BY CHANGING THE ZONING MAP IN REFERENCE TO A PORTION OUT OF LOT 12, SECTION 18, FLOUR BLUFF AND ENCINAL FARM AND GARDEN TRACTS FROM "B-1" NEIGHBORHOOD BUSINESS DISTRICT AND "A-2" APARTMENT HOUSE DISTRICT TO "B-4" GENERAL BUSINESS DISTRICT; AND DECLARING AN EMERGENCY. WHEREAS, the Planning Commission has forwarded to the City Council its reports and recommendations concerning the application of Hunt Enterprises, Ltd. for amendment to the zoning map of the City of Corpus Christi. WHEREAS, public hearing was held at which hearing all persons wishing to appear and be heard were heard, to consider the same before the City Council of the City of Corpus Christi, in accordance with proper notice to the public, said public hearing having been held on Tuesday, September 30, 1986, at regular Council meeting of the City Council in the Council Chamber at City Hall in the City of Corpus Christi; and WHEREAS, by motion duly made, seconded and carried, it was decided by the City Council that to approve the hereinafter set forth amendment would best serve public health, necessity and convenience and the general welfare of the City of Corpus Christi and its citizens: NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CORPUS CHRISTI, TEXAS: SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is amended by making the change hereinafter set out. SECTION 2. That the zoning on a portion out of Lot 12, Section 18, Flour Bluff and Encinal Farm and Garden Tracts in the City of Corpus Christi, Nueces County, Texas, further described by metes and bounds below, be changed from "B-1" Neighborhood Business District and "A-2" Apartment House District to "B-4" General Business District. 09P.036.01 FIELDNOTES for 6.81 acres, more or less, out of Lot 12, Section 18, Flour Bluff and Encinal Farm and Garden Tracts, a map of which is recorded in Volume A, Pages 41 thru 43, Map 'Records of Nueces County, Texas: BEGINNING at a point on the common boundary line of Lots 12 and 13, said Section 18, for the West corner of this tract, from which corner the South corner of Lot 13 and the West corner of Lot 12, said Section 18, bears South 29°03'40" West 560.92 feet, more or less;' 19513 MICROFILMED THENCE North 29°03'40" East, along said common boundary line, 567.00 feet, more or less, to a point on the Southwest boundary of State Highway 358 (South Padre Island Drive) for the North corner of this tract; THENCE South 57°17'20" East, along said Southwest boundary line, 274.59 feet, more or less, for a corner of this tract; THENCE South 61°01'20" East, continuing along said Southwest boundary line, 100.00 feet, more or less, for the upper East corner of this tract; THENCE South 28°58'40" West 200.00 feet, more or less, for an inside corner of this tract; THENCE South 60°56'20" East 249.71 feet, more or less, to a point on the Northwest boundary line of Nile Drive for the lower East corner of this tract; THENCE South 29°03'40" West, parallel to the centerline of Nile Drive and 40.00 feet distant therefrom, measured at right angles thereto, 165.63 feet, more or less, for the point of curvature of a circular curve to the left whose radius point bears South 60°56'20" East 179.06 feet and which has a central angle of 13°34'18", a radius of 179.06 feet, a tangent distance of 21.31 feet and an arc length of 42.41 feet; THENCE with said curve to the left, along the Northwest boundary of Nile Drive, 42.41 feet, more or less, for the point of tangency and the point of curvature of a circular curve to the right whose radius point bears North 74°30'38" West 179.06 feet and which has a central angle of 13°34'18", a radius of 179.06 feet, a tangent distance of 21.31 feet and an arc length of 42.41 feet; THENCE, with said curve to the right along said Northwest boundary line of Nile Drive, 42.41 feet, more or less, for the point of tangency; THENCE South 29°03'40" West, continuing along the Northwest boundary line of Nile Drive, parallel to its centerline and 30.00 feet distant therefrom, measured at right angles thereto, 100.00 feet, more or less, for the South corner of this tract; THENCE North 60°56'20" West 634.03 feet, more or less, to the POINT OF BEGINNING. 09P.036.01 SECTION 3. That the official zoning map of the City of Corpus Christi, Texas, be and the same is hereby, amended as herein ordained. SECTION 4. That the Zoning Ordinance and Map of the City of Corpus Christi, Texas, approved on the 27th day of August, 1937, as amended from time to time, except as herein changed, shall remain in full force and effect. SECTION 5. That all ordinances or parts of ordinances in conflict herewith are hereby expressly repealed. SECTION 6. That upon written request of the Mayor or five Council members, copy attached, to find and declare an emergency due to the need for efficient administration of City affairs by granting the aforesaid zoning change, such finding of an emergency is made and declared requiring suspension of the Charter rule as to consideration and voting upon ordinances or resolutions at three regular meetings so that this ordinance is passed and shall take effect upon first reading as an emergency measure this the 30th day of September, 1986.
