AMENDING THE ZONING ORDINANCE UPON APPLICATION OF
LAKE PLACID TOWN HOMES, INC. BY CHANGING THE
ZONING MAP IN REFERENCE TO 27.985± ACRES OUT OF
LOTS 31 AND 32, SECTION 27, FLOUR BLUFF AND
ENCINAL FARM AND GARDEN TRACTS FROM "F -R"
FARM -RURAL DISTRICT TO "R-2" MULTIPLE DWELLING
DISTRICT WITH A "PUD -2" PLANNED UNIT DEVELOPMENT:
AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City
Council its reports and recommendations concerning the application of
Lake Placid Town Homes, Inc. for amendment to the zoning of the City
of Corpus Christi;
WHEREAS, public hearing was held at which hearing all
persons wishing to appear and be heard were heard, to consider the
same before the City Council of the City of Corpus Christi, in
accordance with proper notice to the public, said public hearing
having been held on Tuesday, July 10, 1984, at Regular Council meeting
of the City Council in the Council Chamber at City Hall in the City of
Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was
decided by the City Council that to approve th e hereinafter set forth
amendment would best serve public health, necessity and convenience
and the general welfare of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on 27.985± acres out of Lots 31
and 32, Section 27, Flour Bluff and Encinal Farm and Garden Tracts,
Nueces County, Texas, as described by metes and bounds below, situated
in the City of Corpus Christi, Nueces County, Texas, be changed from
"F -R" Farm -Rural District to "R-2" Multiple Dwelling District with a
"PUD -2" Planned Unit Development; as shown by Exhibits "A" and "B"
attached hereto and made a part hereof.
Description of 27.985 acres of land, more or less,
being all of Lot 31, Section 27 and a portion of
Lot 32, Section 27, Flour Bluff and Encinal Farm &
Garden Tracts, a map of which is recorded in
Volume "A", Pages 41 thru 43 of the Map Records of
Nueces County, Texas and further described by
metes and bounds as follows: MICROFILMED

BEGINNING at a 5/8" iron rod found at the
Southernmost corner of said Lot 31 for the
Southernmost corner of this tract;
THENCE N61°02'35"W 920.00 feet along the
Southwest boundary line of said Lots 31 & 32 to a
5/8" iron rod set for the Westernmost corner of
this tract;
THENCE N28°51'36"E 1321.82 feet across said Lot
32 to a 5/8" iron rod set in the Northeast
boundary line of said Lot 32 for the Northernmost
corner of this tract;
THENCE S61°11'00"E 922.92 feet along said
Northeast boundary line of Lot 32 and along the
Northeast boundary line of said Lot 31 to a 1"
iron pipe found in the Northwest boundary line of
Greenfields by the Bay Unit I, a map of which is
recorded in Volume 46, Pages 141 & 142 of the Map
Records of Nueces County, Texas for the
Easternmost corner of this tract;
THENCE S28°59'10"W along said Northwest boundary
line of Greenfields by the Bay at 978.66 feet pass
the Southwest corner of said Greenfields by the
Bay and along a portion of the Southeast boundary
line of said Lot 31 in all a distance of 1324.08
feet to the POINT OF BEGINNING.
SECTION 3. That the official zoning map of the City of
Corpus Christi, Texas, be and the same is hereby, amended as herein
ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas approved on the 27th day of August, 1937, as
amended from time to time, except as herein changed, shall remain in
full force and effect.
SECTION 5. That all ordinances or parts of ordinances in
conflict herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five
Council members, copy attached, to find and declare an emergency due
to the need for efficient administration of City affairs by granting
the aforesaid zoning change, such finding of an emergency is made and
declared requiring suspension of the Charter rule as to consideration
and voting upon ordinances or resolutions at three regular meetings so
that this ordinance is passed and shall take effect upon first reading
as an emergency measure this the 10th day of July, 1984.
