AMENDING THE ZONING ORDINANCE BY AMENDING ARTICLE 31, NEWLY
ANNEXED TERRITORY, BY ADDING TO SECTION 31-5 A PORTION
SETTING FORTH ZONING CLASSIFICATION OF SAID AREA OF LAND
DESCRIBED AS A PORTION OUT OF LOTS 17, 18, 30, 31, AND 32,
SECTION 21, LOTS 1, 2, 3, 14-19, 25, 26, SECTION 22,.AND ALL
OF FRACTIONAL SECTION 23, FLOUR BLUFF AND ENCINAL FARM AND
GARDEN TRACTS; AND DECLARING AN EMERGENCY.

WHEREAS, the Planning Commission has forwarded to the City Council its
reports and recommendations concerning the application of Corpus Christi Land
Venture, for amendment to the zoning map of the City of Corpus Christi; and
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on Tuesday, July 15, 1986, at regular
Council meeting of the City Council in the Council Chamber at City Hall in the
City of Corpus Christi; and the City Council further finds as follows:
(1) That the Planning Commission of the City of Corpus Christi has
found the proposed change in zoning is in the public interest and within the
purpose of the zoning ordinance; and that permanent zoning of "B-4" on Tract 1,
"R -1C" on Tract 2, "R-1B"on Tract 3, "B-4" on Tract 4, and "A-2" on Tract 5,
more fully described hereinafter, be granted;
(2) That the agreement for the contractual annexation of the land
described herein to the City of Corpus Christi does not contain any condition of
rezoning said land by the City Council, and that such contract contains no
reference to zoning;
(3) That the permanent zoning as hereinabove set forth be granted to
the aforesaid described and hereinafter more fully described parcels or tracts
of land; and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendments would
serve public health, necessity and convenience and the general welfare of the
City and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That there is hereby amended Article 31 of the Zoning
Ordinance, Section 31-5, a portion to hereafter read as follows, such zoning

classification of the hereinafter described property to be effective upon
annexation:
"Section 31-5. The following described tracts of land shall be zoned and
classified as follows:
"B-4" General Business District on the following tract of land:
Tract 1
FIELDNOTES for a 28.9 acre tract, more or less, of land out
of Lots 17, 18, 31 and 32, Section 21, Flour Bluff and
Encinal Farm and Garden Tracts, a map of which is recorded
in Volume A, Pages 41 thru 43, Map Records of Nueces County,
Texas:
BEGINNING at a 5/8 inch iron rod at the centerline
intersection of Cimarron Boulevard (County Road 13) and
Yorktown Boulevard for the North corner of Lot 17 and the
North corner of this tract;.
THENCE South 60°58'20" East, along the centerline of
Yorktown Boulevard, 773.91 feet, more or less, for the East
corner of this tract;
THENCE South 29°03'25" West, at 60.00 feet, more or less,
pass the North corner of a City Park and continuing South
29°03'25" West, along the Northwest boundary of said City
Park, at 1598.45 feet, more or less, pass the West corner of
said City Park, in all a distance of 1628.45 feet, more or
less, for the South corner of this tract;
THENCE North 60°57'10" West, at 754.00 feet, more or less,
pass the Southeast boundary of County Road 13, in all a
distance of 774.00 feet, more or less, to a point on the
centerline of said County Road, same being the Northwest
boundary of said Lot 32, for the West corner of this tract;
THENCE North 29°02'50" East, along said centerline of County
Road 13, same being the Northwest boundary of Lots 17 and
32, a distance of 1628.45 feet, more or less, for the POINT
OF BEGINNING.
"R -1C" One -family Dwelling District on the following tract of land:

BEGINNING at a point on the centerline of County Road 13
(Cimarron Boulevard) same being the Northwest boundary of
said Lot 32, Section 21, for the North corner of this tract
from which corner the centerline intersection of County
Road 13 and Yorktown Boulevard, same being the North corner
of Lot 17, said Section 21, bears North 29°02'50" East
1628.45 feet, more or less;
THENCE South 60°57'10" East, at 20.00 feet pass the
Southeast boundary of said County Road, in all a distance of

SECTION 3. That the official zoning map of the City of Corpus Christi,
Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved of the 27th day of August, 1937, as amended from time
to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring suspension
of the Charter rule as to consideration and voting upon ordinances or
resolutions at three regular meetings so that this ordinance is passed and shall
take effect upon first reading as an emergency measure this the 15th day of
July, 1986.

or at the present meeting of the City Council.
