AMENDING THE ZONING ORDINANCE UPON APPLICATION OF IVAN MAI
BY CHANGING THE ZONING MAP IN REFERENCE TO A PORTION OUT OF
LOT 2, SECTION 54, FLOUR BLUFF AND ENCINAL FARM AND GARDEN
TRACTS FROM "R -1B" ONE -FAMILY DWELLING DISTRICT TO "F -R"
FARM RURAL DISTRICT; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its
reports and recommendations concerning the application of Ivan Mai for amendment
to the zoning map of the City of Corpus Christi.
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on Tuesday, May 26, 1987, at regular
Council meeting of the City Council in the Council Chamber at City Hall in the
City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendment would best
serve public health, necessity and convenience and the general welfare of the
City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
, SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on a portion out of Lot 2, Section 54,
Flour Bluff and Encinal Farm and Garden Tracts in the City of Corpus Christi,
Nueces County, Texas, and further described by metes and bounds below, be
changed from "R -1B" One -family Dwelling District to "F -R" Farm Rural District:

A 9.430 acre, more or less, tract of land being out of
Lot 2, Section 54, Flour Bluff and Encinal Farm and Garden
Tracts, as shown by plat recorded in Volume A, Pages 41-43,
Map Records of Nueces County, Texas, and being described by
metes and bounds as follows:
BEGINNING at a point in the centerline of Don Patricio Road,
said point being in the common northeast boundary line 'of
said Lot 2, and the southwest boundary line of Lot 24,
Section 55, for the north corner and POINT OF BEGINNING of
this tract; from whence the common north corner of said
Section 54 and the west corner of said Section 55 bears
N. 61°00'00" W. 913.97 feet;
THENCE along said common northeast boundary line of said
Lot 2 and the south boundary line of said Lot 24,
S. 61°00'00" E. 396.58 feet to a point for the east corner
of this tract;

THENCE S. 28°58'46" W. 990.91 feet to a point for the south
corner of this tract;
THENCE N. 61°00'00" W. 423.58 feet to a point for the west
corner of this tract;
THENCE N. 29°00'00" E. 660.00 feet to a point in the
southwest boundary line of Flour Bluff Gardens Unit 2 as
shown by plat recorded in Volume 36, Page 112, Map Records,
Nueces County, Texas, for an exterior corner of this tract;
THENCE along said southwest boundary line of Flour Bluff
Gardens Unit 2, S. 61°00'00" E. 27.00 feet to a point being
the south corner of said Flour Bluff Gardens Unit 2 for an
interior corner of this tract;
THENCE along the southeast boundary line of said Flour Bluff
Gardens N. 29°00'00" E. 333.11 feet to the POINT OF
BEGINNING.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1937, as amended from time
to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances
or resolutions at three regular meetings so that this ordinance is passed and
shall take effect upon first read'ng as an emergency measure

For the reasons set forth in the emergency clause of the foregoing ordinance
or resolution, an emergency exists requiring suspension of the Charter rule
as to consideration and voting upon ordinances or resolutions at three
regular meetings; I/we, therefore, request that you suspend said Charter rule
and pass this ordinance or resolution finally on the date it is introduced,
or at the present meeting of the City Council.
