AMENDING THE ZONING ORDINANCE UPON APPLICATION OF L.H.
DANIELS BY CHANGING THE ZONING MAP IN REFERENCE TO A PORTION
OUT OF LOT 2, SHELL ROAD POULTRY ACRES FROM "R -1B"
ONE -FAMILY DWELLING DISTRICT TO "B-4" GENERAL BUSINESS
DISTRICT; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its
reports and recommendations concerning the application of L.H. Daniels for
amendment to the zoning map of the City of Corpus Christi.
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on Tuesday, May 27, 1986, at regular
Council meeting of the City Council in the Council Chamber at City Hall in the
City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendment would best
serve public health, necessity and convenience and the general welfare of the
City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on a portion out of Lot 2, Shell Road
Poultry Acres, further described by metes and bounds below, in the City of
Corpus Christi, Nueces County, Texas, be changed from "R -1B" One -family Dwelling
District to "B-4" General Business District:

Metes and bounds description of the remaining portion of
Lot 2, Shell Road Poultry Acres, Corpus Christi, Texas.
Being a tract of land situated in Corpus Christi, Texas,
South of I.H. 37 and West of Violet Road, containing 1.58
acres, more or less, being the remaining portion of Lot 2 of
Shell Road Poultry Acres, map of which is recorded in
Volume 5, Page 40 of the Map Records of Nueces County,
Texas, and being more particularly described by metes and
bounds as follows, to -wit:
Beginning at a 3/4 inch iron rod marking the most southerly
corner of said Lot 2, Shell Road Poultry Acres, for the most
southerly corner of this tract, also being the most westerly

corner of Lot 3, Block 1, of Shell Poultry Acres, map of
which is of record in Volume 29, Page 35 of the Map Records
of Nueces County, Texas;
THENCE N 54°41'47" W, along the common line between Lot 2
and Lot 5 of said Shell Road Poultry Acres, a distance of
240.0 feet to the most westerly corner of said Lot 2, Shell
Road Poultry Acres, for the most westerly corner of this
tract, also being the most southerly corner of said Lot 3,
Shell Road Poultry Acres;
THENCE N 39°20'02" E, along the common line between Lot 2
and Lot 3 of said Shell Road Poultry Acres, a distance of
246.1 feet to the southerly boundary line of the
right-of-way of said I.H. 37, for the NW corner of this
tract, also being the NE corner of the remaining portion of
said Lot 3, Shell Road Poultry Acres;
THENCE S 66°53'36" E, along the southerly boundary line of
the right-of-way of said I.H. 37, a distance of 149.30 feet
to an angle point in said right-of-way, for a northerly
corner of this tract;
THENCE S 81°54'46" E, along the southerly boundary line of
the right-of-way of said I.H. 37, a distance of 126.7 feet
to the NW corner of Lot 1, Block 1, of Shell Road Poultry
Acres, as shown on map of record in Volume 29, Page 35, of
the Map Records of Nueces County, Texas, for the NE corner
of this tract;
THENCE S 41°25'14" W, along the common line between Lot 2
and Block 1 of said Shell Road Poultry Acres, a distance of
336.9 feet to the point of beginning, and containing 1.58
acre of land more or less.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1937, as amended from time
to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances
or resolutions at three regular meetings so that this ordinance is passed and

For the reasons set forth in the emergency clause of the foregoing ordinance
or resolution, an emergency exists requiring suspension of the Charter rule
as to consideration and voting upon ordinances or resolutions at three
regular meetings; I/we, therefore, request that you suspend said Charter rule
and pass this ordinance or resolution finally on the date it is introduced,
or at the present meeting of the City Council.
