AMENDING THE ZONING ORDINANCE UPON APPLICATION OF CORPUS
CHRISTI BUSINESS ENTERPRISE CENTER, INC. BY GRANTING A
SPECIAL PERMIT ON A PORTION OF BLOCK B, SAXET COMMUNITY
CENTER IN ACCORDANCE WITH SITE PLAN ATTACHED; AND DECLARING
AN EMERGENCY.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, is amended by making the change hereinafter set out.
SECTION 2. That a Special Permit be granted on a portion of
Block B, Saxet Community Center, situated in the City of Corpus Christi,
Nueces County, Texas, described by metes and bounds as follows:
BEGINNING at a point on the Southwest boundary line of Up River
Road for the East corner of Lot A, Saxet Community Center, a map of
which is recorded in Volume 28, Page 61 of said Map Records, the North
corner of said Block B and the North corner of this tract;
THENCE South 58°09'40"East, with said Southwest boundary line of
Up River Road, 169.75 feet, more or less, for the upper East corner of
this tract;
THENCE 29°27'52"West 158.97 feet, more or less, for the lower
East corner of this tract;
THENCE North 60°32'08"West 50.50 feet, more or less, for an
inside corner of this tract;
THENCE South 29°27'52"West 69.00 feet, more or less, for the
South corner of this tract;
THENCE North 60°32'08"West 119.10 feet, more or less, to a point
on the common boundary line of said Lot A and Block B for the West
corner of this tract;
THENCE North 29°27'52"East, with said common boundary line,
235.00 feet, more or less to the POINT OF BEGINNING; situated in the
City of Corpus Christi, Nueces County, Texas.

such area is limited to the following 12 types of industrial uses and
conditions according to the site plan, a copy of which is attached hereto
and made a part hereof, marked Exhibit "A", and subject to all other
considerations of "B-4", General Business District:
Prohibiting outside storage and providing that such
uses do not create any danger to health and safety in
surrounding areas and do not create any offensive
noise, vibration, smoke, dust, odors, heat, or glare,
and create very little truck traffic:
1) Art needle work, hand weaving, and tapestries,
2) Books, hand binding and tooling,
3) Compounding of cosmetics and pharmaceutical
products,
4) Jewelry, manufacture from precious metals,
5) Laboratories, research experimental and testing,
6) Manufacture of clay, leather, metal and glass
products of a handicraft nature,
7) Manufacture of medical, dental, and drafting
instruments,
8) Manufacture of small electrical or electronic
apparatus, musical instruments, games, and toys,
9) Manufacture of small electrical or electronic,
10) Motion picture producing,
11) Radio and television broadcasting stations and
studios, but not including sending or receiving
towers, and
12) Generally, other office, laboratory, and manufac-
turing uses similar to those listed above on a
portion of Block B, Saxet Community Center.
In the event the Board of Adjustment grants any special exception
or variance to the Zoning Ordinance, applicable to the Special Permit
herein granted, other than the one specified in this Special Permit, said
Special Permit shall be void and of no force and effect whatsoever.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas, approved on the 27th day of August, 1937, as amended
from time to time, except as herein changed, shall remain in full force and
effect.
SECTION 5. That all ordinances or parts of ordinances in
conflict herewith are hereby expressly repealed.

SECTION 6. That upon written request of the Mayor or five
Council members, copy attached, to find and declare an emergency due to the
need for efficient administration of City affairs by granting the aforesaid
zoning change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon
ordinances at three regular meetings so that this ordinance is passed and
shall take effect upon first reading as an emergency measure this the /1
