AMENDING THE ZONING ORDINANCE UPON APPLICATION OF
TED M. ANDERSON BY CHANGING THE ZONING MAP IN REFERENCE TO
TRACTS 1 AND 2 OUT OF LOTS 23 AND 24, SECTION 19, FLOUR
BLUFF AND ENCINAL FARM AND GARDEN TRACTS, FROM "F -R"
FARM -RURAL DISTRICT TO "A-1" APARTMENT HOUSE DISTRICT ON
TRACT 1 AND "B-1" NEIGHBORHOOD BUSINESS DISTRICT ON TRACT 2;
AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of Ted M. Anderson
for amendment to the zoning map of the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on Wednesday, January 4, 1984, at Regular
Council meeting of the City Council in the Council Chamber at City Hall in the
City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendment would best
serve public health, necessity and convenience and the general welfare of the
City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:

SECTION 1. That the Zoning Ordinance of the City of
Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on Tracts 1 and 2 out of
Section 19, Flour Bluff and Encinal Farm and Garden Tracts,
metes and bounds below, situated in the City of Corpus Christi
Texas, be changed from "F -R" Farm -Rural District to "A-1"
District on Tract 1 and to "8-1" Neighborhood Business District
Tract 1
Corpus Christi,
Lots 23 and 24,
as described by
, Nueces County,

on Tract 2.
FIELDNOTES for 12.08 acres of land being all of the
Northeast one-half (1/2) of Lot 23 and the Northwest 137.38
feet of the Northeast one-half (1/2) of Lot 24, Section 19,
Flour Bluff and Encinal Farm and Garden Tracts, a map of
which is recorded in Volume A, Pages 41, 42, and 43, Map
Records of Nueces County, Texas:
BEGINNING on the centerline of Wooldridge Road at the common
corner of Lots 10, 11, 22, and 23, Section 19, for the North
corner of this tract;

THENCE leaving the abovementioned centerline, South
28°27'55" West along the common boundary line of said Lot 22
and Lot 23, at 30.00 feet pass the Southwest right-of-way
line of Wooldridge Road and continuing along the centerline
of a 75.00 foot wide drainage easement, in all a distance of
660.00 feet to a point for the West corner of the Northeast
one-half (1/2) of Lot 23 and the West corner of this tract;
THENCE leaving the abovementioned common boundary line,
South 60°59'00" East, along the Southwest boundary line of
the Northeast one-half (1/2) of Lot 23 and the centerline of
a 75.00 foot wide drainage easement, at 660.00 feet pass the
common boundary line of Lot 23 and Lot 24, in all a distance
of 797.38 feet to a point for the South corner of this
tract;
THENCE leaving said centerline drainage easement, North
28°27'55" East, parallel with the common boundary line of
said Lot 23 and Lot 24 thereof and 137.38 feet distant
therefrom, measured at right angles thereto, at 37.50 feet
pass the Northeast right-of-way line of said drainage
easement, at 630.00 feet pass the aforementioned southwest
right-of-way line of Wooldridge Road, in all a distance of
660.00 feet to a point on the aforementioned centerline of
Wooldridge Road, same being the common boundary line of
Lot 9 and Lot 24, said Section 19, for the East corner of
this tract;
THENCE North 60°59'00" West, along the centerline of
Wooldridge Road and the common boundary line of Lot 9 and
Lot 24, said Section 19, at 137.38 feet pass the common
corner of Lots 9, 10, 23, and 24 and continuing along the
common boundary line of Lot 10 and Lot 23, in all a distance
of 797.38 feet to the POINT OF BEGINNING.

FIELDNOTES for 6.27 acres of land out of the Northeast
one-half (1/2) of Lot 24, Section 19, Flour Bluff and
Encinal Farm and Garden Tracts, a map of which is recorded
in Volume A, Pages 41, 42, and 43 Map Records of Nueces
County, Texas:
BEGINNING on the centerline of Wooldridge Road and at the
common boundary line of Lot 9 and Lot 24, said Section 19
for the North corner of this tract from which corner the
common corner of Lots 9, 10, 23, and 24, Section 19, bears
with said centerline North 60°59'00" West 137.38 feet;
THENCE South 60°59'00" East, along the centerline of
Wooldridge Road and the common boundary line of Lot 9 and
Lot 24, Section 19, 362.62 feet to its intersection with the
Northeast projection of the Northwest boundary line of a
cemetery tract located at Wooldridge and Rodd Field Road for
the upper East corner of this tract;
THENCE leaving said centerline, South 28°27'55" West, along
said Northeast projection, at 30.00 feet pass a point on the
Southwest right-of-way line of Wooldridge Road for the North
corner of said cemetery tract and the East corner of a 35.00
foot wide channel easement and continuing along the
Northwest boundary line of said cemetery tract and the
Southeast line of said channel easement, in all a distance
of 447.00 feet to a point for the West corner of said
cemetery tract and the South corner of said 35.00 foot wide
channel easement for an inside corner of this tract;
THENCE South 60°59'00" East, along the Southwest boundary
line of said cemetery tract, at 100.00 feet pass the
Northwest right-of-way line of Rodd Field Road, in all a
distance of 160.00 feet to a point on the centerline of Rodd
Field Road for the lower East corner of this tract;
THENCE South 28°27'55" West, along the centerline of Rodd
Field Road, 213.00 feet to its intersection with the
Southeast projection of the centerline of a 75.00 foot wide
drainage easement for the South corner of the Northeast
one-half (1/2) of said Lot 24 and the South corner of this
tract;
THENCE North 60°59'00" West, along the Southwest boundary
line of the Northeast one-half (1/2) of Lot 24, at 60.00
feet pass the aforementioned Northwest right-of-way line of
Rodd Field Road and continuing along the centerline of said
75.00 foot drainage easement, in all a distance of 462.62
feet for the West corner of this tract;
THENCE leaving said centerline drainage easement, North
28°27'55" East, parallel with the common boundary line of
Lot 23 and Lot 24, Section 19 thereof and 137.38 feet
distant therefrom, measured at right angles thereto, at
37.50 feet pass the Northeast right-of-way line of said
75.00 foot wide drainage easement, at 630.00 feet pass the
Southwest right-of-way line of Wooldridge Road, in all a
distance of 660.00 feet to the POINT OF BEGINNING.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1973, as amended from time
to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances
or resol ons at three regular meetings so that this ordinance is passed
shall to effect upon first a ing as an emergency measure this the

For the reasons set forth in the emergency clause of the foregoing ordinance
or resolution, an emergency exists requiring suspension of the Charter rule
as to consideration and voting upon ordinances or resolutions at three
regular meetings; I/we, therefore, request that you suspend said Charter rule
and pass this ordinance or resolution finally on the date it is introduced,
or at the present meeting of the City Council.
