
said Lot 25, Section 12, and the East corner of this
tract;
THENCE South 29° 00' 00" East, along the common boundary
line between said Lots 25 and 32, same being the
centerline of an existing 40.00 foot wide county road
(County Road No. 13) 280.00 feet, more or less, to the
South corner of this tract;
THENCE North 60° 57' 30" West 666.83 feet, more or less,
to the West corner of this tract and the point of
curvature of a circular curve to the left whose radius
point bears North 44° 47' 11" West 165.00 feet, more or
less, and which has a central angle of 16° 10' 19", a
radius of 165.00 feet, a tangent distance of 23.44 feet
and an arc length of 46.57 feet;
THENCE, along said circular curve to the left, 46.57
feet, more or less, to the point of tangency;
THENCE North 29° 02' 30" East 234.12 feet, more or less,
to a point on the Northeast boundary line of said Lot 26,
Section 12, for the North corner of this tract;
THENCE South 60° 57' 30" East, at 0.10 feet, more or
less, pass the West subdivision corner of said Wooldridge
Creek Unit 2, in all a distance of 660.10 feet to the
POINT OF BEGINNING.

land, more or less, out of Lots 25 and 26, a map of which
is recorded in Volume A, Pages 41, 42, and 43, Map
Records of Nueces County, Texas:
BEGINNING at a point on the centerline of an existing
40.00 foot wide county road (County Road No. 13) for the
East corner of this tract from which corner a point on
the Southwest boundary line of Wooldridge Creek Unit 2, a
map of which is recorded in Volume 45, Pages 70 and 71 of
said Map Records for the East corner of said Lot 25,
bears along said centerline, same being the common
boundary line between said Lot 25, Section 12, and Lot
32, Section 19, of said Flour Bluff and Encinal Farm and
Garden Tracts North 29° 00' 00" East 280.00 feet, more or
less;
THENCE South 29° 00' 00" West, along said common boundary
line, 331.94 feet, more or less, to an inside corner of
this tract;
THENCE North 60° 57' 30" West, leaving said common
boundary line, 545.86 feet, more or less, to an inside
corner of this tract;

Section 12, of said Flour Bluff and Encinal Farm and
Garden Tracts and said Lot 32, Section 19, 705.00 feet,
more or less, to the North corner of this tract;
THENCE South 60° 56' 35" East 660.00 feet, more or less,
to a point on the common boundary line of Lots 31 and 32,
said Section 19 for the East corner of this tract;

boundary line, parallel to the centerline thereof and
60.00 feet distant therefrom, measured at right angles
thereto, 696.36 feet, more or less, to the West corner of
this tract;
THENCE North 29° 03' 25" East, leaving said Northeast
boundary line, 500.00 feet, more or less, to a corner of
this tract;
THENCE North 74° 03' 25" East 211.93 feet, more or less,
to the North corner of this tract;
THENCE South 60° 57' 30" East 545.86 feet, more or less,
to a point on the aforementioned centerline of said 40.00
foot wide county road for the East corner of this tract;

SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1973, as amended from
time to time, except as herein changed, shall remain in full force and
effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances
or resolutions at three regular meetings so that this ordinance is passed and
shall take effect upon first r ading as an emergency measure this the 614

For the reasons set forth in the emergency clause of the foregoing ordinance
or resolution, an emergency exists requiring suspension of the Charter rule
as to consideration and voting upon ordinances or resolutions at three
regular meetings; I/we, therefore, request that you suspend said Charter rule
and pass this ordinance or resolution finally on the date it is introduced,
or at the present meeting of the City Council.
