MAY BY CHANGING THE ZONING MAP IN REFERENCE TO A PORTION OUT OF LOT 27, SECTION 47, FLOUR BLUFF AND ENCINAL FARM AND GARDEN TRACTS FROM "B-3" BUSINESS DISTRICT AND "R -1B" ONE -FAMILY DWELLING DISTRICT TO "I-2" LIGHT INDUSTRIAL DISTRICT; AND DECLARING AN EMERGENCY. WHEREAS, the Planning Commission has forwarded to the City Council its reports and recommendations concerning the application of David E. May for amendment to the zoning map of the City of Corpus Christi. WHEREAS, public hearing was held at which hearing all persons wishing to appear and be heard were heard, to consider the same before the City Council of the City of Corpus Christi, in accordance with proper notice to the public, said public hearing having been held on Tuesday, October 8, 1985, at Regular Council meeting of the City Council in the Council Chamber at City Hall in the City of Corpus Christi; and WHEREAS, by motion duly made, seconded and carried, it was decided by the City Council that to approve the hereinafter set forth amendment would best serve public health, necessity and convenience and the general welfare of the City of Corpus Christi and its citizens: NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CORPUS CHRISTI, TEXAS: SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is amended by making the change hereinafter set out. SECTION 2. That the zoning on a portion out of Lot 27, Section 47, Flour Bluff and Encinal Farm and Garden Tracts, further described by metes and bounds below, in the City of Corpus Christi, Nueces County, Texas, be changed from "B-3" Business District and "R -1B" One -family Dwelling District to "I-2" Light Industrial District: FIELDNOTES for 8.94 acres of land being the Northwest half (1/2) of Lot 27, Section 47, Flour Bluff and Encinal Farm and Garden Tracts, a map of which is recorded in Volume A, Pages 41, 42, 43, map records of Nueces County, Texas: BEGINNING at a 5/8 inch iron rod found to mark the point of intersection of the North boundary line of South Padre Island Drive and the common boundary line of said Lot 27, Section 47, and Block 10, Flour Bluff Point, a map of which is recorded in Volume 12, Page 28, map records of Nueces County, Texas, for the West corner of this survey from which corner the South corner of said Block 10, Flour Bluff Point 04P.143.01 19044 MICROFILMED (a subdivision of Corpus Christi) bears South 29°02'00" West 10.00 feet; THENCE North 29°02'00" East, along the abovementioned common boundary line of Lot 27, and Block 10, Flour Bluff Point, 390.00 feet to a 3/4 inch iron pipe found to mark the common rear corner of Lots 5 and 6, Block 10, said Flour Bluff Point for the West corner of that certain 0.344 acre tract conveyed to Billy Logan Pack and John C. Pack by Thula L. Rankin, filed for record October 26, 1965, and recorded in Volume 1112, Pages 150, 151, deed records of Nueces County, Texas, and a corner of this survey; THENCE South 60°58'00" East, along the Southwest boundary line of said 0.344 acre tract, 150.00 feet to a 5/8 inch iron rod set to mark the South corner of said 0.344 acre tract and an inside corner of this survey; THENCE North 29°02'00" East, along the Southeast boundary line of said 0.344 acre tract, 100.00 feet to a 3/4 inch iron pipe found to mark the East corner of said 0.344 acre tract and an inside corner of this survey; THENCE North 60°58'00" West, along the Northeast boundary line of said 0.344 acre tract, 150.00 feet to a 3/4 inch iron pipe found on the Northwest boundary line of said Lot 27, Section 47, for the common rear corner of Lots 7 and 8, Block 10, said Flour Bluff Point (Volume 12, Page 28) and the North corner of said 0.344 acre tract for a corner of this survey; THENCE North 29°02'00" East, along the Northwest boundary line of Lot 27, Section 47, and the Southeast boundary line of said Block 10, Flour Bluff Point, 769.55 feet to a 5/8 inch iron rod set for the North corner of this survey; THENCE South 60°58'00" East, along the common boundary line of Lots 22, 27, Section 47, 330.00 feet to a 5/8 inch iron rod set for the East corner of this survey; THENCE South 29°02'00" West, along the Southeast boundary line of the Northwest half (1/2) of said Lot 27, Section 47, 1179.65 feet to a 5/8 inch iron rod set on the aforementioned North boundary line of South Padre Island Drive for the South corner of this survey and the point of curvature of a circular curve to the right whose radius point bears North 09°30'57" East 1649.55 feet and has a central angle of 11°48'52", a radius of 1649.55 feet, a tangent distance of 170.67 feet and an arc length of 340.14 feet; 04P.143.01 2 THENCE with said curve to the right, along the North boundary line of South Padre Island Drive, 340.14 feet to the POINT OF BEGINNING. SECTION 3. That the official zoning map of the City of Corpus Christi, Texas, be and the same is hereby, amended as herein ordained. SECTION 4. That the Zoning Ordinance and Map of the City of Corpus Christi, Texas, approved on the 27th day of August, 1973, as amended from time to time, except as herein changed, shall remain in full force and effect. SECTION 5. That all ordinances or parts of ordinances in conflict herewith are hereby expressly repealed. SECTION 6. That upon written request of the Mayor or five Council members, copy attached, to find and declare an emergency due to the need for efficient administration of City affairs by granting the aforesaid zoning change, such finding of an emergency is made and declared requiring suspension of the Charter rule as to consideration and voting upon ordinances or resolutions at three regular meetings so that this ordinance is passed and shall take effect upon first reading as an emergency measure this the 8th day of October, 1985.
