AMENDING THE ZONING ORDINANCE BY AMENDING ARTICLE 31, NEWLY
ANNEXED TERRITORY, BY ADDING TO SECTION 31-5 ZONING
CLASSIFICATIONS OF "A-2" APARTMENT HOUSE DISTRICT ON TRACT 1
AND "R -1C" ONE -FAMILY DWELLING DISTRICT ON TRACT 2, BEING
PORTIONS OUT OF LOTS 19-23, SECTION 6, FLOUR BLUFF AND
ENCINAL FARM AND GARDEN TRACTS; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its
reports and recommendations concerning the application of E. H. Moore Homes,
Inc., for amendment to the zoning map of the City of Corpus Christi; and
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on Tuesday, November 25, 1986, at regular
Council meeting of the City Council in the Council Chamber at City Hall in the
City of Corpus Christi; and the City Council further finds as follows:
(1) That the Planning Commission of the City of Corpus Christi has
found the proposed change in zoning is in the public interest and within the
purpose of the zoning ordinance; and that permanent zoning of "A-2" on Tract 1
and "R -1C" on Tract 2, more fully described hereinafter, be granted;
(2) That the agreement for the contractual annexation of the land
described herein to the City of Corpus Christi does not contain any condition of
rezoning said land by the City Council, and that such contract contains no
reference to zoning;
(3) That the permanent zoning as hereinabove set forth be granted to
the aforesaid described and hereinafter more fully described parcels or tracts
of land; and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendments would
serve public health, necessity and convenience and the general welfare of the
City and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That there is hereby amended Article 31 of the Zoning Ordinance
by adding to Section 31-5 zoning classifications of "A-2" Apartment House
District on Tract 1 and "R -1C" One -family Dwelling District on Tract 2, to

hereafter read as follows, such zoning classification of the hereinafter
described property to be effective upon annexation:
"Section 31-5. The following described tracts of land shall be zoned and
classified as follows:
Tract 1
FIELDNOTES for a 23.03 acre tract of land out of Lots 19 and
20, Section 6, Flour Bluff and Encinal Farm and Garden
Tracts, a map of which is recorded in Volume A, Pages 41
thru 43, Map Records of Nueces County, Texas:
BEGINNING at a point on the Southwest boundary line of
Lot 20 for the South corner of this tract, from which corner
the West corner of Lot 3, Block 1, Stony Brook Subdivision,
a map of which is recorded in Volume 52, Page 30, of said
Map Records bears South 61°02'40" East 1630.13 feet, thence
North 28°56'50" East 30.00 feet;
THENCE North 61°02'40" West, along the Southwest boundary
line of Lots 20 and 19, a distance of 1139.87 feet to a
point on the Southeast boundary line of an existing 130.00
foot wide drainage right-of-way for the West corner of this
tract;
THENCE North 28°56'50" East, along the Southeast boundary of
said drainage right-of-way, 880.00 feet for the North corner
of this tract;
THENCE South 61°02'40" East, 1140.00 feet for the East
corner of this tract;
THENCE South 28°57'20" West, 880.00 feet for the POINT OF
BEGINNING.
Tract 2
FIELDNOTES for a 32.93 acre tract of land out of Lots 20,
21, 22, and 23, Section 6, Flour Bluff and Encinal Farm and
Garden Tracts, a map of which is recorded in Volume A,
Pages 41 thru 43, Map Records of Nueces County, Texas:
BEGINNING at a point on the Southwest boundary line of
Lot 23 for the South corner of this tract, from which corner
the West corner of Lot 3, Block 1, Stony Brook Subdivision,
a map of which is recorded in Volume 52, Page 30, of said
Map Records, bears North 28°56'50" East 30.00 feet;

THENCE North 61°02'40" West, along the Southwest boundary
line of Lots 23, 22, 21, and 20, a distance of 1630.13 feet
for the West corner of this tract;
THENCE North 28°57'20" East 880.00 feet for the North corner
of this tract;
THENCE South 61°02'40" East 1630.00 feet for the East corner
of this tract;
THENCE South 28°56'50" West, at 440.00 feet pass the North
corner of said Lot 3, Block 1, Stony Brook Subdivision, at
850.00 feet pass the West corner of said Lot 3, Block 1, in
all a distance of 880.00 feet for the POINT OF BEGINNING.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be, and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved of the 27th day of August, 1937, as amended from time
to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring suspension
of the Charter rule as to consideration and voting upon ordinances or
resoliiions at three regular meetings so that this ordinance is passeded shall
take elect up first rejng as an emergency measure this the 2S day of

For the reasons set forth in the emergency clause of the foregoing ordinance
or resolution, an emergency exists requiring suspension of the Charter rule
as to consideration and voting upon ordinances or resolutions at three
regular meetings; I/we, therefore, request that you suspend said Charter rule
and pass this ordinance or resolution finally on the date it is introduced,
or at the present meeting of the City Council.
