AMENDING THE ZONING ORDINANCE UPON APPLICATION OF RIVER OAKS
MEDICAL ASSOCIATES BY CHANGING THE ZONING MAP IN REFERENCE
TO A PORTION OF LOT 2, SECTION 1, NUECES RIVER IRRIGATION
PARK FROM "F -R" FARM RURAL DISTRICT TO "B-4" GENERAL
BUSINESS DISTRICT; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its
reports and recommendations concerning the application of River Oaks Medical
Associates for amendment to the zoning map of the City of Corpus Christi.
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on Tuesday, October 13, 1987, at a meeting
of the City Council in the Council Chamber at City Hall in the City of Corpus
Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendment would best
serve public health, necessity and convenience and the general welfare of the
City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning

BEGINNING at a point on the South boundary of Farm Road 624 for the
Northwest corner of this tract from which corner the intersection of
said South boundary of Farm Road 624 and the centerline of River East
Drive bears North 84°09'00" West 39.38 feet.
THENCE South 84°09'00" East, with the South boundary of Farm Road 624,
parallel to the centerline thereof and 75.00 feet distant therefrom,
measured at right angles thereto, 242.34 feet to a 5/8 inch iron rod
found for the .Northeast corner of this tract;
THENCE South 10°00'00" West 595.00 feet to a 5/8 inch iron rod set for
the Southeast corner of this tract;

THENCE North 84°09'00" West 251.64 feet to a 5/8 inch iron rod set for
the Southwest corner of this tract;
THENCE North 10°00'00" East, parallel to the centerline of River East
Drive thereof and 30.00 feet distant therefrom, measured at right
angles thereto, 585.70 feet for the point of curvature of a circular
curve to the right whose radius point bears South 80°00'00" East 10.00
feet and which has a central angle of 85°51'00", a radius of 10.00
feet, a tangent distance of 9.30 feet and an arc length of 14.98 feet;
THENCE, along said curve to the right, 14.98 feet for the point of
tangency and POINT OF BEGINNING.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1937, as amended from time
to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances
at three regular meetings so that this ordinance is passed and shall take effect
upon first reading as an emergency measure this the day of

For the reasons set forth in the emergency clause of the foregoing ordinance
or resolution, an emergency exists requiring suspension of the Charter rule
as to consideration and voting upon ordinances or resolutions at three
regular meetings; I/we, therefore, request that you suspend said Charter rule
and pass this ordinance or resolution finally on the date it is introduced,
or at the present meeting of the City Council.
