AMENDING THE ZONING ORDINANCE UPON APPLICATION OF DANIEL
CHAVANA BY CHANGING THE ZONING MAP IN REFERENCE TO A PORTION
OF LOTS 37, 38, 39, AND 40, BLOCK 9, STEELE'S ADDITION, FROM
"R -1B" ONE -FAMILY DWELLING DISTRICT TO "R -1C" ONE -FAMILY
DWELLING DISTRICT; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its
reports and recommendations concerning the application of Daniel Chavana for
amendment to the zoning map of the City of Corpus Christi.
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on Tuesday, February 17, 1987, at regular
Council meeting of the City Council in the Council Chamber at City Hall in the
City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendment would best
serve public health, necessity and convenience and the general welfare of the
City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on a portion out of Lots 37, 38, 39, and
40, Block 9, Steele's Addition, in the City of Corpus Christi, Nueces County,
Texas, and further described by metes and bounds below, be changed from "R -1B"
One -family Dwelling District to "R -1C" One -family Dwelling District:

Volume 2, Page 49, Map Records, Nueces County, Texas, and
situated in the City of Corpus Christi.

BEGINNING at a 5/8 inch iron rod on the east boundary of
said Lot 40, distant northerly 115.00 feet from the
southeast corner thereof, for the northeast corner of this
tract;
THENCE, along said east boundary, S 01°30'00" E, 110.00 feet
to a 5/8 inch iron rod for the southeast corner of this
tract;

THENCE, westerly, parallel with and 5.00 feet
perpendicularly distant from the south boundary of Lots 37,
38, 39, and 40, S 88°30'00" W, 75.00 feet to a 5/8 inch iron
rod at the beginning of a tangential curve to the right;
THENCE, along said curve, of radius 20.00 feet through a
central angle of 90°00'00", 31.42 feet to a 5/8 inch iron
rod for the end of said curve;
THENCE, northerly, parallel with and 5.00 feet
perpendicularly distant from the west boundary of said
Lot 37, N 01°30'00" W, 90.00 feet to a 5/8 inch iron rod for
the northwest corner of this tract;
THENCE, N 88°30'00" E, 95.00 feet to the POINT OF BEGINNING.
CONTAINING 10,364 square feet, more or less.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1937, as amended from time
to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances
or resolutions at three regular meetings so that this ordinance is passed and
shall take effect upon first reading as an emergency measure this the P74.41 day

For the reasons set forth in the emergency clause of the foregoing ordinance
or resolution, an emergency exists requiring suspension of the Charter rule
as to consideration and voting upon ordinances or resolutions at three
regular meetings; I/we, therefore, request that you suspend said Charter rule
and pass this ordinance or resolution finally on the date it is introduced,
or at the present meeting of the City Council.
