AMENDING THE ZONING ORDINANCE UPON APPLICATION OF
SEATERRA, INC BY CHANGING THE ZONING MAP IN REFERENCE TO
TRACTS 1 AND 2 OUT OF LOTS 8, 9, AND 10, SECTION 37, FLOUR
BLUFF AND ENCINAL FARM AND GARDEN TRACTS FROM "R-18"
ONE -FAMILY DWELLING DISTRICT TO "RE" RESIDENTIAL ESTATE
DISTRICT. AND DECLARING AN EMERGENCY
WHEREAS, the Planning Commission has forwarded to the City Council
its reports and recommendations concerning the application of Seaterra, Inc. for
amendment to the zoning map of thenCity of Corpus Christi,
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on Tuesday, December 11, 1984, at Regular
Council meeting of the City Council in the Council Chamber at City Hall in the
City of Corpus Christi, and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendment would best
serve public health, necessity and convenience and the general welfare of the
ity of Corpus Christi and its citizens

THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
SECTION 7. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on Tracts 1 and 2 out of Lots 8, 9, and
10, Section 37, Flour Bluff and Encinal Farm and Garden Tracts, as described by
metes and bounds below, situated in the City of Corpus Christi, Nueces County.
Texas, be changed from "8-18" One -family Dwelling District to "RE" Residential
Estate District:
Tract 1
FIELDNOTES for 49.87 acres of land, more or less, out of
Lots 8, 9, and 10, Section 37, Flour Bluff and Encinal Pam
and Garden Tracts, a map of which is recorded in Volume A,
Pages 41 through 43, of the Map Records of Nueces County.

BEGINNING at a 5/8 inch iron rad found at the intersection
of the centerline of Ramfield Road with the centerline of
Roscher Road for the Southeast corner of said Lot 8 and the
Southeast corner of this survey,

THENCE North 61"28'00" West, along the South boundary of
said Lots 8, 9, and 10, at 20.00 feet cross the existing
West right-of-way line of Roscher Road at 38.0 feet pass a
fence corner past and continuing with a fence at 1,643.98
feet pass a 1/2 inch iron rod found at the Northeast corner
of a brick wall, in all a distance of 1,831.38 feet to the
shoreline (elevation 1 5 feet, N.0.8 0 ) of the Cayo 001 Oso
for the Southwest corner of this survey,
THENCE along said shoreline as follows.
North 23.01'50" East, 108 93 feet,
North 15"14'40" East, 235.50 feet;
North 10"17'25" East, 335.82 feet;

North 02"30'25" East, 166 01 feet;

North 43°14'50" East, 78.13 feet and North 46"58'55" East,
83.05 feet to the North boundary of said Lot 1D, for the
Northwest corner of this survey, from which corner an axle
found bears North 16"08' East, 3.78 feet,
THENCE South 61"35'41" East, along the North boundary of
said Lots 10 and 9 with a wire fence 1,319.81 feet to a 5/8
inch iron rad found at the Northwest corner of a 10 acre
tract of land c nveyed to Harold Lee Baker and wife, by
William B. Anderson and wife, by deed dated March 13, 1972,
recorded in Volume 1428, Page 150 of the deed records of
Nueces County, Texas, for the upper northeast corner of this
surrey,
THENCE South 28"28'30" West, along the West boundary of said
10 acre tract with a fence 605.58 feet to a 5/8 inch iron
rod found at the Southwest corner of said 10 acre tract for
an interior corner of this survey;
THENCE South 61°40'20" East, along the South boundary of
said 10 acre tract with a fence, at 701.69 feet pass a 5/8
inch iron
rod found on line in all a distance of 721 69 feet

Section 37, Flour 81uff and 8501047 Farm and Garden Tracts,
as shown on the map or e in Volume A, Pages 41, 42, and
43, and being m e particularly described by metes and
bounds as 7011905/
BEGINNING at a point which is the center of Roscher Road,
and is in the Southeast line of Lot R, Section 37, and which
bears North 29° East, 720 feet from the common corner
of
Sections 36, 37, 38, and 39, Flour Bluff and Encinalram
and Garden TRacts.
THENCE North 61° West, at 20 feet the Northwest right-of-way
of Roscher Road, at 660 feet the common line of Lots 8 and
9, Section 37, and In a71 721.20 feet,
THENCE North 29° East, 604 feet to the Northeast line of
Lot 9, Section 37,
THENCE on the Northeast line of Lot 9, Section 37, South 61°
East, at 61.20 feet the common line of Lots 8 and 9,
Section 37, at 701.20 feet, the Northwest line of Roscher
Road, and in all 721 20 feet to the Southeast line of Lot 8,
Section 37;
THENCE an the centerline of Roscher Road, and the Southeast
line of Lot 8, Section 37, 604 feet to the PLACE OF
BEGINNING
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1973, as amended from time
to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning

change, such finding of a emergency i made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances or
resolutions at three regular meetings So that this ordinance is passed and shall
take effect upon first reading as an emergency measure this the 11th day of
December, 1984.
