AN ORDINANCE
AMENDING THE ZONING ORDINANCE UPON APPLICATION OF ELMO V.
JACKSON BY CHANGING THE ZONING MAP IN REFERENCE TO A PORTION
OUT OF LOTS 3 AND 4, SHELL ROAD POULTRY ACRES, FROM "R -1B"
ONE -FAMILY DWELLING DISTRICT TO "B-4" GENERAL BUSINESS
DISTRICT; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its
reports and recommendations concerning the application of Elmo V. Jackson for
amendment to the zoning map of the City of Corpus Christi.
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on Tuesday, March 4, 1986, at Regular
Council meeting of the City Council in the Council Chamber at City Hall in the
City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendment would best
serve public health, necessity and convenience and the general welfare of the
City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on a portion out of Lots 3 and 4, Shell
Road Poultry Acres, further described by metes and bounds below, in the City of
Corpus Christi, Nueces County, Texas, be changed from "R -1B" One -family Dwelling
District to"B-4" General Business District:
A tract of land being Block 3 and Block 4, Shell Road
Poultry Acres, as shown on a map thereof recorded in
Volume 5, Page 40, of the Map Records of Nueces County,
Texas, said tract being more particularly described by metes
and bounds as follows:

COMMENCING at a 1/2 inch iron rod found in the west boundary
line of Violet Road, having a 60 foot right-of-way, from
which a Texas Highway Department concrete monument at the
beginning of a flare in the right-of-way at Violet Road and
Interstate Highway 37 bears North 44°08'13" East 349.74
feet;
THENCE North 55°30'44" West 462.83 feet to a 1/2 inch iron
rod found for the common south corner of Block 2 and
Block 3, Shell Road Poultry Acres, for the most southern
corner of the tract herein described and POINT OF BEGINNING;

THENCE continuing North 55°30'44" West at 239.06 feet pass
the common south corner of Block 3 and Block 4, in all
478.12 feet to the most western corner of this tract, being
also the most western corner of Block 4;
THENCE North 35°40'20" East 195.67 feet to a 5/8 inch iron
rod set in the intersection with the south right-of-way line
at Interstate Highway 37 for the most northern corner of
this tract, being also the most northern corner of Block 4;
THENCE with said south right-of-way line of Interstate
Highway 37 South 60°36'10" East at 247.66 feet pass a 5/8
inch iron rod found for the common north corner of Block 4
and Block 3, in all 399.42 feet to a Texas Highway
Department concrete monument with a brass cap for an inside
corner of this tract;
THENCE continuing with said south right-of-way line of
Interstate Highway 37 South 66°53'36" East 100.90 feet to a
5/8 inch iron rod set for the most eastern corner of this
tract, being also the common north corner of Block 3 and
Block 2;
THENCE South 39°39'12" West 252.00 feet to the POINT OF
BEGINNING containing in all 2.44 acres, more or less.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1937, as amended from time
to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances or
resolutions at three regular meetings so that this ordinance is passed and shall
take effect upon first reading as an emergency measure this the 4th day of
March, 1986.

For the reasons set forth in the emergency clause of the foregoing ordinance
or resolution, an emergency exists requiring suspension of the Charter rule
as to consideration and voting upon ordinances or resolutions at three
regular meetings; I/we, therefore, request that you suspend said Charter rule
and pass this ordinance or resolution finally on the date it is introduced,
or at the present meeting of the City Council.
