AMENDING THE ZONING ORDINANCE UPON APPLICATION OF T.C.
ISENSEE, ET AL, BY CHANGING THE ZONING MAP IN REFERENCE TO A
PORTION OUT OF STATE SURVEY 404, ABSTRACT 975, FROM "R-16"
ONE -FAMILY DWELLING DISTRICT TO "6-4" GENERAL BUSINESS
DISTRICT; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its
reports and recommendations concerning the application of T.C. Isensee, et al,
for amendment to the zoning map of the City of Corpus Christi.
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on Tuesday, July 1, 1986, at regular
Council meeting of the City Council in the Council Chamber at City Hall in the
City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendment would best
serve public health, necessity and convenience and the general welfare of the
City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on a portion out of State Survey 404,
Abstract 975, generally described as all of that tract described in the deed
from T.H. Isensee and wife to Hugo T. Isensee recorded in Volume 277 at Page 363
of the Deed Records, in the City of Corpus Christi, Nueces County, Texas, and
further described by metes and bounds below, be changed from "R -1B" One -family
Dwelling District to "B-4" General Business District.
Being a tract situated in Corpus Christi, Nueces County,
Texas, a 160 foot by 218 foot tract a portion of a 5.65 acre
tract in State Survey 404, Abstract 975 generally described
as all of that tract described in the deed from T. H.
Isensee and wife to Hugo T. Isensee, recorded in Volume 277
at Page 363 of the Deed Records of Nueces County, Texas,
which lies south of the line of the lands presently
designated B-4 (General Business) zoning, said line being
generally ,125 feet south of and parallel to the south
right-of-way of Agnes Street (State Highway 44) and being
more particularly described by metes and bounds as follows:

BEGINNING at a point in the west right-of-way line of
Clarkwood Road (South), said point being 125 feet south of
the south right-of-way line of Agnes Street (State Highway
44) for the northeast corner of this tract;
THENCE S 0° 58' 59" E along said west right-of-way line of
Clarkwood Road (South) a distance of 95.0 feet, more or
less, to a point for the southeast corner of this tract,
said point lying in the south line of the heretofore
referenced 160 foot by 218 foot tract;
THENCE S 89° 00' 02" W along the south line of said tract a
distance of 189.52 feet to the southwest corner of the 160
foot by 218 foot tract for the southwest corner of this
tract;
THENCE N 1° 04' 59" W along the west line of said 160 foot
by 218 foot tract a distance of 95.0 feet to a point for the
northwest corner of this tract, said point being on the
south line of existing B-4 Zoning;
THENCE N 89° 00' 02" E along said line of 8-4 Zoning a
distance of 190.52 feet to the Point of Beginning forming a
tract embracing 0.41 acres, more or less.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1937, as amended from time
to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances
or resolutions at three regular meetings so that this ordinance is passed and
shall take effect upon first reading as an emergency measure this the 1st day of
July, 1986.

For the reasons set forth in the emergency clause of the foregoing ordinance
or resolution, an emergency exists requiring suspension of the Charter rule
as to consideration and voting upon ordinances or resolutions at three
regular meetings; I/we, therefore, request that you suspend said Charter rule
and pass this ordinance or resolution finally on the date it is introduced,
or at the present meeting of the City Council.
