AMENDING THE ZONING ORDINANCE BY AMENDING ARTICLE 31, NEWLY
ANNEXED TERRITORY, BY ADDING TO SECTION 31-5 SUBSECTION,
31-5.78, SETTING FORTH ZONING CLASSIFICATION OF SAID AREA OF
LAND -Encamp AS PORTIONS OUT OF LOTS 4 AND 5, SECTION 20,
FLOUR BLUFF AND ENCINAL FARM AND GARDEN TRACTS, AND
DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its
reports and recommendations concerning the application of Topel Business, Inc.,
et al for amendment to the zoning map of the City of Corpus Christi,
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held an Tuesday, December 18, 1984, at Regular
Council meeting of the City Council in the Council Chamber at City Hall in the
City of Corpus Christi, and the City Council further finds as follows
(1) That the Planning Commission of the City of Corpus Christi has
found the proposed change in zoning is in the public interest and within the
purpose of the zoning ordinance, and, that permanent zoning of "AB" being a
portion out of Lots 4 and 5, Section 20, Flour Bluff and Encinal Fenn and Garden
Tracts, Nueces County, Texas, more fully described hereinafter. be granted.
(2) That the agreement for the contractual annexation of the land
described herein to the City of Corpus Christi does not contain any condition of
rezoning said land by the City Council, and that such contract contains no
reference to zoning-,
(3) That the permanent z ing as hereinabove s t forth be granted to
the aforesaid described and hereinafter more fully described parcels or tracts
of land, and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendments would
serve ec
public health, necessity and convenience and the general welfare of the
City and its citizens.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI. TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That there is hereby amended Article 31 of the Zoning
Ordinance, Section 31-5, by adding a nevi subsection, 31-5.78 to hereafter read
s follows, such zoning classification of the hereinafteraescribed properties
to be effective upon annexation

"Section 37-5.78. The following described tracts of land shall be zoned and
classified as €Shows
"AB" Professional Office District on the following more particularly
described tracts.
DESCRIPTION OF A 12.244 acre tract of land out of Lots 4 and
5, Section 20, Flour Bluff and Encinal Farm and Garden
Tracts, as recorded at Volume A, Pages 41-43, Map Records of
Nueces County, Texas.
BEGINNING at a point in the centerline of Airline Road from
whence the intersection of the centerlines of Airline Road
and Saratoga Boulevard bears N 2°30'00" E 790.00';
THENCE, S 87°30'00" E, at 30.00' pass the easterly
right-of-way line of Airline Road, in all a distance of
506.37' to a point for corner;
THENCE, 5 60°55'30" E, 506 90' to a paint for corner,
THENCE, 5 29°04'30" W, 372.63' to a point for corner,
THENCE, N 60°55'30" W, 350.00' to a point for corner,
THENCE, S 2°30'00" W, 472.27' to a point for corner,
THENCE, N 60°55'30" E, 306.00' to a point for corner,
THENCE, N 74°14'55" W, at 181.16' pass the easterly
right-of-way line of Airline Road, in all a distance of
211.98' to a point to the centerline of Airline Road,
THENCE, with the centerline of Airline Road N 2°30'00" E,
690.24' to the point of beginning, said tract containing
12.244 acres of land, more or less.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1937, as amended from time
to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs bygranting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to con sideration and ting upon ordinances
or resolutions at three regular meetingsso that this ordinance is passed and
shall take effect upon first reading as an emergency measure this the 1g_ day
