AMENDING THE ZONING ORDINANCE UPON APPLICATION OF CORPUS
CHRISTI INDEPENDENT SCHOOL DISTRICT BY CHANGING THE ZONING
MAP IN REFERENCE A PORTION OUT OF LOTS 29 AND 30,
SECTION 14, FLOUR BLUFF AND ENCINAL FARM AND GARDEN TRACTS,
FROM "R -1B" ONE -FAMILY DWELLING DISTRICT TO "B-1"
NEIGHBORHOOD BUSINESS DISTRICT; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of Corpus Christi
Independent School District for amendment to the zoning map of the City of
Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on Tuesday, August 21, 1984, at Regular
Council meeting of the City Council in the Council Chamber at City Hall in the
City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendment would best
serve public health, necessity and convenience and the general welfare of the
City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on a portion out of Lots 29 and 30,
Section 14, Flour Bluff and Encinal Farm and Garden Tracts, as described by
metes and bounds below, situated in the City of Corpus Christi, Nueces County,
Texas, be changed from "R -1B" One -family Dwelling District to "B-1" Neighborhood
Business District:
FIELDNOTES for 4.90 acres of land out of Lot 29 and Lot 30,
Section 14, Flour Bluff and Encinal Farm and Garden Tracts,
a map of which is recorded in Volume A, Pages 41, 42, 43,
map records of Nueces County, Texas:
BEGINNING at the North boundary line of McArdle Road at the
Southwest corner of Lot 1, Block 1, Cullen Place Unit 1, a
map of which is recorded in Volume 17, Page 38, map records
of Nueces County, Texas, for the Southeast corner of this
tract;
THENCE North 60°55'45" West, along the North boundary line
of McArdle Road, parallel with the centerline right-of-way

thereof and 30.00 feet distant therefrom, measured at right
angles thereto, 493.33 feet to its intersection with the
East boundary line of Airline Road for the Southwest corner
of this tract;
THENCE North 02°28'00" East, along the East boundary line of
Airline Road, parallel with the centerline right-of-way
thereof and 40.00 feet distant therefrom, measured at right
angles thereto, 483.29 feet to the Southwest corner of
Block 8, said Cullen Place Unit 1 for the Northwest corner
of this tract;
THENCE leaving Airline Road, South 60°56'38" East, along the
South boundary line of said Block 8, 493.27 feet to a point
on the West boundary line of Lot 9, said Block 1, Cullen
Place Unit 1, for the Southeast corner of said Block 8 and
an inside subdivision corner of said Cullen Place Unit 1 for
the Northeast corner of this tract;
THENCE South 02°28'00" West, along the West boundary line of
Lots 9, 8, 7, 6, 5, 4, 3, 2, 1, Block 1, Cullen Place Unit
1, 483.43 feet to the POINT OF BEGINNING.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1973, as amended from time
to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances or
resolutions at three regular meetings so that this ordinance is passed and shall
take effect upon first reading as an emergency measure this the 21st day of
August, 1984.

For the reasons set forth in the emergency clause of the foregoing ordinance
or resolution, an emergency exists requiring suspension of the Charter rule
as to consideration and voting upon ordinances or resolutions at three
regular meetings; I/we, therefore, request that you suspend said Charter rule
and pass this ordinance or resolution finally on the date it is introduced,
or at the present meeting of the City Council.
