AN ORDINANCE
AMENDING THE ZONING ORDINANCE UPON APPLICATION OF ANNIE
BLAKE MORGAN HEAD BY CHANGING THE ZONING MAP IN REFERENCE TO
TRACTS 1A, 1B, 2, AND 3 OUT OF LOTS 37, 44, AND 45, ARTEMUS
R. ROBERTS SUBDIVISION FROM "R -1B" ONE -FAMILY DWELLING
DISTRICT TO "6-1" NEIGHBORHOOD BUSINESS DISTRICT ON TRACTS
1A AND 16, "A-2" APARTMENT HOUSE DISTRICT ON TRACT 2, and
"A-1" APARTMENT HOUSE DISTRICT ON TRACT 3; AND DECLARING AN
EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of Annie Blake Morgan
Head for amendment to the zoning map of the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on Wednesday, March 7, 1984, at Special
Council meeting of the City Council in the Council Chamber at City Hall in the
City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendment would best
serve public health, necessity and convenience and the general welfare of the
City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on Tracts 1A, 1B, 2, and 3 out of Lots 37,
44, and 45, Artemus R. Roberts Subdivision, as described by metes and bounds
below, situated in the City of Corpus Christi, Nueces County, Texas, be changed
from "R -1B" One -family Dwelling District to "B-1" Neighborhood Business District
on Tracts 1A and 1B, "A-2" Apartment House District on Tract 2, and "A-1"
Apartment House District on Tract 3.
Tract 1A
FIELDNOTES for 1.92 acres of land out of Lot 45, Artemus R.
Roberts Subdivision, a map of which is recorded in Volume 3,
Page 41, Map Records of Nueces County, Texas:
BEGINNING at a 1 inch iron pipe found at the centerline
intersection of Haven Road (60.00 feet wide) and McKinzie
Road (70.00 feet wide) for the Northwest,corner of said Lot
45 and for the Northwest corrgsnet , act;

THENCE, East, with the North boundary line of said Lot 45,
at 35.00 feet pass the existing East right-of-way line of
McKinzie Road, in all a distance of 250.00 feet for the
Northeast corner of this tract;
THENCE, leaving said North boundary line, South 345.00 feet
for the Southeast corner of this tract;
THENCE West 100.00 feet for a corner of this tract;
THENCE North 75°00'00" West 103.50 feet for a corner of this
tract;
THENCE West, at 15.00 feet pass the aforementioned East
right-of-way line of McKinzie Road, in all a distance of
50.00 feet to a point on the centerline of said McKinzie
Road for the Southwest corner of this tract;
THENCE North, with said centerline, same being the West
boundary line of said Lot 45, a distance of 318.20 feet for
the POINT OF BEGINNING.

BEGINNING at aoint on the centerline of McKinzie Road
(70.00 feet wide) for the Northwest corner of this tract,
from which corner a 1 inch iron pipe found at the centerline
intersection of McKinzie Road and Haven Road (60.00 feet
wide) bears with said centerline North 431.80 feet;
THENCE, leaving said centerline, East, at 35.00 feet pass
the existing East right-of-way of McKinzie Road, in all a
distance of 50.00 feet for a corner of this tract;
THENCE North 75°00'00" East 103.50 feet for a corner of this
tract;
THENCE East 100.00 feet for the Northeast corner of this
tract;
THENCE South 345.00 feet for the Southeast corner of this
tract;
THENCE West, at 215.00 feet pass the aforementioned East
right-of-way line, in all a distance of 250.00 feet to a
point on the centerline of McKinzie Road for the Southwest
corner of this tract;
THENCE North, with said centerline, same being the West
boundary line of said Lot 45, a distance of 318.20 feet for
the POINT OF BEGINNING.

corner a 1 inch iron pipe found at the centerline
intersection of McKinzie Road (80.00 feet wide) and Haven
Road (60.00 feet wide) bears West 250.00 feet;
THENCE East, with said North boundary line of said Lots 45
and 44, a distance of 618.50 feet for the Northeast corner
of this tract;
THENCE, leaving the North boundary line of said Lot 44,
750.00 feet for the Southeast corner of this tract;
THENCE West 618.50 feet for the Southwest corner of this
tract;
THENCE North 345.00 feet for an inside corner of this tract;
THENCE West 100.00 feet for a corner of this tract;
THENCE South 75°00'00" West 103.50 feet for a corner of this
tract;
THENCE West, at 15.00 feet pass the existing East

Lot 44 for the Northwest corner of this tract from which
corner a 1 inch iron pipe found at the centerline
intersection of McKinzie Road (80.00 feet wide) and Haven
Road (60.00 feet wide) bears West 868.50 feet;
THENCE East, with said North boundary line of said Lots 44
and 37, a distance of 618.50 feet for the Northeast corner
of this tract;
THENCE, leaving the North boundary line of said Lot 37,
750.00 feet for the Southeast corner of this tract;
THENCE West 618.50 feet for the Southwest corner of this
tract;
THENCE North 750.00 feet for the POINT OF BEGINNING.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1973, as amended from time
to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances or
resolutions at three regular meetings so that this ordinance is passe nd shall

For the reasons set forth in the emergency clause of the foregoing ordinance
or resolution, an emergency exists requiring suspension of the Charter rule
as to consideration and voting upon ordinances or resolutions at three
regular meetings; I/we, therefore, request that you suspend said Charter rule
and pass this ordinance or resolution finally on the date it is introduced,
or at the present meeting of the City Council.
