AN ORDINANCE
AMENDING THE ZONING ORDINANCE UPON APPLICATION OF BOAT N'
NET, INC., W.S. LEE, PRESIDENT, BY CHANGING THE ZONING MAP
IN REFERENCE TO A PORTION OUT OF LOT 13, SECTION 5,
RANGE VIII OF THE GUGENHEIM AND COHN FARM LOTS FROM "R -1B"
ONE -FAMILY DWELLING DISTRICT TO "I-2" LIGHT INDUSTRIAL
DISTRICT; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its
reports and recommendations concerning the application of Boat N' Net, Inc.,
W.S. Lee, President, for amendment to the zoning map of the City of Corpus
Christi.
WHEREAS, public hearing was held at which hearing all person wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on Tuesday, September 10, 1985, at Regular
Council meeting of the City Council in the Council Chamber at City Hall in the
City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendment would best
serve public health, necessity and convenience and the general welfare of the
City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on a portion out of Lot 13, Section 5,
Range VIII, of the Gugenheim and Cohn Farm Lots in the City of Corpus Christi,
Nueces County, Texas, further described by metes and bounds below, be changed
from "R -1B" One -family Dwelling District to "I-2" Light Industrial District:
FIELDNOTES for 8.8 acres, more or less, out of the Southeast
corner of Lot 13, Section 5, Range VIII of the Gugenheim and
Cohn Farm Lots, a map of which is recorded in Volume A,
Pages 53, Map Records of Nueces County, Texas:
BEGINNING at a point in the centerline of West Point Road
for the Southeast corner of this tract, from which corner
the Southwest corner of this tract, from which corner the
Southwest corner of Tract 4 of the M.M. Gabriel Land, a map
of which is recorded in Volume 2, Pages 21-25, Miscellaneous
Map Records of Nueces County, Texas, bears North 00°16'00"
East 30.00 feet, more or less;

THENCE South 89°52'40" West, with said centerline, 850 feet,
more or less, to the Southwest corner of this tract;
THENCE North 29°20'30" West, with the centerline of a 50.00
foot wide railroad right-of-way (Volume 245, Page 499, Deed
Records of Nueces County, Texas), 110 feet, more or less, to
the Northwest corner of this tract;
THENCE North 48°52'50" East, with the centerline of Old
Brownsville Road (F.M. Road 665), 650 feet, more or less, to
an angle point of this tract;
THENCE North 54°25'00" East, continuing with said
centerline, 450 feet, more or less, to the Northeast corner
of this tract;
THENCE, leaving said centerline, South 00°16'00" West 820
feet, more or less, to the POINT OF BEGINNING.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1973, as amended from time
to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances
or resolutions at three regular meetings so that this ordinance is passed and
shall take effect upon first reading as an emergency measure this the 10th day
of September, 1985.

For the reasons set forth in the emergency clause of the foregoing ordinance
or resolution, an emergency exists requiring suspension of the Charter rule
as to consideration and voting upon ordinances or resolutions at three
regular meetings; I/we, therefore, request that you suspend said Charter rule
and pass this ordinance or resolution finally on the date it is introduced,
or at the present meeting of the City Council.
