CHATHAM BY CHANGING THE ZONING MAP IN REFERENCE TRACTS 1 AND 2 OUT OF LOT 3, BLOCK 1, CARROLL PLACE UNIT 7, FROM "A-1" APARTMENT HOUSE DISTRICT WITH A "SP" SPECIAL PERMIT AND "R -1B" ONE -FAMILY DWELLING DISTRICT TO "AB" PROFESSIONAL OFFICE DISTRICT ON TRACT 1 AND "A-1" APARTMENT HOUSE DISTRICT ON TRACT 2; AND DECLARING AN EMERGENCY. WHEREAS, the Planning Commission has forwarded to the City Council its reports and recommendations concerning the application of D. A. Chatham for amendment to the zoning map of the City of Corpus Christi; WHEREAS, public hearing was held at which hearing all persons wishing to appear and be heard were heard, to consider the same before the City Council of the City of Corpus Christi, in accordance with proper notice to the public, said public hearing having been held on Wednesday, April 18, 1984, at Regular Council meeting of the City Council in the Council Chamber at City Hall in the City of Corpus Christi; and WHEREAS, by motion duly made, seconded and carried, it was decided by the City Council that to approve the hereinafter set forth amendment would best serve public health, necessity and convenience and the general welfare of the City of Corpus Christi and its citizens: NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CORPUS CHRISTI, TEXAS: SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is amended by making the change hereinafter set out. SECTION 2. That the zoning on Tracts 1 and 2 out of Lot 3, Block 1, Carroll Place Unit 7, situated in the City of Corpus Christi, Nueces County, Texas, more fully described by metes and bounds below, be changed from "A-1" Apartment House District with "SP" Special Permit and "R -1B" One -family Dwelling District to "AB" Professional Office District on Tract 1 and "A-1" Apartment House District on Tract 2. Tract 1 FIELDNOTES for a 40,918 square foot tract of land out of Lot 3, Block 1, Carroll Place Unit 7, a map of which is recorded in Volume 45, Page 146, Map Records of Nueces County, Texas: BEGINNING at the South corner of this tract, same being the South corner of said Lot 3, Block 1, and West corner of Lot 4, Block 1, Carroll Plagg`Ll1�i 7, a map of which is jj�� ttitC ,1sFp9Q+Haag 18191 recorded in Volume 43, Page 61, Map Records of Nueces County, Texas; THENCE North 61°30'00" West, along the Northeast boundary line of Holly Road (60.00 feet wide), parallel to the centerline thereof and 40.00 feet distant therefrom, measured at right angles thereto, a distance of 132.00 feet for the West corner of said Lot 3, Block 1 and the West corner of this tract; THENCE, leaving said Northeast boundary of Holly Road, North 29°00'00" East, along the Northwest boundary line of said Lot 3, Block 1, a distance of 310.00 feet for the North corner of this tract; THENCE, leaving the abovementioned Northwest boundary, South 61°30'00" East, 132.00 feet to a point on the Southeast boundary line of said Lot 3, Block 1, same being the Northwest boundary line of said Lot 4, Block 1, for the East corner of this tract; THENCE South 29°00'00" West, along the abovementioned common boundary line, 310.00 feet for the POINT OF BEGINNING. Tract 2 FIELDNOTES for a 1.00 acre tract of land out of Lot 3, Block 1, Carroll Place Unit 7, a map of which is recorded in Volume 45, Page 146, Map Records of Nueces County, Texas: BEGINNING at the East corner of this tract same being the East corner of said Lot 3, Block 1, and North corner of Lot 4, Block 1, Carroll Place Unit 7, a map of which is recorded in Volume 43, Page 61 Map Records of Nueces County, Texas; THENCE South 29°00'00' West along the Southeast boundary line of said Lot 3, Block 1, same being the Northwest boundary line of said Lot 4, Block 1, a distance of 330.00 feet for the South corner of this tract; THENCE, leaving said common boundary line of Lots 3 and 4, North 61°30'00" West 132.00 feet to a point on the Northwest boundary line of said Lot 3, Block 1, for the West corner of this tract; THENCE North 29°00'00" East along said Northwest boundary line of Lot 3, Block 1, a distance of 330.00 feet to a point on the Southwest boundary line of Lot 16, Block 3, Carroll Place Unit 6, a map of which is recorded in Volume 39, Page 27, Map Records of Nueces County, Texas, for the North corner of this tract; THENCE South 61°30'00" East, along said Southwest boundary line same being the Northeast boundary line of said Lot 3, Block 1, a distance of 132.00 feet for the POINT OF BEGINNING. SECTION 3. That the official zoning map of the City of Corpus Christi, Texas, be and the same is hereby, amended as herein ordained. SECTION 4. That the Zoning Ordinance and Map of the City of Corpus Christi, Texas, approved on the 27th day of August, 1973, as amended from time to time, except as herein changed, shall remain in full force and effect. SECTION 5. That all ordinances or parts of ordinances in conflict herewith are hereby expressly repealed. SECTION 6.
