AN ORDINANCE
AMENDING THE ZONING ORDINANCE UPON APPLICATION OF LOYAL
ORDER OF MOOSE LODGE #734 BY CHANGING THE ZONING MAP IN
REFERENCE TO A PORTION OUT OF LOT 1, PEARY PLACE ANNEX "E"
AND LOT 10, SECTION 31, FLOUR BLUFF AND ENCINAL FARM AND
GARDEN TRACTS FROM "R -1B" ONE -FAMILY DWELLING DISTRICT WITH
"SP" SPECIAL PERMIT TO "B-4" GENERAL BUSINESS DISTRICT ON
TRACT 1 AND "A-2" APARTMENT HOUSE DISTRICT ON TRACT 2; AND
DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of Loyal Order of
Moose Lodge #734 for amendment to the zoning map of the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on Wednesday, February 29, 1984, at Special
Council meeting of the City Council in the Council Chamber at City Hall in the
City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendment would best
serve public health, necessity and convenience and the general welfare of the
City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS -CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on a portion of Lot 1, .Peary Place Annex
"E" and Lot 10, Section 31, Flour Bluff and Encinal Farm and Garden Tracts, as
described by metes and bounds below, situated in the City of Corpus Christi,
Nueces County, Texas, be changed from "R -1B" One -family Dwelling District with
"SP" Special Permit to "B-4" General Business District on Tract 1 and "A-2"
Apartment House District on Tract 2.
Tract 1
BEING 9.43 acres of land, more or less, said 9.43 acre tract
being out of Lot 1, Peary Place, Annex E, as recorded in
Volume 43, Page 62, Map Records of Nueces County, Texas,
said Lot 1 containing 14.43 acres and said 9.43 acre tract
being more particularly described by metes and bounds as
follows:
BEGINNING at the north corner of this tract, said corner
also being the north corner of Lot 1 and lying on the
southwest right-of-way line of Soutjl,jadre Island Drive;

THENCE S 63°30'00" E, along said R.O.W. line, 348.87 feet,
to a corner of this tract;
THENCE continuing along said R.O.W line, S 82°50'00" E,
211.85 feet, to a corner of this tract;
THENCE still along said R.O.W. line, S 59°35'30" E, 65.01
feet, to the east corner of this tract, also being the east
corner of said Lot 1;
THENCE leaving said R.O.W. line, S 29°00'00" W, 734.07 feet,
to the south corner of this tract;
THENCE N 61°00'00" W, 610.51 feet, to the west corner of
this tract, said corner being on the northwest boundary of
said Lot 1;
THENCE N 29°00'00" E, 641.66 feet, to the point of beginning
and containing 9.43 acres of land, more or less.
Tract 2
BEING 10.00 acres of land, more or less, 5.00 acres being
out of the southwest portion of Lot 1, Peary Place, Annex E,
a map of which is recorded in Volume 43, Page 62, Map
Records of Nueces County, Texas, and 5.00 acres being out of
the remaining portion of Lot 10, Section 31, Flour Bluff &
Encinal Farm and Garden Tracts recorded in Volume A, Pages
41-43, Map Records of Nueces County, Texas, and said 10.00
acre tract being more particularly described by metes and
bounds as follows:
BEGINNING at the north corner of this tract, said corner
bearing S 29°00'00" W, 641.66 feet from the north corner of
said Lot 1, lying on the southwest right-of-way line of
South Padre Island Drive;
THENCE S 61°00'00" E, 610.15 feet, to the east corner of
this tract;
THENCE S 29°00'00" W, 302.78 feet, to a corner of this
tract;
THENCE S 61°00'00" E, 50.00 feet, to a corner of this tract;
THENCE S 29°00'00" W, at 50.00 feet
said Lot 1, the same being the east
of Lot 10, at 360.00 feet pass the
20 foot wide road easement, in all
corner of this 10.00 acre tract;

THENCE N 61°00'00" W, along the southwest boundary of this
tract, and running 20 feet southwest of and parallel to the
northeast boundary of said 20 foot wide road easement, at

normal to a turning point on said northeast boundary, in all
660.15 feet to the west corner of this tract;
THENCE N 29°00'00" E, at 20.00 feet pass a point which is 20
feet northwest of and normal to said turning point of said
20 foot wide road easement, thence continuing 20 feet
northwest of and parallel to the southeast boundary of said
road easement, at 330.00 feet pass the north corner of said
remainder of Lot 10, the same being the west corner of
Lot 1, and the end of said 20 foot wide road easement, in
all 682.78 feet to the point of beginning and containing
10.00 acres of land, more or less.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1973, as amended from time
to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances or
resolutions at three regular meetings so that this ordinance is passed uod shall

For the reasons set forth in the emergency clause of the foregoing ordinance
or resolution, an emergency exists requiring suspension of the Charter rule
as to consideration and voting upon ordinances or resolutions at three
regular meetings; I/we, therefore, request that you suspend said Charter rule
and pass this ordinance or resolution finally on the date it is introduced,
or at the present meeting of the City Council.
