AN ORDINANCE
AMENDING THE ZONING ORDINANCE UPON APPLICATION OF
MR. AND MRS. ROBERT L. PEARDON BY CHANGING THE ZONING MAP IN
REFERENCE TO A PORTION OF LOTS 5 AND 6, BLOCK 2, KOOLSIDE
ADDITION, FROM "R -1B" ONE -FAMILY DWELLING DISTRICT TO "AB"
PROFESSIONAL OFFICE DISTRICT; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of Mr. and
Mrs. Robert L. Peardon for amendment to the zoning map of the City of Corpus
Christi;
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on Wednesday, January 11, 1984, at Special
Council meeting of the City Council in the Council Chamber at City Hall in the
City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendment would best
serve public health, necessity and convenience and the general welfare of the
City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on a portion of Lots 5 and 6, Block 2,
Koolside Addition as described by metes and bounds below, situated in the City
of Corpus Christi, Nueces County, Texas, be changed from "R -1B" One -family
Dwelling District to "AB" Professional Office District.
The west 10 feet out of Lot 5 and the East 60 feet out of
Lot 6, Block 2 of the Koolside Addition as shown on plat
thereof recorded in Volume 13, Pages 32 and 33 in the Map
Records of Nueces County, Texas, and being more particularly
described by metes and bounds as follows:
COMMENCING at the point of tangency of a curve in the north
right-of-way line of McArdle Road where the west
right-of-way line flare of Dorothy Drive becomes tangent
with the north right-of-way line of McArdle Road;
THENCE with the north right-of-way line of McArdle Road
North 60°40' West 135.03 feet pass the common south corner
of Lots 1 and 3, at 205.03 feet pass the common south corner
of Lots 3 and 4, at 275.03 feet pass the common south corner

of Lots 4 and 5, and in all 335.03 feet to a 5/8 inch iron
rod set in said right-of-way line for the southeast corner
of the tract herein described, and POINT OF BEGINNING:
THENCE continuing with said right-of-way line North 60°40'
West 70 feet to a 5/8 inch iron rod set for the southwest
corner of this tract;
THENCE North 29°20' East parallel to and 10 feet east of
the common boundary line between Lots 6 and 7 a distance of
140.0 feet to a 5/8 inch iron rod found in the common
boundary line between Lots 6 and 31 for the northwest corner
of this tract;
THENCE with said common boundary line South 60°40' East 70
feet to a 5/8 inch iron rod found for the northeast corner
of this tract;
THENCE South 29°20' West parallel to and 10 feet east of
the common boundary line of Lots 5 and 6 a distance of
140.0 feet to the POINT OF BEGINNING, containing in all
9,800 square feet, more or less.
7 -7 -SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1973, as amended from time
to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, su finding of an emergency is made and declared requiring
suspension c the Charter rule as to consideration and voting upon ordinances
or resoluti. s at three regular meetings so that this ordinance is passed ands

For the reasons set forth in the emergency clause of the foregoing ordinance
or resolution, an emergency exists requiring suspension of the Charter rule
as to consideration and voting upon ordinances or resolutions at three
regular meetings; I/we, therefore, request that you suspend said Charter rule
and pass this ordinance or resolution finally on the date it is introduced,
or at the present meeting of the City Council.
