AN ORDINANCE
AMENDING THE ZONING ORDINANCE (NO. 6106, AS AMENDED),
ARTICLE 4, GENERAL PROVISIONS, DISTRICTS AND DISTRICT MAPS,
BY CREATING A NEW DISTRICT "A -1A" APARTMENT HOUSE DISTRICT;
ARTICLE 33, PERMITS, PLATS, AND FILING FEES, BY AMENDING
SUBSECTIONS 33-3.02 AND 33-3.05, BY INCREASING THE ZONING
FILING FEES; ARTTCLE 31, N1WLY ANNEXED TERRITORY, BY
DELETING PRE -ZONING INFORMATION FROM THE ZONING ORDINANCE;
AND DECLARING AN EMERGENCY.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance (No. 6106, as amended), Article
4, General Provisions, Districts and District Maps, be amended by creating a new
district "A -1A" Apartment House District so that there are 26 districts listed.
SECTION 2. That the Zoning Ordinance be amended by adding a new
Article 8A to read as follows:
"ARTICLE 8A. "A -1A" Apartment House District Regulations
Section 8A-1 The regulations set forth in this article, or set forth
elsewhere in this Ordinance when referred to in this article, are the
regulations in the "A -1A" Apartment House District. The purpose of this
district is to accommodate the development of medium-high density
multi -family residence which could be utilized as a transitional use
between business and single-family uses.
Section 8A-2 Use Regulations: A building or premises shall be used and
developed accor ing to the following regulations:
(1) Single-family dwellings excluding mobile homes.
(2) Two-family dwellings excluding mobile homes.
(3) Multiple -family dwellings excluding mobile homes.
(4) Church and parish halls, temples, convents, and monasteries.
(5) Colleges and schools, public or non-profit private schools, having a
curriculum and conditions under which teaching is conducted equivalent
to a public school, and institution of higher learning.
(6) Private clubs, fraternities, sororities, and lodges, except those
which primarily provide services customarily carried on as a business.
(7) Non-profit, religious, educational, and philantropic institutions.
(8) Home occupations.

(9) Non-profit libraries or museums, art galleries; public utilities
(sewer, water, gas, electric, and telephone mains and incidental
appurtenances).
(10) Public parks, playgrounds, golf courses, (except miniature golf
courses, putting green, driving ranges and similar activities operated
as a business), non-profit non-governmental public recreation, and
community buildings.
(11) Temporary construction buildings which are incidental to the
development and/or sale of a subdivision and/or lot. Such building
shall be removed once construction is completed or within two (2)
years from the time of erection of said building.
(12) Accessory buildings and uses for permitted residential and
non-residential uses, such as, but not limited to, private garages,
servant quarters, guest houses, swimming pools, home barbecue grills,
storage, off-street parking and loading spaces, church bulletin
boards, identification signs, and temporary signs. Church bulletin
boards, identification signs, and temporary signs shall adhere to the
following requirements:
(a) Church bulletin board signs
One (1) church bulletin board sign shall be permitted on a church
site not to exceed thirty (30) square feet in area, and shall not
project or be placed in a public right-of-way. Such sign shall
not incorporate flashing, moving, or intermittent illumination.
(b) Identification signs
One (1) identification sign shall be permitted on a site and
shall not exceed fifteen (15) square feet in area. Such sign
shall be placed flat against the wall, shall not project more
than eighteen (18) inches from the wall, nor project above the
roof line of the building or structure. The sign shall not
utilize or incorporate flashing, moving, or intermittent
illumination. A building or group of buildings on a corner lot
shall be permitted one (1) sign for each fronting street.
(c) Temporary signs
One (1) non -illuminated sign, not more than four (4) square feet
in area which pertains to the lease, hire or sale of a building
or premise may be located on the site.
Section 8A-3 Parking Regulations. The parking regulations for permitted
uses are contained in Article 22 of this Ordinance.
Section 8A-4 Off -Street Loading Regulations. The off-street loading
regulations for permitted uses are contained in Article 23.
Section 8A-5 Height, Area, and Bulk Regulations. Height, area, and bulk
requirements shall be as set forth in the chart of Article 24.

Section 8A-6 Supplementary height, area and bulk regulations are
contained in Article 27."
SECTION 3. That the Zoning Ordinance, Article 33, Permits, Plats, and
Filing Fees, is hereby amended by amending Section 33-3, Filing Fees,
Subsection .02, by deleting the current fee schedule for zoning classification
change request and substituting therefor the following fee schedule:

SECTION 4. That the Zoning Ordinance, Article 33, Permits, Plats, and
Filing Fees, is hereby amended by amending Section 33-3, Filing Fees,
Subsection .05, by deleting the current fee schedule for prezoning a tract of
land prior to annexation and substituting therefor the following fee schedule:
Proposed Prezoning Filing Fees
Less than .25 acre = $ 500.00
.25 to .99 acres = 700.00
1 to 9.99 acres = 1,050.00
10 to 19.99 acres = 1,930.00
20+ acres = 2,600.00
SECTION 5. That the Zoning Ordinance, Sections 27-2.02, 27-3.01.04,
and 27-3.05.02 be amended to add "A -1A" to the listing of zoning districtsTn
these sections.
SECTION 6. That the Zoning Ordinance, the first, second, and last
sentences of Section 27-3.01.06, subsection (1) be amended to add "A -1A" to the
listing of zoning districts in these sentences.
SECTION 7. That the Zoning Ordinance, Section 27-3.01.06,
paragraph (3)be amended to add "A -1A" to the listing of zoning districts—Tn
paragraph ((3)).
SECTION 8. That the Zoning Ordinance, Section 27-3.04.03 be amended
to add "A -1A" after the zoning district "A-1" and before the zoiTng district
"A-2".
SECTION 9. That the Zoning Ordinance, Section

amended to add to the "Maximum Number of Living Units Per Acre
table a line item for zoning district "A -1A" and to add a line

SECTION 11. That the Zoning Ordinance, Article 24, be amended to add

SECTION 14. That the Zoning Ordinance, Article 31, Newly Annexed
Territory, is hereby amended by deleting Sections 31-5.01 through 31.5.86.
SECTION 15. If for any reason any section, paragraph, subdivision,
clause, phrase, word or provision of this ordinance shall be held invalid or
unconstitutional by final judgment of a court of competent jurisdiction, it
shall not affect any other section, paragraph, subdivision, clause, phrase, word
or provision of this ordinance, for it is the definite intent of this City
Council that every section, paragraph, subdivision, clause, phrase, word or
provision hereof be given full force and effect for its purpose.
SECTION 16. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the immediate
need for efficient and effective administration of City affairs by amending the
Zoning Ordinance as aforementioned, such finding of an emergency is made and
declared requiring suspension of the Charter rule as to consideration and voting
upon ordinances or resolutions at three regular meetings so that this ordinance
is passed and shall take effect upon first reading as an emergency measure this

or at the present meeting of the City Council.
