AN ORDINANCE
AMENDING THE ZONING ORDINANCE UPON APPLICATION OF CORPUS
CHRISTI INDEPENDENT SCHOOL DISTRICT BY CHANGING THE ZONING
MAP IN REFERENCE TO A PORTION OUT OF LOTS 10, 11, AND 12,
SECTION 13, FLOUR BLUFF AND ENCINAL FARM AND GARDEN TRACTS
FROM "0-113" ONE -FAMILY DWELLING DISTRICT TO "B-4" GENERAL
BUSINESS DISTRICT", AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its
reports and recommendations concerning the application of Corpus Christi
Independent School District for amendment to the zoning map of the City of
Corpus Christi.
WHEREAS, public hearing was held at which hearing all person wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on Tuesday, March 12, 1985, at Regular
Council meeting of the City Council to the Council Chamber at City Hall in the
City of Corpus Christi, and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendment would best
serve public health, necessity and convenience and the general welfare of the
City of Corpus Christi and its citizens. en
NOW,
CORPUS CHRISTI,
THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF

SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on a portion out of Lots 10, 11, and 12,
Section 13, Flour Bluff and Encinal Farm and Garden Tracts, more fully described
by metes and bounds below, in the City of Corpus Christi, Nueces County, Texas,
be changed from "R-18" One -Family Dwelling District to 41-4" General Business
District
A tract of land containing 19.231 acres, mare or less, out of Lots 10, 11,
and 12, Section 13, Flour Bluff and Encinal Fann and Garden Tracts as shown
by m p or plat thereof recd ded in Volume A, pages 41, 42 and 43, Map
Records of Nueces County, Texas, and more particularly described a
follows:
BEGINNING at a point which is the common corner of Lots 11,
12, 21 and 22, said Section 13,

THENCE North 2°28'30" East 1163.67 feet to a point for

SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same 1s hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1973, as amended from time
to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances to conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare a mergency due to the need for
efficient administration of City affairs byn granting the aforesaid z ning
change, such finding of emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances
or solutions at three regular meetings so that this ordinance is passed and
shall take effect upon first reading as an emergency measure this the 12th day
of March, 1985.
