AMENDING THE ZONING ORDINANCE UPON APPLICATION OF CENTRAL
POWER AND LIGHT COMPANY BY CHANGING THE ZONING MAP IN
REFERENCE TO A PORTION OUT OF LON C. HILL UNIT 1 AND
GREGORIO FARIAS GRANT, ABSTRACT 592, FROM "R -1B" ONE -FAMILY
DWELLING DISTRICT TO "I-3" HEAVY INDUSTRIAL DISTRICT; AND
DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of Central Power and
Light Company for amendment to the zoning map of the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on Wednesday, April 11, 1984, at Regular
Council meeting of the City Council in the Council Chamber at City Hall in the
City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendment would best
serve public health, necessity and convenience and the general welfare of the
City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning an a portion of Lan C. Hill Unit 1 and
Gregorio Farias Grant, Abstract 592, as described by metes and bounds below,
situated in the City of Corpus Christi, Nueces County, Texas, be changed from
"R-16" One -family Dwelling District to "I-3" Heavy Industrial District.
Description of a tract of landing containing 11.7 acres of
land, more or less:
BEGINNING at a point in the northwest right-of-way line of
Callicoatte Road, an 80' wide road, being the easterly
corner of an 8 acre tract of land conveyed to Central Power
and Light Company by Merle Hearn Johnson Whitten and
husband, Robert T. Whitten on January 30, 1973, and recorded
in Volume 1453, Pages 399-403, from whence the southwest
right-of-way line of Hearn Road bears N 36°45'00" E, a
distance of 925', more or less;
THENCE, with said right-of-way line of Callicoatte Road, S
36°45'00" W, 1092 feet to the present southwesterly limits
of R -1B zoning across Lon C. Hill - Unit 1, as filed in
Volume 34, Page 103, Map d 05es County, Texas;

THENCE, with said southwesterly zoning line, N 52°24'30" W,
300 feet;
THENCE, continuing with the zoning line, N 36°45'00" E, 535
feet to a point in the southwesterly line of the previously
mentioned 8 acre tract, also being the most easterly
northeast line of Lon C. Hill - Unit 1;
THENCE, with said southwesterly line of the 8 acre tract,
being also the present zoning line, N 52°24'30" W, 138 feet
to a 3/4" iron pipe;
THENCE, the

pipe at the westerly corner of said 8 acre tract;
THENCE, with the northwesterly line of said 8 acre tract and
the present zoning line N 37°35'50" E, 557 feet to the
northerly corner of said 8 acre tract;
THENCE S 52°24'10" E, 622 feet to the point of beginning,
containing 11.7 acres of land, more or less.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1973, as amended from time
to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances or
resolutions at three regular meetings so that this ordinance is passed landdahall

For the reasons set forth in the emergency clause of the foregoing ordinance
or resolution, an emergency exists requiring suspension of the Charter rule
as to consideration and voting upon ordinances or resolutions at three
regular meetings; I/we, therefore, request that you suspend said Charter rule
and pass this ordinance or resolution finally on the date it is introduced,
or at the present meeting of the City Council.
