AMENDING THE ZONING ORDINANCE UPON APPLICATION OF HENRY
TUCKER BY CHANGING THE ZONING MAP IN REFERENCE TO A PORTION
OF LOTS 12, 13, AND 14, SECTION 6, FLOUR BLUFF AND ENCINAL
FARM AND GARDEN TRACTS FROM "R -1B" ONE -FAMILY DWELLING
DISTRICT TO "A -1A" APARTMENT HOUSE DISTRICT ON TRACT 1, "AB"
PROFESSIONAL OFFICE DISTRICT ON TRACT 2, AND "B-1"
NEIGHBORHOOD BUSINESS DISTRICT ON TRACT 3; AND DECLARING AN
EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its
reports and recommendations concerning the application of Henry Tucker for
amendment to the zoning map of the City of Corpus Christi.
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on Tuesday, February 17, 1987, at Regular
Council meeting of the City Council in the Council Chamber at City Hall in the
City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendment would best
serve public health, necessity and convenience and the general welfare of the
City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on a portion of Lots 12, 13, and 14,
Section 6, Flour Bluff and Encinal Farm and Garden Tracts, in the City of Corpus
Christi, Nueces County, Texas, and further described by metes and bounds below,
be changed from "R -1B" One -family Dwelling District to "A -1A" Apartment House
District on Tract 1, "AB" Professional Office District on Tract 2, and "B-1"
Neighborhood Business District on Tract 3.

FIELDNOTES for a 15.06 acre tract of land out of Lots 12,
13, 14, Section 6, Flour Bluff and Encinal Farm and Garden
Tracts, a map of which is recorded in Volume A, Pages 41-43,
Map Records of Nueces County, Texas:
BEGINNING at the South corner of this tract from which
corner the West subdivision corner of Buckingham Estates
Unit 1 a map of which is recorded in Volume 48, Pages 37-39,
said Map Records bears South 28°56'10" West 380.00 feet;
thence South 61°02'00" East along the Northeast boundary
line of Yorktown Boulevard, 253.85 feet;

Southeast boundary line of an existing 130.00 feet wide
drainage right-of-way for the West corner of this tract;
THENCE North 28°54'40" East along said Southeast line of
drainage right-of-way 505.00 feet for the North corner of
this tract;
THENCE South 61002'00" East 1180.94 feet for the East corner
of this tract;
THENCE South 02°15'44" East 309.90 feet for a corner of this
tract;
THENCE South 28°56'10" West 240.00 feet to the POINT OF

Section 6, Flour Bluff and Encinal Farm and Garden Tracts, a
map of which is recorded in Volume A, Pages 41 thru 43, Map
Records of Nueces County, Texas:
BEGINNING at a point on the Northeast boundary line of
Yorktown Boulevard for the South corner of this tract from
which corner the West corner of Buckingham Estates Unit 1, a
map of which is recorded in Volume 48, Pages 37-39, said Map
Records bears South 61°02'00" East along said Northeast line
of Yorktown Boulevard, 995.31 feet;
THENCE North 61°02'00" West, along said Northeast line,
599.63 feet for the West corner of this tract;
THENCE North 28°54'40" East, along the Southeast boundary
line of an existing 130.00 feet wide drainage right-of-way,
380.00 feet for the North corner of this tract;
THENCE South 61°02'00" East 600.00 feet for the East corner
of this tract;
THENCE South 28°58'00" West 380.00 feet to the POINT OF
BEGINNING.

Yorktown Boulevard for the South corner of this tract from

along said Northeast line, 253.85 feet;
THENCE North 61°02'00" West 741.46 feet for the West corner
of this tract;
THENCE North 28°58'00" East 380.00 feet for the North corner
of this tract;
THENCE South 61°02'0D" East 741.25 feet for the East corner
of this tract;
THENCE South 28°56'10" West 380.00 feet to the POINT OF
BEGINNING.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1937, as amended from time
to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances
or resolutions at three regular meetings so that this ordinance is passed and
shall take effect upon first reading as an emergency measure this the /1 -FIN day

For the reasons set forth in the emergency clause of the foregoing ordinance
or resolution, an emergency exists requiring suspension of the Charter rule
as to consideration and voting upon ordinances or resolutions at three
regular meetings; I/we, therefore, request that you suspend said Charter rule
and pass this ordinance or resolution finally on the date it is introduced,
or at the present meeting of the City Council.
