AMENDING THE ZONING ORDINANCE UPON APPLICATION OF WAYNE
LUNDQUIST, JR., TRUSTEE, BY CHANGING THE ZONING MAP IN
REFERENCE TO A PORTION OUT OF LOT 1, BLOCK 14, AND ALL of
LOT 1, BLOCK 16, BRIGHTON VILLAGE UNIT 2, FROM A-1"
APARTMENT HOUSE DISTRICT TO "B-3" BUSINESS DISTRICT ON
TRACT 1, "3-1" NEIGHBORH000 BUSINESS DISTRICT ON TRACT 2,
AND "AB" PROFESSIONAL OFFICE DISTRICT ON TRACT 3, AND
DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council
Its reports and recommendations concerning the application of Wayne Lundquist,
Jr., Trustee, for amendment to the zoning map of the City of Corpus Christi,
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in cordance with proper notice to the public,
said public hearing having been held on Wednesday, January 8, 1985, at Regular
Council meeting of the City Council in the Council Chamber at City Hall in the
City of Corpus Christi, and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendment would best
serve s public health, n even
necessity and convenience and the general welfare of the
City of Corpus Christi andits citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TE6AS
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on a portion out of Lot 1, Block 14, and
all of Lot 1, Block 15, Brighton Village Unit 2, described by nates and bounds
below, be changed from "A-1" Apartment House District to "5-3" Business District
n Tract 1, "B-1" Neighborhood Business District on Tract 2, and "AB"
Professional Office District an Tract 3.
TRACT 1
FIELDNOTES for 9.57 acres of land out of Lot I, Block 14,
Brighton Village Unit 2, a map of which is recorded in
Volume 47, Page 20, Map Records of Nueces County, Texan
Beginning at a point on the East boundary of Charter Lane,
me being the West boundary of said Block 14, for a corner
of said Block 14 and a corner of this tract,
THENCE North 29"00'00" East, along said West boundary of
6100 14, 263.90 feet for the Northwest corner of this
tract,

THENCE South 61°02'30" East, leaving said West boundary,
1164 01 feet to a point on the West boundary of Asrisne Road
(80.00 foot wide), same being the East boundary of said
Block 14, for the Northeast corner of this tract,
THENCE South 02°25'00" West, along said West boundary of
Airline Road, 331.83 feet to the point of cury ture of
circular cu e to the right which has a central angle of
90°00'00", a radius of 10.00 feet, a tangent distance of
10.00 feet and an arc length of 15.71 feet,
THENCE with said circular curve to the right, 15.71 feet for
the point of tangency and the point of curvature of another
circular cu e to the right which has a central angle of
26°35'00", a radius of 516 33 feet, a tangent distance of
121.98 feet and an arc length of 239.56 feet,
THENCE with said circular curve to the right, along the
North boundary of Downing Street (60.00 feet wide), 239.56
feet for the point of tangency;
THENCE North 61°00'00" West 976.98 feet for the Southwest
corner of said Block 14 and the Southwest corner of this
tract,
THENCE North 29°00'00" East 100 00 feet for an inside corner
of said Block 14 and an inside corner of this tract,
THENCE North 61°00'00" West 350.00 feet for the POINT OF
BEGINNING.

Fieldnotes for a 3.37 acre tract of land out of Lot 1,
Black 15, Brighton Village Unit 2, a map of which is
recorded in Volume 47, Page 20, Map Records of Nueces
County, Texas.
Beginning at 5/8 inch iron rod set an the West boundary line
of Airline Road far the Southeast corner of said Lot 1 and
the Southeast corner of this tract,
Thence N 61°02'30" W, along the South boundary line of
Lot 1, a distance of 335.40 feet for the Southwest corner of
this tract,
Thence, leaving said South boundary line, N 02°25'00" E
467.14 feet to a point on the South boundary line of Downing
Street (60.00 feet wide) for the Northwest corner of this
tract,
Thence S 61°00'00" E, along the South boundary line of
Downing Street, 35.95 feet to the point of c rvature of a
circular curve to the left which has a central angle of
26°35'000, a radius of 576.33 feet, a tangent distance of
136.15 feet, and an arc distance of 267.40 feet;
Thence, with said circular curve to the left, 267.40 feet to
the point of reverse

Beginning at 5/8 inch iron rod set on the South boundary
line of Dawning Street (60.00 feet wide) for the Northwest
corner of said Lot 1 and the Northwest corner of this tract;
Thence S 61°00'00" E, along the South boundary line of
Downing Street, a distance of 441.05 feet for the Northeast
corner of this tract;
Thence, leaving said South boundary line, S 02°25'00" W
467.14 feet to a paint on the South boundary line of said
Lot 1 for the Southeast corner of this tract,
Thence N 61°02'30" W, along the South boundary line of
Lot 1, a distance of 650.16 feet a 5/8 inch iron rod set for
the Southeast corner of said Lot 1 and for the Southwest
corner of this tract,
Thence N 29°00"30" E, along the West line of said Lot 1, a
distance of 418 23 feet to the POINT OF BEGINNING
SECTION 3 That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4 That the Zoning Ordinance and Map of the City of Corpus
Christ,, Texas, approved on the 27th day of August, 1973, as mended from time
to time, except as herein changed, shall remain ,n full farce and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
member copy attached, to find and declare a emergency due to the need for
efficienn t administration of City affairs by granting the aforesaid boning
change, such finding of anemergency 1 made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances or
resolutions at three regular meetings so that this ordinance is passed and shall
take effect upon first reading as an emergency measure this the 8th day of
January, 1985.

For the reasonsset forth in the emergency clause of the foregoing ordinance
or resolution, an emergency exists requiring suspension of the Charter rule
as to consideration and voting upon ordinances or solutions at three
regular meetings, I/we, therefore, request that you suspend said Charter rule
and pass this ordinance or resolution finally on the date it is introduced,
or at the present meeting ofthe City Council.
